New 1Segamat mall attracts 45,000 patrons a month

KUALA LUMPUR (May 11): EcoFirst Consolidated Bhd saw some 45,000 visitors a month at its retail mall 1Segamat in Segamat, Johor in the three months after its soft opening.

Calling it the first modern shopping mall in town, EcoFirst group CEO and executive director Datuk Tiong Kwing Hee said the company had anticipated about 35,000 visitors a month, but the number of visitors since it opened exceeded expectations.

"We were targeting 35,000 visitors a month, but over the last three months, we have seen about 10,000 more visitors than we expected. When the shopping complex officially opens in July, we expect it to grow to 50,000 per month," said Tiong.

One of the mall's main attractions is the eight-hall cineplex. Operated by Lotus Five Star, it cost RM6.5 million and began operations in December. It drew 50,000 patrons in the first week alone.

Located on Jalan Stesen, the mall comprises a 2-storey car park and three retail floors with a gross floor area of 450,000 sq ft and a net lettable area of 280,000 sq ft. The development is linked to the Segamat bus station and taxi terminal.

Currently, 80% of the retail space has been leased. However, the mall's anchor tenant, UO Superstore, will only begin operations on June 1.

Tiong believes the mall will bring greater vibrancy to the area and enhance its real estate value. "There will definitely be a push in economic activity in the area. We have to remember that the construction of the mall stalled for almost nine years and the area at one point was underdeveloped," he said, recalling the challenging time during the Asian financial crisis.

Work on the 1Segamat project had to be stopped midway due to a lack of funds during the financial crisis. It was only in recent years that work resumed and the mall was completed last year.

"We expect values of developments in the area to go up. The values of the surrounding land have improved due to the crowd that comes here," Tiong said.

On a site next to the mall, Ecofirst is completing seven units of shops. "It was initially earmarked for a hotel, but we decided to build shops instead," Tiong said.

The 3- and 4-storey shop units have built-ups ranging from 4,666 sq ft to 20,165 sq ft. The corner lots are priced at RM3.2 million, while the intermediate lots are going for RM800,000. Tiong will be converting the first two lots into a budget hotel that will be owned and managed by Meda Inc Bhd, a sister company, while the other five lots will be sold en bloc to an eager buyer. The shops will be completed next month while the official launch of 1Segamat mall will be on July 7.

Formerly known as Kumpulan Emas Bhd and established in 1973, EcoFirst is a diversified group with businesses in property development, construction, agriculture, network marketing and mineral resources. Its developments include The Academia at South City Plaza in Seri Kembangan, Selangor, and Taipan Commercial Centre in Ipoh.

SHOPPING DEAL: Singapore’s Capita-Malls Asia and Malaysian conglomerate Sime Darby have inked a deal to jointly develop a shopping mall in Taman Melawati in what is described as the “last sizeable plot of commercial land in the Melawati township“. The freehold site has an area of about 242,000 sq ft and when completed in 2016, the mall would have a total net lettable area of about 635,000 sq ft serving a catchment population of about 800,000 people.

This development will be Capita-Malls Asia’s sixth mall in Malaysia. The developer currently owns Queensbay Mall in Penang and — through its stake in CapitaMalls Malaysia Trust — owns Gurney Plaza in Penang, The Mines in Selangor, East Coast Mall in Kuantan and a majority stake in Sungei Wang Plaza in Kuala Lumpur.

The deal is testimony of the vibrant retail market in Malaysia despite slower Gross Domestic Product growth projection for this year. According to Savills‘ recent report on Asia-Pacific‘s property investment market for Q1 2012, several Malaysian commercial real estate investors are now focusing on the retail sector.

Savills had last year forecast “major shopping centre transactions“ from April to June this year. More local money is also being poured into the hospitality sector due to the strength of the tourism sector which saw almost 25 million tourist arrivals last year with receipts close to RM60 billion.

KUALA LUMPUR (July 10, 2012): Malaysia Land Properties Sdn Bhd (Mayland) wants to further expand its business in the shopping mall and hospitality sectors, and is eyeing two malls, said its retail general manager Michael Chee.

"We are open to both redevelopment of malls and developing new malls but it is more likely to happen next year because this year we have our hands full with Cheras Sentral," he said.

Speaking to reporters at the signing of seven anchor tenants for Cheras Sentral (formerly Plaza Phoenix) yesterday, he said the company is in talks to acquire two shopping malls and is also on the lookout for hotels.

Mayland secured TGV Cinemas, Jaya Grocer, Celebrity Fitness, CYC World Mega Leisure World, Moon Palace Chinese Restaurant, K-Box Karaoke and Dynamic Trial Sdn Bhd as the anchor tenants for Cheras Sentral.

Mayland acquired over 85% of the retail space, land and parking facilities in 2009 and has invested over RM125 million to date to redevelop the mall.

Chee said the mall is expected to be completed by the fourth quarter this year with current average rental rates of RM5 to RM6 psf. Targeted at Gen-Y consumers, the mall has been rebranded as a neighbourhood mall offering mid- to high-end brands.

He said the mall has about 500,000 sq ft of net lettable area, and would benefit from the proposed MRT station nearby.

Chee said it is also developing an entrepreneur programme to encourage and support local retailers instead of having the same shops and brands in every shopping mall.

He said the mechanics of the programme are still being worked out but will include benefits such as free rental for local entrepreneurs and small-medium enterprise owners.

"We have already developed a portion of the mall for 10 outlets, to set up mom-and-pop shops," he added.

Bieber and Gomez were given a VVIP treatment at the Mandarin Oriental Hotel upon arrival at 10.30pm, which included being whisked away by big, burly bodyguards into a private lift at the basement carpark to dodge his lurking fans.

Two disappointed fans, Nurfatihah, 13 and Amira Ferina, 14, who camped at the Mandarin Oriental with their supportive parents, said they got wind of Bieber's arrival by following MTV Asia's official site religiously.

"But they flashed a decoy, saying Justin will be staying at the KL Hilton," said the upset sisters, who are from Petaling Jaya.

During his whirlwind trip to KL, Bieber and his lady love will be given a private tour around KLCC. The 18-year-old singer will be the opening act at the MTV World Stage.

KUALA LUMPUR: What does a world-famous teenage pop idol do the day before a big concert? He goes shopping and laser tagging.

Canadian pop superstar Justin Bieber got fans all excited when he turned up unannounced at the Sunway Pyramid Shopping Complex in Subang Jaya, Selangor yesterday, with his girlfriend and fellow teen pop star Selena Gomez.

The 18-year-old star is here for the MTV World Stage Live in Malaysia 2012 concerttonight at the Sunway Lagoon Surf Beach in Subang Jaya.

Sunway Pyramid marketing communications manager Darren Chear, 38, said they had no idea the couple would be there until their entourage showed up at around 2pm.

“Justin did some window shopping, bought something at Quiksilver, and then went for a round of laser tag,” he said, adding that the couple shopped separately.

Quiksilver Sunway Pyramid supervisor Jonathan Kwang, 28, said Bieber bought a pair of board shorts, among other things, from the store.

“He came in, purchased what he wanted, and said bye.

“After that, it was business as usual for us,” he said.

Bieber was spotted at Sunway Pyramid with his friends.

Rumours about Bieber's whereabouts were all over Twitterverse, with some users posting photos of what appeared to be Bieber and Gomez shopping in Wangsa Walk Mall, and others tweeting that he was at KLCC and the Mandarin Oriental Hotel.

Marisa Soraya, 17, along with her sisters and cousin spent all of yesterday morning at the Mandarin Oriental, where Bieber was reported to be staying, hoping to catch a glimpse of the star.

“We have a room here tonight, and hopefully we'll get to see him at some point,” she said.
