8-lane roads to be built in SAS Nagar

THE GREATER Mohali Area Development Authority (GMADA) has decided to construct eight-lane roads around the Sector 62 area in S.A.S. Nagar.
GMADA chief administrator Vivek Pratap Singh said the project would be completed by March 31, 2009. "Such wide roads are not even there in Chandigarh," he said.

Road widening work would start form YPS School roundabout and culminate at Sohana village. The roads of Sectors 51-62 and 63 would also be widened. The horizontal road crossing Sectors 68, 69, 78, 79 till the SAS Nagar international airport would also be eight-laned, the chief administrator said.

Singh said the GMADA was planning to prepare regional and six mas ter plans under its jurisdiction .The services of Jurong Consultancy Pvt. Ltd, Singapore, have been engaged for the purpose. The exercise will facilitate GMADA for systematic and planned development of areas, preventing unauthorised and unregulated growth.

The Singapore company was also entrusted with the planning of the City Centre in Sector 62 Singh said a golf course in Sector 91 and 93 along Patiala ki Rao was also on the anvil. The process to acquire the land for the 293-acre course has already been initiated

Mullanpur Garibdas to get rich with realty

It is learnt that the cumbersome process of land acquisition is already under way. Leading the pack is DLF, which plans to set up a 1,000-acre township.

The company has acquired 400 acres of land for the first phase; acquisition for the second phase will begin shortly.

Similarly, another real estate big shot from Delhi, Omaxe, plans to set up a township and has acquired nearly 280 acres for the project.

Secretary of the Housing and Urban Development of Punjab, Arun Goyal, said, “It is difficult to talk more about it now. The first step is the submission of the master plan by Jurong International. Details shall be finalised only after that.”

The Greater Mohali Area Development Authority (GMADA) has signed an agreement with Jurong International to prepare the regional development plan and master plans of areas and towns situated in its jurisdiction. Sources said the Singapore-based company had already submitted a master plan, which was rejected by the Punjab government.

Now, CITCO mulls five-star hotel in Industrial Area

The Chandigarh Industrial and Tourism Development Corporation (CITCO) is set to open a new chapter in public-private partnership in the hospitality sector in the city.

The Chandigarh administration-controlled corporation is planning a five-star hotel on a prime three-acre plot on the Chandigarh-Ambala road in the Industrial Area here.

With the administration approving an alternative site for the shifting of CITCO's iron and steel store from the Industrial Area to Hallo Majra, CITCO seems to have set the ball rolling for the another five-star hotel in the city. Currently, CITCO-run Hotel Mountview is the only five-star hotel in the city.

Besides, the entry of the MNCs and big corporates in Chandigarh was another factor for the major hospitality players evincing keen interest in Chandigarh. The DLF is already constructing a five- star hotel in the IT Park while the Uppals are coming up with a five-star hotel in Sector 35 here.
Stage set for mega projects in Sarangpur

NIIFT to build state-of-art building at Mohali

Chandigarh's software exports to cross Rs 1000 crore by 2011

The export of software and IT services from the city is expected to grow to Rs. 1000 crore within next three years with the development of Rajiv Gandhi Chandigarh Technology Park (RGCTP).

"Since the development of RGCTP is going in full swing and all the major initiatives of the administration materializing in the coming years, the software exports from Chandigarh alone are expected to touch cross Rs 1000 crore by 2011," an official spokesman said here today.

Stating that the setting up of RGCTP has really pushed up the IT export from here, he said the software and IT exports from the city has risen to Rs. 400 crore in 2007-08 against just Rs. 56 crore of exports in 2004-05.

Moreover, city now commands whopping 59 per cent share in total software exports of Rs. 678 crore from Chandigarh, Mohali and Panchkula.

The allotment process of land in Phase I and II in RGCTP has been completed and keeping in view the demand for more IT space, the administration has already drawn out an ambitious plan for developing the Phase III of RGCTP which involves development of 270 acres, he said.

GMADA proposes 10 new roads

THE MASTER Plan of Greater Mohali Area Development (GMADA) has proposed around 10 new major roads connecting all the important cities with Major District Roads (MDRs). The first proposed road is GMADA Expressway which will link up Lalru, Banur, Kharar , and Mullanpur as well as the planned developments at Baddi. The proposed alignment runs close to Mullanpur, Kharar, S.A.S. Nagar, Banur and Lalru.
It will also offer an alternative route to the Kharar-Landran-Banur-Tepla road, which, at present, is the only route between the northern and southern parts of the area. The second proposed road is S.A.S. Nagar- Phagwara Expressway which is a spur off the proposed , GMADA Expressway near Kharar and runs in an east-west alignment to lead to Phagwara, which is 110 km away from Chandigarh. The plan states that the said expressway will offer a high speed, high capacity expressway link between the GMADA area and other cities and towns in Jalandhar district and other districts along its route.

The third proposed major arterial road, which is a westward extension of MDR from Mullanpur, which will link to the GMADA Expressway The said road will reduce the . journey from Chandigarh to northern Punjab and also to Himachal Pradesh and Jammu via the proposed GMADA expressway .

The fourth proposed northwest road extension from Chandigarh between Sector 25 and Sector 38 (Dakshin Marg) through Mullanpur to intersect MDR would provide a direct link between Chandigarh and Mullanpur.

The fifth proposed major arterial road forms a westward extension from Chandigarh between Sector 39 and Sector 56 intersects Sector 73, S.A.S. Nagar, at the GMADA Expressway . The interchange with the proposed GMADA Expressway is proposed to be away from the existing major intersection at Kharar.

The sixth proposed major arterial road runs in a north direction from Sector 73, S.A.S. Nagar, to Anandpur Sahib.

The seventh arterial road runs in a southeasterly direction from Sector 66-A, S.A.S. Nagar, linking to NH 64 and NH 22 for direct access to Dera Bassi.

The proposed road is further extended eastwards to MDR to connect to Haryana and will provide alternative route to NH 21 to reduce through traffic at Zirakpur. This new major ar terial road will also offer a more direct route connecting between the new towns and urbanised areas in the study area and enable S.A.S. Nagar eastbound traffic to bypass Chandigarh and Zirakpur west of S.A.S. Nagar.

The eighth proposed major arterial road will run in a generally south-easterly direction between proposed road seventh and major district road from S.A.S. Nagar to intersect NH 64, NH 22 and proposed road 10 before heading further eastwards into Haryana.

The road nine's linkage to NH 1 and the proposed GMADA Expressway will provide faster and direct access from many parts of Punjab to the airport proposed road 10, which will run generally southwards from Panchkula, Sector 20, to the cast of NH 22 around Zirakpur to the proposed GMADA Expressway and further southwards towards Delhi.

The proposed road 10 will bypass the major and congested Zirakpur intersection of NH 21, NH 22 and NH 64. The proposed road will serve the proposed industrial area planned at Dera Bassi and will provide a direct linkage for the freight traffic to the other areas and states.

Rs 17,396-crore Project To Make It Dream Township

Panchkula: Good news for those who have opted to settle in this city. If all goes well with governance with political parties tiding over differences, the city will have a new identity of a cosmopolitan township by 2025.
While Chandigarh and Mohali are yet to act, the district administration here has already forwarded the project to the Union government for approval. Prepared by Wapcos, an agency hired by the administration submitted the project last week. It was approved during the meeting of the heads of the departments concerned on Wednesday.
“The draft was given a final touch during the meeting of heads of the departments involved in the project held on Wednesday. We are hopeful of getting the approval by August,” Rajinder Kataria, deputy commissioner, said.
An elevated highway connecting Manimajra with Chandimandir road as a bypass to the national highway No. 21, three railway overbridges in Panchkula, Pinjore and Kalka and three underpasses and three Metro stations are few of the main highlights of the project prepared by the administration.
Planned for the projected population of over 10 lakh, besides infrastructure, special care has been taken for civic amenities like water and sewage plants, dams on rivers and check dams on seasonal nullahs passing through forest lands and illumination in city and urbanization of around 43 villages surrounding three sub-urban townships of Pinjore, Kalka and Barwala.
Initially, the project was conceived for Panchkula only, but following the advice of the state government the administration expanded the area of greater Panchkula by adding townships of Pinjore, Kalka, Barwala and Raipurrani under its jurisdiction.
“This is part of JNNURM, a project by the union government. Initially, the project comprised Panchkula urban estate only. Now, we have added Pinjore, Kalka, Barwala and Raippurani (Place with proposed NANO CITY)areas as well for a Greater Panchkula in its vertical as well horizontal growth. This would also attract MNCs and major players for investment and employment opportunities,” Kataria said.
While real estate agents and colonizers see the project as a significant step towards making this area as the only destination next for future investors, Gen Next terms the move as taking Panchkula ahead of Chandigarh and Mohali. “This project has made all retired persons realize that settling down here was a wise decision taken by them. Now, we will request the government that they must not forget the need-based changes required for the city and its old areas,” SK Nayyar, president of the Citizen Welfare Association said.

They are building a new terminal at chandigarh airport. The new mohali airport will be integrated with Chandigarh airport as this new site for Mohali airport is choosen just next to existing chandigarh airport on Punjab side.

Big realtors keen on Pinjore-Kalka complex

The demand for affordable housing in Chandigarh, is attracting several real estate developers to its peripheral areas for fresh investments. One such emerging real estate destination is the newly planned Pinjore-Kalka Urban Complex which is about 9-km from Panchkula, stretching along the Kalka-Shimla NH 22.

The complex has already attracted DLF, Amravati, Indian Real Estate Opportunity Fund, that are ready to develop residential projects. Besides, the already developed Amravati Enclave, DLF has proposed an integrated township-DLF Garden City-over 200 acres. .

The officials of the DLF group told FE, "We have acquired about 150 acres so far and once the process is complete construction will begin. We are waiting for the license from the Haryana government."

Realty developments are further getting a push in the area as the four-laning of Zirakpur-Shimla National Highway, is already in progress. The stretch will also include a bypass to the towns of Parwanoo, Kalka and Pinjore. Connectivity to this area will improve in the future once it is connected to Chandigarh through Metro Rail Transit System, being pushed by Chandigarh, Punjab as well as Haryana.

Brado launches two projects
