KUANTAN: Hampir 15 tahun lalu, pusat beli belah Kompleks Makmur, di sini, berdiri megah menggamit penduduk di sekitar bandar ini 'mencuci mata' mengunjungi satu persatu lot kedai yang menawarkan pelbagai jenis barangan untuk dimiliki.

Daripada kedai cenderamata, barangan penjagaan diri, beg, kasut, perhiasan wanita dan kedai muzik hinggalah kafe siber menguasai ruang niaga di bangunan tiga tingkat bersebelahan kompleks terminal pengangkutan awam Terminal Makmur.

Entah di mana silapnya, memasuki era 2000, sebuah demi sebuah lot kedai ditutup kerana kekurangan pelanggan dan peniaga mengalami kerugian sehingga ke tahap tidak mampu membayar sewa kedai masing-masing.

Seorang pekerja pusat internet, Mohd Shahrin Azren Daud, 21, berkata pengunjung semakin berkurangan berikutan semakin banyak pusat internet dibuka di pusat bandar ini.

Katanya, pengunjung kini hanyalah di kalangan mereka yang kebetulan lalu ataupun orang ramai yang berkunjung ke terminal pengangkutan bas awam di sebelah bangunan itu.

''Peniaga juga berhadapan risiko kedai dipecah masuk dan ramai individu tidak bertanggungjawab menjadikan kawasan ini sebagai tempat pembuangan sampah dan melepaskan 'hajat' masing-masing sehingga mengeluarkan bau busuk, meloyakan dan hancing,'' katanya.

Peniaga kedai cenderamata dan pelbagai jenis beg yang hanya mahu dikenali sebagai Annie, 35, kesal dengan sikap pengurusan kompleks berkenaan yang bersikap 'lepas tangan' bagi menyelenggara kebersihan dan keselamatan di situ.

''Masa baru dibuka dulu, pihak pemaju ada menyediakan khidmat pengurusan bangunan termasuk mengendalikan sistem bekalan elektrik, air dan kutipan sampah,'' katanya yang masih bertahan berniaga di situ dengan kadar sewa RM400 sebulan.

Mohd Khairul Othman, 24, yang menjalankan perniagaan membaiki alat muzik dan studio 'jamming', berharap ada pihak tertentu menguruskan bangunan itu bagi mengelak kegiatan tidak bermoral berlaku di situ.

Katanya, kedainya sudah dua kali dipecah masuk oleh individu tidak bertanggungjawab dan kehilangan beberapa jenis alat muzik milik pelanggannya.

''Walaupun pelanggan semakin berkurangan, saya mampu bertahan kerana ada pelanggan tetap dan studio 'jamming' untuk terus dikunjungi,'' katanya yang menyewa kedai itu dengan kadar RM300 sebulan.

Seorang pengunjung, Mohd Rasul Abd Aziz, berkata beliau kerap berkunjung ke kedai di situ kerana pelbagai barangan dijual dengan harga berpatutan dan hampir menyamai harga di kedai lain.

"Saya berharap ada usaha untuk memulihkan kembali perniagaan di sini kerana ia bersebelahan dengan terminal pengangkutan awam," katanya.

Sementara itu, Pengerusi Jawatankuasa Persatuan Pemilik Kompleks Makmur, Jimmy Sin Seng Joo, berkata setakat ini seramai 40 daripada 71 pemilik kedai itu bersetuju untuk menjual lot kedai masing-masing manakala baki 31 pemiliknya masih gagal dihubungi.

"Ada beberapa pelabur tempatan berminat untuk membeli keseluruhan kompleks berkenaan tetapi kita tidak dapat membuat keputusan sehingga semua pemilik bersetuju menjualnya,” katanya.

Ikea sells Shah Alam warehouse for RM90m

The 560,000-sq-ft warehouse was sold to a Malaysian property fund as part of the Swedish company's plan to relocate its distribution network to China.

Swedish home furnishing giant Ikea has sold its warehouse in Shah Alam, Selangor, to a Malaysian property fund for about RM90 million.

The 560,000-sq-ft warehouse, which is located on a piece of land measuring 8.51ha, was sold as part of the furnishing company's plan to relocate its distribution network to China.

China is now the hub for Asia Pacific. Ikea moved out of Shah Alam about two months ago.

The sale of the warehouse, owned by Ikea Handel Sdn Bhd, in Section 26 Shah Alam, was handled by Jones Lang Wootton (JLW).

Sources told Business Times that the buyer is Pelaburan Hartanah Bumiputera Bhd (PHBB). JLW, however, declined to confirm this.

Ikea started operations at the premises in 1997. About five years ago, when business picked up it added an extension to the original building.

On advice from JLW, its exclusive marketing agent, the building was leased and only then sold, as this would make the property attractive to buyers. Executive director Rohan Padmanathan and vice-president Danial Gan of JLW were instrumental in sealing this deal.

The property was leased to IDS Logistics Servicer (Malaysia) Sdn Bhd for seven years with options to renew.

IDS Logistics is a member of the Integrated Distribution Services Group Ltd. The IDS group is in turn a member of the Li & Fung Group.

While Ikea's warehouse may have moved to China, Ikea's retail arm is expected to continue its investments in Malaysia.

In an interview with Business Times in April this year, Ikea Malaysia said it was scouting for suitable land in the densely populated Cheras and Ampang in Kuala Lumpur for a new store.

Ikea is keen to to have a 6ha site next to a highway, to provide both ample car park space and easy access. This is to have room for future expansion.

Industry experts estimate that a piece of land that size in that area, could cost Ikea as much as RM100 million.

Ikea has also confirmed the opening in Desa Tebrau Johor where it bought a piece of land for RM64 million.

The retailer first opened at the 1Utama shopping mall, but moved to its own site in Mutiara Damansara in 2003. It was reported that it had invested RM180 million in the store and land.

An additional RM120 million was pumped into the adjoining building of 45,000 sq ft where the Ikano Power Centre is set up.

Ikea is also keen on a store in Penang, after Johor and a second one in the Klang Valley.

Bonia to open 10 more boutiques

KUANTAN: Bonia Corp Bhd will open at least 10 more boutiques under its labels before the end of 2010, said group managing director Albert Chiang.

Chiang said five of the outlets would be in the Klang Valley, four in Malacca and one in Johor. “We have 26 boutiques nationwide under the brand name of Bonia, 19 under Carlo Rino and 14 under Sembonia.

“In addition, we have over 500 counters in various department stores throughout the country selling our brand products,” he said when met after opening the Bonia Family Day Sale at the East Coast Mall here recently.

He said Bonia’s turnover for the last financial year ended June was RM300mil compared with RM280mil the year before. “The market is huge and expanding and the Government is doing a good job in bringing in foreign visitors particularly from the Middle East.”

“So far, our sales are not affected much and we still managed to record single-digit growth (annually) for the past few years,” he said.

Chiang acceded that the company’s profit margin had dropped slightly due to greater discounts offered to its clients in selected states.

However, he said Bonia was confident of recording a higher profit margin and growth towards year-end.

In the east coast states, Bonia had six boutiques: four in Pahang and one each in Terengganu and Kelantan, he said.

He said the company’s brands had also penetrated markets in 13 countries including Singapore, Thailand, Japan, China, Taiwan, Saudi Arabia, Sweden and Syria.

Singaporeans flock to Larkin Hari Raya Bazaar


JOHOR BARU: The Hari Raya Bazaar at Larkin Central is a popular spot for festive shoppers, especially Singaporeans.

Many Singaporeans make the trip across the Causeway to the bazaar weeks before Hari Raya Aidilfitri. It offers a wide array of Hari Raya cookies and snacks.

Singaporean Mohd Ali Abd Manaf said that he brings his mother and other family members to the bazaar to buy cookies for Hari Raya.

“I will usually come to this bazaar about two weeks before Hari Raya as I don’t believe in last-minute shopping.

“I want to make sure the best cookies are still available,” he said, adding that his favourites include mini popia and pineapple tarts.


Spoilt for choice: Shoppers buying cookies at the Hari Raya Bazaar in Johor Baru yesterday.

Singaporean housewife Fauziah Mohd Sultan, 52, said that she has been shopping at the bazaar for 10 years and was glad that the quality of cookies had been maintained.

“I have yet to find another place that sells good quality cookies and snacks.

“Shopping here has become something of a tradition for my family,” she said, citing kuih makmur and bahulu as her favourites.

I'm so sad coz there is no modern shopping mall in Kedah. What happen? Why nobody interested to choose Kedah? We are 20 years behind Selangor, Johor, Sabah & Sarawak.

Nak bina shopping mall kena tengok strategi market di tempat nak ada untungan untuk melaburan tak...kalau tak, itu tak perlu! lagipun kena tengok purchase power di Kedah ada setakat mana...Kehibatan untuk sedia untuk brandname itu nak rugi atau untung... itu penting

Nak bina shopping mall yang modern tu...siapa pun boleh buat!
Bayangkan..kalau Di AS... Terbina modern shopping mall yang harga GDV termahal sekali di Kedah tapi tak ada org datang sebab harga brandname itu mahal..yang datangnya untuk melepak makanan dan org suka beli-belah barang murah..apa nak jadi!?!

sebab itu di Ipoh, tak banyak shopping mall baru. penduduknya rata-rata dah banyak yang tua dan tak suka bershopping yang grand/mahal. dan sebab itu jugak banyak TESCO di Perak, peneraju harga rendah.

“We have invested RM500,000 for the Senai lounge and see good prospects as Senai-Kulai is located within the Iskandar Malaysia growth corridor,’’ said chief financial officer Clarence Chiu.

Visa: Malaysians big buyers of duty-free items in Asia Pacific

MALAYSIAN travellers have emerged as the fourth biggest spenders of duty-free items in Asia Pacific, according to credit card issuer Visa.

The Visa Travel Smart Survey had assessed 2,226 travellers in Asia Pacific on their spending habits and found that the Koreans and Chinese spent the most on duty-free items on their last trip, forking out an average of US$358 and US$333 (RM1,253 and RM1,165.50) respectively.

This was US$100 (RM350) more than the regional average.

Malaysian travellers were fourth in the duty-free shopping list, devoting US$195 (RM682.50), behind Hong Kong spenders at US$224 (RM784).

Visa country manager for Malaysia Stuart Tomlinson said 43 per cent of the survey respondents shopped at a duty-free store at airports in their last overseas trip.

"Duty-free shopping offers great savings on international brands and products that are exclusive to duty-free shoppers," he said in a statement yesterday.

The survey also revealed that tourists picked an average tab of US$219 (RM766.50), far more than the US$179 (RM626.50) by business travellers.

Tomlinson attributed this to tourists having the tendency to shop last-minute at airports, while seasoned business travellers head for downtown duty-free shops.

The survey also found that travelling young adults are more likely to buy duty-free items than elderly folks. Almost half of those aged 18 to 29 said they prefer to shop for duty-free items on their last trip.

Gedung karpet terbesar Melaka

MELAKA 16 Sept. - Melaka bakal mempunyai sebuah gedung permaidani terbesar tidak lama lagi sekali gus menjadikannya produk pelancongan terbaru di negeri ini.

Ketua Menteri, Datuk Seri Mohd. Ali Rustam berkata, gedung tersebut akan dibina sebuah syarikat permaidani terbesar negara, Premier Weavers Sdn. Bhd. dalam tempoh terdekat.

Menurut beliau, gedung berkeluasan 3,716 meter persegi itu akan menawarkan pelbagai jenis permaidani bermutu tinggi hasil buatan tempatan.

"Ia akan menjadi produk pelancongan terbaru di Melaka lebih-lebih lagi ia menawarkan pelbagai jenis permaidani buatan tempatan," katanya kepada pemberita selepas merasmikan Matahari Carpets di Kota Fesyen, Pusat Dagangan Antarabangsa Melaka (MITC) di sini baru-baru ini.

Kota Fesyen yang dibina dengan kos RM52 juta mula dibina pada Ogos 2007 sebelum mula beroperasi 26 Januari lalu.

Ia mengandungi 173 unit kedai dua tingkat di kawasan berkeluasan 4.16 hektar dan menjadi mercu tanda perdagangan baru di negeri ini.

Daripada jumlah itu, sebanyak 26 lot rumah kedai di situ akan menjual barangan daripada Satu Daerah Satu Industri (SDSI).

Mohd. Ali pada masa sama berharap, pembukaan Matahari Carpets akan membantu merancakkan lagi perniagaan di Kota Fesyen sekali gus menarik lebih ramai pelancong dalam dan luar negara ke negeri ini.

"Saya harap, perniagaan di negeri ini terus berkembang pesat selaras hasrat kita untuk mengembalikan zaman kegemilangan Melaka.

"Rakyat di negeri ini pula perlu mengambil peluang yang ada untuk berniaga di sini bagi menambah pendapatan mereka," katanya.

Sehubungan itu, Mohd. Ali berharap, baki kira-kira 100 lot perniagaan yang masih kosong di Kota Fesyen dapat dipenuhi oleh para peniaga menjelang hujung tahun ini.
