Only the Top notch Places in Pune will quote the Value around this range.

Can some Delhietes tell What is the value per Sq.ft in Delhi/Noida/Gurgaon ?

5000 sqft (and not 3000 sqft) for 6 cr... That sounds more plausible (altho' still on higher side for Thane)...

Remember, Aristo possession is prob 3-4 yrs down the road...

obviously devendra brother.

This price is even high for Thane standards and can be classified under luxary housing rather than say normal housing societies. Dont think they intended for it to be affordabel even for the Indian upper middle class. Its the first of its kind in Thane.

Edit: just realised wrong maths so changing.

60/5 works out to about about 12000. So that sounds about fair as it has to be between 12000-15000

I think you can see the floor plans on the lodha website. They have not given the total area when i last checked but have given it of the rooms etc. I guess need to check it out.Also will call them myself to get a third opinion tommorrow. My friend is an NRI who is returning back to Mumbai so they might have jacked up the price on hearing that.

If what my friend is telling me is right they are selling it on the basis of proximity to Viva city mall and Jupiter Hospital plus singhania school.

If this keeps up, soon NRIs will own more homes in MMR than Mumbaikars

MMR needs a viable rent policy. I think only 30% of New yorkers own their own homes. Mumbai to needs to develop a coherant rent policy.

Plus this is a one off. you can get houses for Rs4000psf in some parts of thane along the ghodbunder road area. This is ultra luxary

infact crossing it with another project in borivali the rate of 12000 seems about right.

126 acres of land to soon open up.

With Raymonds having reached a settlement to close down the plant, a whopping 126 acres (as opposed to earlier proposed 20 acres) will open up for development in the near future.

For eg., I'd be happy to see 1/2 dozen builder's come together to re-build or do a new project to reflect India's huge scale. This 1-off building nonsense is just not for Indian cities. Need scale.

Boss the location is not Thane, its in Dombivali, which has a small town mentality ingrained in it. Forget 75, 60 or 40 floors you will be hardpressed to even find a 15 Floor bldg there.Just one development of the Lodhas is taking place in the vicinity and the response they have got is not so good.

Did you see the development on one or all the proposed flyovers on GB road?

Would like to know from a Thaneite what is the progress on development work for Flyovers proposed (Under const?) at Hari Niwas Jn, Telephone Exchange Jn and at Meenatai Takharey Chowk?
