Two new renders on BuzzBuzzHome:





These angles make this design more refined than the low-quality images we've seen so far. I'm glad the "spiky" crown is only a facade treatment, and that the roofline silhouette will be clean. And the art deco pattern on the South facade is genuinely lovely.

But even if it's been toned down I still find all that bronze pretty tacky. I particularly worry that it will clash with whatever glass they actually use. Ideally, the glass should be gray and translucent as depicted above, but if 50 West, 111 Murray and Madison Park Tower are any indication, we'll probably get blue and opaque -- which would look terrible.

Thoughts? Am I overreacting?

I really like it. I'm also curious how the cladding will turn out.

The 1,115-foot tower is being developed in a joint venture by Madison Equities, Chinese real estate firm Gemdale, and Italian real estate company, the Pizzarotti Group.

Plans to develop a building at 45 Broad Street have been in the works for nearly a decade now. A Robert de Niro-backed hotel was proposed here in 2008, but it never got off the ground. Five years later, there were rumors about a 53-story building designed by SLCE Architects. It wasn’t until late 2015 that the current plan materialized, after the development group purchased the site for $86 million.

CetraRuddy was roped in shortly after to design the supertall, and the first renderings for the project emerged in early 2016. Details on the makeup of the building have changed a little bit since then however. Plans originally called for 245 apartments spread out over 86 stories. By summer 2016, plans had been scaled back just a little bit with 150 apartments planned over 66 floors.

Now the apartment count has changed, again. At the groundbreaking event on Tuesday, the development team announced that the project would feature 206 condos that come in studio through three-bedroom variants (including penthouses). Prices will start at just under $1 million and go up to $6 million.

Floors one through eight in the 66-story building will feature offices geared towards millenials, according to Robert Gladstone, the CEO of Madison Equities. Apartments here will start at about 230 feet above ground, and go up to 990 feet. In addition, the building will be fitted with solar collectors on the south facade that will likely help power the office space.

Apart from that, the developers have also planned two new subway elevators to the Broad Street J/Z station, that will be publicly accessible, and are in large part the developer’s response to the lack of ADA accessibility on the city’s subway, Gladstone said at the groundbreaking. Once complete, the building will be tallest residential structure in Lower Manhattan.

I am happy that the cantivelars are gone , this makes the proposal look mature and fitting.I like the crown details and the vertical stripes but i have mixed feelings about those art deco details at the mechanical levels. A grey translucent glass would certainly be nice. All in all i like the change a lot and I am happy that the huge tackiness of the previous design is replaced with something more profesional.

So NYC has now

- 11 supertalls in the making

- it will have AT LEAST 19 supertalls by lets say 2021/22

- it COULD have up to 25-27 supertalls com/uc/prep/to by that time

This is insane!

This is so much better than the other design with the weird af cantilever. Now i'm truly interested in this project rather than worried as before .
Not too sure if i like the area and the impact on the skyline tho.
Can't believe the amount of supertalls going up in NYC atm, I'm so jealous of you give us at least one guys, we don't have a single one here in Spain .

Omg they dropped the bizarre fat pregnant belly and - while a bit tacky still - it actually looks pretty cool now. Glad they came to their senses and looking forward to construction now!

To state the obvious, this building's going to occupy a very prominent spot; I hope it turns out looking sweet! Judging by the full-downtown render, it may or may not draw focus away from 15 William. We'll see. .

After looking at the new render for a while, i came to the conclusion that this is certainly in the same league of designs as the Steinway Tower or 9 Dekalb. It looks iconic, it has the NY "neo art deco" touch to it, yet it appears futuristic and timeless too. The crown brings back memories of the details on the former trade centers crown and mechanical floors. Lit up it will add one more focal point to lower Manhattans skyline. The mix of bronze and grey looks absolutly nice. I can´t wait to see a full skyline render with that tower in it and of course this tower done in a few years. :-)

Wow wow! What an incredible design and what a location.. In the middle of lower manhattan. I love art deco style skyscrapers... And a supertall, just wow New York (!) When will construction start ?
