great arial shot. looks like Sorouh is doing alot better than the other master developers in Reem, seems more infrastructure work is done.

which brings the question, what the hell have Reem Investment been doing? -_-;
they launched about 10 projects and we havent seen any noticable progress so far

that's a bit unfair on Tamouh who have progressed their plots 1 and 3. the expanse of 'virgin' land on the right is their plot 4 proposed CBD

The Sorouh district dose appear ahead of all the other areas. But Tamouh is starting its roads/bridges and other infrastructure now. There will also be lots of activity in plot 3 (City of Lights) now. And after Marina Square has been completed the next phase is The Cove (plot 2). This is the area where Sky Gardens & Harbour Heights are located. And as for the CBD area, apparently that's not due to start until around 2012.

In the Najmat district, it looks like the only two project that have started are Time Towers and Marina Bay. However, apparently the contractors for the Wings Towers are due to be on site in October. And the same developers have got 3 other plot for Al-Sharq & Al-Seef Towers. So maybe we will see work staring on them soon as well. As for Reem Mall, who knows? It supposed to be completed in 2012. Little chance of that now..

However in 2010, I think that the whole of Reem Island should start picking up speed again, and we will see much more activity.

Sowwah Island eyes foreign investors

Discussions are being held with foreign investors to take part in the development of Sowwah Island, which is regarded Abu Dhabi's main business, trade and investment centre, Mubadala has said.

"We have very big demand from foreign and local investors to purchase and develop plots in the project. We offered recently, in the first phase of the project, six big plots for sale and received applications from foreign investors," John Thomas, Executive Director of Mubadala Real Estate and Hospitality, told Emirates Business on the sidelines of a press conference organised by the company to unveil the project's details.

"We are not in a hurry to select investors, but we will carefully study the provision of the plots to them, as our strategy is not only selling the plots, but also getting them developed. Abu Dhabi's laws allow ownership in the island for GCC nationals, while foreigners will have the right of usufruct for 99 years, just like in other areas in Abu Dhabi, such as Al Reem Island and Al Raha Beach," he added.

"Sowwah Island development project is one of Abu Dhabi's most important strategic projects. Through its location near Al Reem Island, it resembles the giant business and financial centre of United States' Manhattan. We are keen the project becomes the best location for investment and trade in the region.

"There are currently four local investors constructing buildings in the first phase of the island development project, which is named Sowwah Square. The four investors are National Bank of Abu Dhabi, Al Hilal Bank, Mubadala and Aldar. The project's first phase includes the headquarters of Abu Dhabi Securities Exchange, four office towers that are 30 to 36 storeys in height, big areas for the construction of hotels, restaurants and entertainment facilities and Cleveland Clinic Abu Dhabi that will be biggest medical institutions in the region. A foundation stone was laid for the construction of Rosewood Abu Dhabi hotel and Cleveland Clinic Abu Dhabi and it is expected they will be complete in 2012.

"The first phase buildings will be complete by end- 2010. In June, the infrastructure of first and second phases will be complete. The second phase includes the southern area with residential buildings," said Thomas.

All infrastructure-related work in the first phase of the development of Sowwah Island, the core of Abu Dhabi's new Central Business District, is scheduled to be completed by next May, an official from the island's master developer said on Wednesday.

"Sowwah Island's development will be in three phases. We plan to complete Phase I within the next five to seven years," John A. Thomas, executive director of Mubadala Real Estate & Hospitality, said.

"Phase I and Phase II together have about 25 plots. Locals and GCC nationals can own freehold plots while foreigners will be allowed to have long-term leases and development rights on the island," said Thomas.

it is really unbelievable how fast they are developing this island. In Dubai every contract for every single bridge take half a year and here in AD they are building and building and building and it looks like nothing can ever stop them.

Al Hilal Bank purchases commercial plot on Sowwah Island

Mubadala Development Company (Mubadala) and Al Hilal Bank (Al Hilal) today announced that Al Hilal has purchased a commercial plot on Sowwah Island, the core of Abu Dhabi’s new Central Business District (CBD).

Recently classified as one of the Emirate’s newest investment zones, the Island is being master planned and developed by Mubadala Real Estate & Hospitality as part of the Urban Planning Council’s Plan Abu Dhabi 2030.

Al Hilal purchased a 4,850 sqm commercial plot from Mubadala and will be developing a new office building of approximately 24 stories. The plot is located adjacent to the prestigious Sowwah Square commercial development and multi-specialty hospital Cleveland Clinic Abu Dhabi. Development of the Al Hilal plot is expected to commence within the next 12 months, with the new premises ready for occupation in 2014.

Waleed Al Mokarrab Al Muhairi, Chief Operating Officer of Mubadala commented, “Al Hilal Bank is a cornerstone of Islamic banking in Abu Dhabi and we are proud to have them as a partner in the development of Sowwah Island.”

He continued, “Al Hilal joins major organizations such as National Bank of Abu Dhabi and the Abu Dhabi Securities Exchange who will also be located on the Island. Their commitment demonstrates Sowwah Island’s fundamental role as the heart of the Emirate’s new CBD, and the premium quality of the commercial environment that Mubadala is delivering."

Mohamed Jamil Berro, Chief Executive Officer of Al Hilal Bank added, “Sowwah Island will play a vital role in the long-term commercial development of Abu Dhabi and we are excited to be a part of its transformation into the core of the new Central Business District. Mubadala’s strong commitment to the Island’s infrastructure, utilities and telecommunications and the presence of premium grade commercial and hotel developments make this investment a natural fit for Al Hilal.”

Al Hilal’s purchase follows a series of announcements made about the first phase of Sowwah Island’s development, including the recent sale of a 6,697 square meter commercial plot to National Bank of Abu Dhabi and management agreements with Rosewood Hotels & Resorts and Viceroy Hotels, Resorts & Residences for two five-star hotels near Sowwah Square.

Sowwah Island was also classified as an investment zone by Abu Dhabi’s Executive Council in April 2009, enabling national and international investors to purchase and own individual units and floors in buildings on the Island, UAE and GCC Nationals to purchase freehold land on the Island and all other international investors to obtain long-term musataha rights and usufruct rights over land on the Island.

Spanning 105 hectares and strategically located at the junction of Abu Dhabi, Mina Zayed, Al Reem and Saadiyat Islands, Sowwah Island will feature an integrated and multi-layered transport network to ensure efficient, convenient access from all areas of Abu Dhabi, including 13 new bridges and a mass transit system with both light and heavy rail. Infrastructure development is already underway, along with the Grade ‘A’ commercial development Sowwah Square, and world-class hospital Cleveland Clinic Abu Dhabi.
