Published: 2008/07/03

The investment is for opening Jusco stores in Penang, Johor and the Klang Valley

AEON Co (M) Bhd, operator of the Jusco supermarket and department store chain, aims to open 10 stores in two years, including three within the next 12 months.

Managing director Nagahisa Oyama said today the group planned to invest RM250 million over the next 12 months in new stores at Seberang Prai in Penang, Johor Baru in Johor and Ampang in the Klang Valley.

AEON now has 18 stores and five supermarkets nationwide, he said after a signing ceremony between AEON and Telekom Malaysia Bhd (TM) for the
“AEON Careline” hotline service.

Oyama said the new hotline service would be managed by VADS Bhd, a subsidiary of TM which focused on managed information and communications technology (ICT) services.

“Under the agreement, TM will be the telecommunications infrastructure provider while VADS will provide its contact centre expertise in building and managing the careline service,” he said.

Oyama said AEON had invested RM2.3 million in the new contact centre.

“With the rapid expansion of our stores and shopping centres, we expect to see an increase in the number of enquiries from our customers with regard to our sales information, promotion, product usage and warranty as well as other matters of concern to them,” he said.

I-Berhad seeks foreign investors for mall project
By Vasantha Ganesan Published: 2008/07/09

I-BERHAD (I-Bhd) is in talks with several foreign institutional investors to set up a joint venture to develop the shopping complex component of the i-City project's second phase in Shah Alam, Selangor.

I-Bhd hopes to set up a 70:30 joint venture (JV), with the foreign institution holding the majority, to build an international class shopping complex which has an estimated gross development value (GDV) of RM500 million.

"We will set up a JV and sell the land to the JV partner. We will then develop it together and let our partner manage the shopping complex," I-Bhd deputy chief executive officer Lim Boon Siong said.

"We are looking at shopping centre partners who have the expertise in managing shopping centres for this joint venture," he said.

Lim, in a recent press conference in Sydney, Australia, said that I-Bhd could make an announcement on the development in the third quarter of 2008.

"The mall will have one million square feet gross lettable area which is comparable to the Mid Valley Mega Mall in Kuala Lumpur," he said.

i-City, Lim said, is creating an entire new community which is IT advanced and is a lifestyle hub. As such, a mall which services this community is required.

To be ready in 2011, the mall will cater to about 30,000 office population within the i-City township and 50,000 when the entire project is completed in 2012.

I-Bhd believes that the mall will be successful as there is no such shopping destination between Shah Alam and Klang. The catchment for the mall, based on a 15 km radius, is estimated to be around 1.5 million.

On the corporate towers within i-City, which are now at the planning stage, Lim said the company has received enquiries from institutional investors from Korea, the Middle East and Singapore.

"They are interested in buying either one tower or to manage it as a business park," he said.

Residents pine for Jaya super market
Sheila Sri Priya

Jaya Supermarket was once popular with Petaling Jaya folk.

PETALING JAYA: Residents of Section 14A, Petaling Jaya, want the the once-popular Jaya Supermarket to be redeveloped as soon as possible.

Section 14A Neigbourhood Watch chairman Tee Kee Tian said the residents hope the redevelopment can start soon because of the loss of convenience to them.

"We used to do all our shopping there, but now we have to travel to Kelana Jaya or Mid Valley," he said.

He said the developer CIMB has sent representatives to photograph the houses surrounding the redevelopment area.

"The good news is that house owners affected by the redevelopment project will be compensated accordingly should any problems arise in the course of the redevelopment."

US band wows the crowd

WEARING their air force uniforms on stage, the United States Air Force Band of the Pacific rocked the house at 1 Utama Shopping Centre last Saturday.

Shoppers passing-by did not expect that a band will be playing in the mall and stood there tapping their feet and clapping away as the band played mainly rock & roll music and US top 40 charts.

Entertaining: The band playing for the crowd at the 1 Utama Shopping Centre.

However, after the performance, the band then surprised the crowd by singing a local song Rasa Sayang, which received loud applause.

The six-member band known as Top Cover, from Alaska, arrived in Kuala Lumpur last week and this was the only public performance.

Two vocalists – Master Sergeant John Teamer and Staff Sergeant Alyson Jones – kept the crowd well entertained.

US embassy cultural affairs public diplomacy officer Cody C. Taylor said the band was here to strengthen ties between the two countries.

Good: Jones (right) and Teamer (second from right) crooning away.

“They had performed at Taylor's College and at orphanges during their visit to Kuala Lumpur.

“The band was happy to be here especially with the warm welcome from Malaysians. They also loved Malaysian food and are trying all types of food,'' she added.

Taylor added that the band was established in 1942.

Asian shopping mall operators meet to tackle issues
By Zaidi Isham Ismail Published: 2008/07/17

ASIA'S shopping complex operators will meet on October 29 to discuss current and future shopping trends and find ways on how to tackle the various challenges.

Malaysian Association for Shopping and Highrise Complex Management president Joyce Yap said among issues facing mall operators include rising inflation, dwindling tourist arrivals, rising costs, poor sales, staff-pinching and intense competition among Asia's shopping complex operators.

"Malaysia's 200,000 shopping tenants, for example, are not sure about the impact of the recent political uncertainty which could lead to a drop in tourist arrivals and shopping activities.

"We will get a clearer picture once the Mega Sales, which started on July 5 ends on September 5," Yap told Business Times in Kuala Lumpur yesterday after a preview of the upcoming conference.

Organised by the Council of Asian Shopping Centres, the three-day conference, which will be held at One World Hotel, Petaling Jaya, will be launched by Tourism Deputy Minister Datuk Seri Sulaiman Abdul Rahman.

Council members include the shopping centre associations of Malaysia, Singapore, Indonesia, Hong Kong, China and the Philippines.

During the conference, working papers will also be delivered by speakers like Limkokwing University of Creative Technology founder Tan Sri Dr Lim Kok Wing, AirAsia group chief executive Datuk Seri Tony Fernandes and Metro Kajang Group managing director Datuk Eddy Chen.

Shopping mall in full bloom
By THO XIN YI

TENS of thousands of colourful blooms added colour to the ground floor of Sunway Pyramid, turning it into an attractive garden.

The display, set up in conjunction with the Malaysia Flora Fest 2008, was dubbed the Malaysian Garden of Eve.

Its concept revolves around the theme of Harmony in Bloom and it uses cultural musical instruments as the focal depiction to portray the harmony of Malaysia's multi-cultural population.

For decoration only: The musical instruments made of flowers.

Among the instruments showcased were the Rebana Ubi, Er Hu and the Sitar, along with the various musical notes.

The 25,000 stalks of local flora used in arranging the garden included chrysanthemum, orchid, lily, rose, hydrangeas and even vegetables.

Tourism Malaysia deputy director-general Datuk Razali Mohd Daud, who launched the ceremony, applauded Sunway Pyramid's efforts in bringing the beauty of nature to the urban folks.

“Our country is lucky to be endowed with flora of various kinds and species. We have more than 8,000 species of flowers and we also have more than 13,000 species of plants and trees.

Eye-catching: The Malaysian Garden of Eve at Sunway Pyramid.

“This flora is complemented by beautiful waterfalls and picturesque rivers and streams. Valleys and mountains enhance the sheer beauty of this scenery,” he said.

Sunway Pyramid senior general manager H. C. Chan said the shopping mall was enthusiastic in showing their support to the Malaysia Flora Fest 2008 to entice tourists to learn more about Malaysia's natural landscape.

“We hope that in the coming weeks, our foreign guests will be able to witness the spectacular beauty of nature's work of art as well as appreciate the diversity of our traditional musical instruments,” he said.

The display will remain until July 26.

Orifocus to open two new FOS outlets
By ZAZALI MUSA

JOHOR BARU: Orifocus Sdn Bhd will be opening new FOS outlets at One Borneo Mall in Kota Kinabalu and 1 Utama in Petaling Jaya this month.

Management information system manager Michele Yeo Tsin Tse said the new outlets would bring the total to 38.

“We are planning to open two more outlets in the last quarter in the Klang Valley,” she said at the opening of its 36th outlet at City Square Johor Baru – its second outlet at the shopping mall - recently.

The company was also planning to open another outlet in Johor Baru at a new shopping complex in Nusajaya, she said, adding that Nusajaya was chosen as it was the new growth area within Iskandar Malaysia and for its close proximity to Singapore.

Yeo said Orifocus would only open outlets at shopping malls and not in townships as traffic was much higher at the malls.

“Customers are becoming more price-sensitive now and will only go for goods that are of value for their money,” she said, adding that FOS catered to the needs of all customers with clothing lines for women, men and children, and the products were of quality and reasonably priced.

She said the company would be launching its loyalty programme soon to reward regular customers.

BLand sells KL Plaza to Pavillion for RM471m
By Sharen Kaur

Half the proceeds will be used to fund projects in China and Vietnam, and the rest to repay some RM192 million in debt, says BLand executive director

PROPERTY developer Berjaya Land Bhd (BLand) is selling KL Plaza, a prime property in Bukit Bintang, Kuala Lumpur, to the Pavillion Group for RM470.6 million.

The firm, controlled by tycoon Tan Sri Vincent Tan Chee Yioun, will use the money to settle loans and expand overseas.

Half of the money will be used to fund projects in China and Vietnam, where it already has ongoing mixed development projects worth over US$4 billion (RM14 billion), BLand executive director Datuk Robert Yong Kuen Loke said.

The rest will be used to repay some RM192 million of debt.

"We are positioning ourselves for future investments and may sell other assets if a right offer comes but we are not under any selling pressure now to dispose of more properties," Yong said.

Yong was speaking to reporters after the sale and purchase agreement signing ceremony in Kuala Lumpur yesterday.

"KL Plaza generates recurring income but we felt the price was right to exit now, and reuse the funds to invest in other projects," Yong said.

BLand is selling KL Plaza, comprising a 10-storey office tower and F&B block, a five-storey shopping podium, and 59 units of furnished apartments.

The firm's subsidiaries, Noble Circle Sdn Bhd and Sinar Merdu Sdn Bhd, bought the commercial properties and residential units in 1989 and 1991 respectively for RM170 million.

BLand will realise some RM260 million in valuation surpluses from the sale.

Yong said BLand will keep its stake in Berjaya Sports Toto Bhd and also its shopping mall in Kuantan for rental income.

He added that Berjaya Corp Bhd still has more than 12,150ha of land in Malaysia.

BLand expects revenue for its property division to grow by 10 per cent to 15 per cent with overseas projects contributing substantially.

KUALA LUMPUR: The latest edition of Malaysian Mega Sale Carnival was recently launched at the city's fashion hub, Pavilion Kuala Lumpur. As part of the celebration, the streets near Bukit Bintang were pulsating with music, live performances and lights.

Coinciding with the launch of the shopping centre's "Sale and The City" promotion, the event was opened by the secretary general of the Tourism Ministry, Datuk Dr. Ong Hong Peng.

The event began at Pavilion's forecourt, where Ong unveiled three dramatically-dressed human statuettes from a giant shopping bag, each representing the three aspects of this year's tourism theme of "Shop, Eat and Rejuvenate."

Later, Ong officially launched the "Sale and The City" promotion, one of the highlights of the carnival, by spinning the wheel on the shopping centre's "Spin the Wheel" board. As part of the kick-off to the promotion, shops at Pavilion kept their doors open until 11.30pm.

"'Sale and The City' is set to excite both the novice and seasoned shopper as both will be able to indulge in a host of different experiences and enjoy the very best in shopping, dining and rejuvenattion while enjoying astounding discounts and special offers," said general manager of marketing for Pavilion KL, Kung Suan Ai.
