Aeon Co buka cawangan Jusco baru


BUKIT MERTAJAM: Aeon Co (M) Bhd (Aeon Co), pemilik rangkaian Pasar Raya Jusco, melabur RM40 juta dengan membuka sebuah lagi cawangan gedung beli-belah syarikat itu di Bandar Perda di sini.

Gedung itu yang dikenali sebagai Aeon Seberang Prai City, memulakan operasi sejak Ogos lalu di kawasan seluas 10 hektar. Premis itu adalah cawangan Jusco ke-19 di negara ini.

Selain Jusco yang berkeluasan 288,000 kaki persegi, bangunan itu juga menempatkan 168 unit kedai berkeluasan 1.6 juta kaki persegi dengan 3,000 tempat letak kereta.

Majlis perasmian disempurnakan Yang di-Pertua Negeri, Tun Abdul Rahman Abbas, kelmarin. Hadir sama, Toh Puan Majimor Shariff; Pengerusi Aoen Co, Datuk Abdullah Mohd Yusof dan Pengarah Urusan Aeon Co, Nagahisa Oyama.

Sempena majlis itu, Yayasan Jusco Malaysia turut menderma sebuah mesin dialisis berharga RM43,000 kepada Pusat Dialisis Province Wellesly Medifund.

Sementara itu, Abdullah berkata, pembukaan gedung berkenaan menandakan satu lagi pencapaian syarikat dalam usaha menambah cawangan di seluruh negara.

Katanya, ia selaras dengan hasrat syarikat yang ditubuhkan 24 tahun lalu untuk memajukan perkhidmatan peruncitan yang cekap dan serba moden kepada pengguna.

"Dengan adanya sebuah lagi cawangan Jusco, kami juga berharap mendapat peluang mengadakan program usaha sama dengan agensi kerajaan untuk membantu memasar dan mempromosi produk tempatan.

"Jusco juga memberi peluang kepada pengusaha tempatan mempamerkan produk pertanian," katanya.

Mengenai perancangan masa depan, Abdullah berkata, Aeon Co akan membuka tujuh lagi cawangan gedung beli belah dan pasar raya pada tahun depan walaupun pertumbuhan ekonomi negara dijangka perlahan.

Cawangan itu adalah dua pusat beli belah Jusco, masing-masing satu di Melaka dan Lembah Klang, manakala lima pasar raya MaxValu yang masih dalam proses mengenal pasti lokasi sesuai.

Ketika ini, syarikat itu memiliki 26 cawangan Jusco di seluruh negara merangkumi 21 gedung beli-belah dan lima pasar raya MaxValu yang beroperasi di sekitar Lembah Klang.

Mengenai kesan kemelesetan ekonomi terhadap syarikat itu, Abdullah menjangka Aeon Co turut menerima tempiasnya berikutan kuasa beli pengguna yang dijangka merosot.

"Operasi kami mungkin terjejas tetapi hanya memberi kesan yang minimum kerana barangan yang dijual bukan semuanya barang mewah tetapi mampu dimiliki," katanya.

Mengenai jumlah pemegang kad J-Card, Abdullah berkata, ketika ini ada lebih 800,000 ahli di seluruh negara, yang menjadi penyumbang utama kepada pertumbuhan jualan syarikat.

S'poreans still big spenders in M’sia despite slowdown


JOHOR BAHARU: Singaporeans, despite facing some tough economic conditions back home, are still the big spenders in Malaysia.

Figures gleaned from the 2008 Malaysia Mega Sale Carnival statistics showed that Singaporeans spent the most with a whopping RM64.7mil in credit card transactions.

Indonesians are next with RM42.9mil and that is why Tourism Malaysia is confident that the Malaysia Savings Sale 2008, which began on Nov 29 and ends on Jan 4, will enjoy the same success, if not better.

Speaking at the Johor launch of the Malaysia Saving Sales 2008 at the Plaza Pelangi on Friday night, Datuk Idros Mohd, the chief executive officer of Pempena Sdn Bhd, the Shopping Malaysia arm of the Tourism Ministry, said that Singapore was still the country's No 1 market.

"There is no denying that we depend a lot on Singaporeans as far as tourist arrival figures are concerned. In fact, last year we welcomed an estimated 10.5 million Singaporeans. "In a way, the Malaysia Savings Sale 2008 is targetted primarily at the Singapore market and Johor Baru being the closest to the republic is our main focus.

"People say that during these tough economic climate, shopping is the last thing on their minds. But I see it as a blessing in disguise for Malaysian retailers. "Times are tough and consumers are more careful with their money. That's why it's so attractive for Singaporeans to make their short hop-over to Johor Baharu to shop because of the favourable exchange rate," he said.

The opening of the new Customs and Immigration Complex scheduled for Tuesday also means that Singaporeans will enjoy a smoother drive into the city, Idros added.

The Malaysia Savings Sale 2008 was first launched by Tourism Minister Datuk Seri Azalina Othman Said at the Pavillion in Kuala Lumpur on Nov 29 and since then it had launches in Langkawi, Miri, Kota Kinabalu, Penang and now Johor Baru. - Bernama

Fila launches new collection at boutique

SINGER-SONGWRITER Rynn Lim confesses to being a fan of Fila, which he favours for the brand’s lightweight materials and comfortable designs – features he says are important in sportswear.

“My first purchase from Fila was a pair of sports shoes, which I needed then to play volleyball,” the Taiwan-based Malaysian artiste who swims, cycles and jogs to stay in shape, said.

Lim was the celebrity guest at the opening of the new Fila boutique at 1 Utama Shopping Centre.

“The unveiling of this store is in line with our new concept, which is synonymous with sports performance and sleek fashion,” said Global Sports (Malaysia) Sdn Bhd country manager San Tay, whose company is the licensee for the Fila brand.

“It is a representation of our mission to be an authentic performance sports brand inspired by the style, elegance and passion of our Italian heritage.

“Our new concept focuses on lifestyle and sports elements, and we want to let our consumers know about Fila’s Italian origins,” she said, adding that there are plans to revamp Fila’s existing stores to fit its new concept soon.

The 97-year-old brand has accompanied star athletes like Michael Schumacher, Boris Becker, Bjorn Borg, Monica Seles, Kim Clijsters and Svetlana Kuznetsova to the winners’ podium.

The boutique opening also showcased the launch of Fila’s Spring/ Summer 2009 collection, which comprised its Tennis, Fitness and Motorsports collection.

The Tennis and Motorsports collection includes matching accessories like caps, bags and wristbands.

Also featured were perennial favourites like classic polo shirts, graphic tees, and trendy footwear in a myriad of designs and colours.

“The design theme of this season’s products harks back to our Italian cultural roots in boldness and sexiness, but is given a contemporary touch,” said Tay.

“Besides product functionality and quality, we strive to bring out the unique style in these sporting activities.”

Shopping complex opening


SHOPPERS can look forward to shopping for Chinese New Year next month at a new Sunshine Farlim in Penang.

The hypermarket will be moving to its new two-storey 16,723 sq m premises on Jan 10.

Suiwah Corporation Bhd managing director Datuk Hwang Thean Long said shoppers could expect a new lifestyle and shopping environment at its new mall that would feature departmental and retail outlets with value-for-money brands.

“The response is very good and we have all the tenants we need to fill up the building.

“We are confident that we can main- tain our existing customers and maybe attract new ones too,” he said on Sunday at the official launching of Sunshine Square’s price reduction campaign in Ba-yan Baru.

The new RM20mil Sunshine Farlim complex is located near the old premises on Jalan Thean Teik.

Sunshine will be hiring 1,000 employees for the new complex.

Hwang said the old premises would be converted into a wet wholesale and retail market selling agricultural and aquacultural produce.

“The wet market is expected to open for business soon after the hypermarket moves out,” he said.

Rancang buka dua lagi pasar raya Jusco



AEON Co (M) Bhd (Aeon Co), pemilik rangkaian pasar raya Jusco, merancang membuka dua lagi pasar raya baru masing-masing satu di Melaka dan Lembah Klang tahun depan meskipun pertumbuhan ekonomi negara dijangka perlahan.

Syarikat itu ketika ini memiliki 26 cawangan Jusco di seluruh negara merangkumi 21 gedung beli-belah dan lima pasar raya MaxValu.

Pengerusi Aeon Co, Datuk Abdullah Mohd Yusof, berkata operasi syarikat dijangka menerima kesan berikutan tahap kuasa beli pengguna yang perlahan disebabkan faktor ekonomi semasa.

“Operasi kami mungkin terjejas tetapi mungkin kesan yang minima kerana produk atau barangan yang dijual di pasar raya Jusco bukannya semua barangan mewah tetapi mampu dimiliki,” katanya selepas majlis perasmian pusat beli-belah Aeon Seberang Prai City di Bandar Perda, Bukit Mertajam, Pulau Pinang, Sabtu lalu.

Toys 'R' Us Asia scales down plans

HONG KONG: Toys "R" Us Asia Ltd, a unit of Hong Kong-based Li & Fung Group, scaled back expansion plans for 2009 and has given up entering new markets because it expects demand for its products to drop further amid a global recession.

It plans to cut new-store openings to seven from as many as 30 and will shut six underperforming outlets, Toys "R" Us Asia CEO Pieter Schats said in an interview yesterday.

Same-store sales dropped by as much as eight per cent on year so far in December, its peak month.

Schats said sales at Toys "R" Us Asia's outlets in Hong Kong, Singapore and Kuala Lumpur have been "hit quite hard by the lack of tourism and business travel".

Christmas delights at the malls

AS Christmas draws nearer, more and more people are taking the opportunity to check out the festive decorations put up by the shopping malls.

Over at Jalan Bukit Bintang, The Sungei Wang Plaza has been transformed into a classic English garden with elaborate handcrafted iron gates at the entrance, complete with wrought iron fences and a replica of a traditional water fountain.


Knick-knacks: Browse through the stalls set up at the concourse area of the Great Eastern Mall for Christmas gift ideas.

After passing through the gate, visitors would stroll along a walkway with iron archways and Christmas trees and red poinsettias lined along the side.

At the concourse level, a stage has been set up with Christmas trees lighted up behind iron arches and bell decorations hanging from the six-storey ceiling.

From now until Dec 25, children can meet the cartoon character B-Daman in person at the meet-and-greet session.

At the Berjaya Times Squre in Jalan Imbi, green garlands and twinkling lights deck the grand pillars at the main foyer while a 12m tree awaits visitors at the main entrance.


Winter chill: Get a taste of a white Christmas with this snow covered trees at the Great Eastern Mall.

Many shoppers could be seen snapping pictures at the foot of the tree with Santa in his sledge and his reindeers mid-flight up the tree.

The concourse area housed kiosks with Christmas products and services.

Santa and Mrs Claus would meet shoppers in person at 1pm on Dec 20, 21, 24 and 25 and at 1pm and 6pm on Dec 19 to give away Christmas goodies.


Star attraction: Visitors throng the main entrance of Berjaya Times Square to snap pictures of the majestic Christmas tree.

Parents who are still unsure of what to get their kids who have been good this year can listen to their wishes during the Tell Santa session at 4pm on Dec 21, 24 and 25 at the lower ground floor.

The Hartamas Shopping Centre has a more traditional Christmas setting, with a single tree decorated with ornaments lighting up the entrance to the mall.

Garlands of tinsel hanging on the balconies create a warm festive ambiance for shoppers.

There was an Enchanted Christmas Village on the Plaza Floor where a variety of fashion apparel, accessories and gifts are displayed for sale.

In Jalan Ampang, the Great Eastern Mall plays host to a candy house and the shopping area is decorated according to the theme of a candy town.

The highlight of events at the mall would be a machine that would create snow for children – and adults – to play with between performances from 1pm to 5pm on weekends (Dec 20-21 and Dec 27-28).

Plenty of choice: There are a lot of Christmas decorations to choose from at Berjaya Times Square.

Fresh poinsettias line the side of the escalators and along the balconies while real fir trees decorated with white bows and blue lights are placed around the Starhill Gallery in Jalan Bukit Bintang.

“The fir trees would be replanted in Sentul Park and Cameron Highlands when we take down the Christmas decoration,” said Starhill Gallery events consultant Leslie Ong.

The mall was also adorned with long red curtains hanging from the balconies to resemble the Royal Albert Hall in London with carollers performing daily at 8pm and 9pm until Dec 25.

There is about a week more to Christmas so there is still chance to grab your cameras and bring along your family to view the creative efforts put up by the various shopping malls in town.

Still in foreign investors' shopping list

Regroup Associates says it continues to get enquiries to buy Malaysian shopping malls and has at least three foreign funds who are keen on retail centres in Malaysia

MALAYSIA'S shopping malls continue to be on the radar of foreign investors despite a global economic slowdown.

This is due to the fact that the Malaysian retail industry is mature, coupled with the likelihood of obtaining bargains during a slowdown, property consultants said.

"Retail centres are very good long-term investments. They provide the extra in terms of dynamism, the mall can be repositioned and (space) rejigged," Regroup Associates managing director Allan Soo said.

"Despite the onset of a worldwide recession and the pressure on funding, interest in retail centres is increasing," Soo told Business Times in an interview.

"We (Regroup) continue to get enquiries (to buy). We have at least three foreign funds who are keen on retail centres in Malaysia," he said, adding that funds start from RM100 million up to those with an unlimited budget.

Soo explained that during a recession, there are more sellers and less buyers.

"Therefore yield goes up as price comes down. Instead of the usual five per cent to seven per cent yield that one hopes to get from a purchase, buyers are now hoping for a nine per cent yield," he said.

Yield measures the return for a buyer. In this instance, it is income from the property relative to the value of the asset.

However, as fund raising becomes more difficult during an economic slowdown, some investors hold back their investment as they expect prices to come down further.
"Some funds are reviewing their strategy ... they are looking for the right time to purchase," he said.

He said that in 1998, foreign investors continued to be interested in Malaysia. There were "vulture funds" coming in to buy malls at huge bargains.

Real estate consultant Savills Rahim & Co's managing director Robert Ang feels that while interest in our malls will continue, Malaysia will face competition from other markets, especially those where prices have declined drastically.

"Yes, interest from foreign companies and foreign funds in our malls will continue ... (but) there are many other opportunities elsewhere in other countries too," Ang said.

He pointed out that at this point there are no "juicy malls" in prime locations available.

However, Soo contends that there is a lack of properties for sale in Southeast Asia, which means that Malaysia will remain attractive.

"In this region, there is not that much availability coming up. What is there available in Hong Kong and Singapore?" he asked.

"Compared to India and China, though these markets are growing, they are not as matured. Malaysia has three decades of retail development," Soo said.

But is it good to sell most of our retail centres to foreigners?

According to Soo, it creates value for the asset as it brings in foreign investment.

"These investors cannot take away the asset. They may resell to a Malaysian or to another foreigner, but they can't take the property away," he pointed out.

Ang agreed, saying that there are still developer-managed malls which are poorly run. "When funds come in, they offer a different kind of expertise which keeps the level of management high," he said.

Supply of shopping centre space to slow

THE supply of shopping centre space in the Klang Valley is expected to slow over the next three years as developers put projects on hold as it is now tougher to raise funds.

At the same time, some developers have stalled projects as a knee-jerk reaction due to fears of the slowing global economy while others are waiting for raw material prices to fall.

Regroup Associates has projected that in Klang Valley there may be only 1.47 million sq ft of net lettable area in 2009, down by 400,000 sq ft projected in the first half of the year.

In 2010, only half, or 2.16 million sq ft of net lettable area, will be ready as opposed to 2.63 million sq ft which was supposed to come on stream in 2010.

However, opportunities are still available even during an economic downturn, said Regroup Associates managing director Allan Soo.

"Developers should view things objectively and look for opportunities.

"Those who do so will see actual opportunities during a recession as retail demand can be created," Soo told Business Times.

According to Soo, there are still unserved communities and opportunities to create something new. He cited Cheras as an example where more malls can be developed and where funds are likely to come and buy these properties in the future.

Moreover, during difficult times, there is less competition in the markets and costs of construction are also lower.

One could do something that caters to trends of the future, Soo added.

"Consumers go for experience and a good time. This is called experiential retail. If developers continue to build yesterday's mall, it is bound to fail," he said.

Soo also pointed out that successful malls are not necessarily Grade A shopping malls.

"Success which is measured by traffic, rents and profits are even made by hypermarkets," he pointed out.
