India’s silicon city is growing taller. A planned 32-storey tower in Jalahalli, once completed, will surpass the 24-storey twin towers of Bearys Lakeside Habitat in Hebbal as the city’s tallest residential building.
The 344ft (105m)-tall structure is one of the three towers of the Aquila Heights project that will be launched April end by Tata Housing Development Co. Ltd on land earlier owned by state-owned watch and tractor maker HMT Ltd.
Designed by Singapore-based architects Ong and Ong Ltd, the Aquila Heights project is said to have retained 89% of the 6.3-acre project as open space. “The reason why we decided to go so tall is to make sure that we keep maximum ground space,” said a Tata Housing spokesperson from Mumbai. The project will be completed by 2010.

TATA Housing Development Company Limited, a fully owned subsidiary of TATA Sons Limited today announced its second and most prestigious residential project in the South Indian market with the launch of Aquila Heights- Bangalore’s tallest and most luxurious residential address. Brotin Banerjee, Managing Director, TATA Housing Development Company Limited, unveiled a sand sculpture replica of Aquila Heights created by Sudarsan Pattnaik, master sand sculpture world champion at the Garuda Mall today. The five feet tall sand sculpture crafted beautifully by Sudarsan took four days to complete and will be on public display for next seven days. 45 tonns of sand has been used for making the sand sculpture replica of Aquila Heights



Speaking on the launch of Aquila Heights, Brotin Banerjee, said, “On studying the market in Bangalore, we found that there was a need for a differentiated product which offers a lot more to its residents than the conventional residential complex, a product that is modern and conventional and yet unique in its offering. Aquila Heights offers its residents a lifelong vacation from the crowded, noisy city life without taking them away from it.”



Aquila Heights site consists of three towers – Atria (29 storied), Polaris (32 storied and Vega (29 storied), the tallest residential towers in Bangalore. The project designed by International architects has a contemporary theme where steel and glass dominate the elevation of the buildings. The entire project has only 11% ground coverage, leaving 89% of area as open. The property has dedicated traffic zones, wherein the vehicular traffic is restricted to a section of the development leaving rest free for pedestrians.



Aquila Heights offers host of amenities and activities giving the residents more than the conventional residential complex. The development will have two swimming pools – an outdoor infinity lap pool and indoor temperature controlled pool; 3 themed gardens over a conventional garden; 2 gyms – an indoor multi gym and an out door aqua gym. The apartments at Aquila Heights are designed to be modern open apartment with open kitchen and bedroom and large windows. The modern township also has Helipad in each tower. A helipad is mandatory as per National Building Code for all buildings above 60m (~20 floors).

Rent depends on several factors, location, builder, facilities etc..I feel as per today it could be minimum Rs.30K per month.

well if thats true then where is helipad on Imperial towers in bombay ? infact for a helipad to be on top of all buildings greater than 20 floors every building will have to have a flat top.

I have seen many design both proposed and under construction that don't have a flat top. Diamond tower o fGIFT for example.

It is the law. It is as per the Fire safety norms; meant for evacuation on emergency. I am not sure whether it is followed in all parts of India. Nor I now about Mumbai. Apart from NBC, each state has its own local rules like KBR (Kerala Building Rules) in Kerala.

I am a professional in the real estate industry for the last 7 years. I was working in Kerala where the law is much strict. There is a magic number too, most builders will opt for 21 floors (B+G+19) so that they can limit it within the magical number of 19 and 60m.

Now I am with Brigade group, Bangalore, here also the law is followed.

BTW it does not mean that the terrace need to be fully flat top. There could be designated landing points, that too in a much lower level than the pinnacle of the building. Example is the helipad at UB city.

Could you post an update (completion date etc) about the Orion Mall in the Bangalore's Upcoming Malls Thread.

Also, I read that Metropolis will also have a Mall. Any info about that?

Sure, will update about Orion Mall. Its been some time since I last visited the site. Will take the status photos too. It is expected to be operational by second quarter of next year.

Ya, there are plans for a Mall and Hotel in Metropolis too. Additional 4 acres have been recently acquired. It would be facing the Whitefiled Road, just opposite the office towers, SUMMIT I& II. It is under the design stage, I had seen the initial designs. Hotel would be on top of Mall. Multiplex will also be there.It would be a pretty big mall, above 5 lakhs sft.

Aquila Heights is a 'residential' 32 floor building, so it would not be more than 93m, if we take the standard floor height of 2.9m.Anyway a report says 105 m, even in that case it is much shorter than North Star.

North Star (G+30) is equivalent to a 44-45 floor residential building, with a height of 128 m.

Commercial buildings need to have larger floor plates compared with residential buildings. North Star might have looked more tall if it had lesser floor plate.
