Abu Dhabi's Mubadala Signs Up Taiwan's Farglory Group for Development of Sowwah Island

Posted by Alma Kadragic 11/04/10 2:04 PM EST

(ABU DHABI, UAE) -- Mubadala Real Estate & Hospitality (MREH), a business unit of Mubadala Development Company, has signed an agreement with the Farglory Group, Taiwan's leading real estate development and construction company, to develop approximately 17,000 square meters on Sowwah Island. This is the first foreign investment in Sowwah Island, which is intended to become the central business district of the capital and home to 30,000 residents.

The agreement is Farglory's first investment in the Middle East. Four adjacent plots will be developed in phases to provide approximately 153,000 square meters of gross floor area of residential, commercial and mixed use towers connected by climate controlled pedestrian passageways. The first plots is to be developed as a luxury waterfront residential building and completed in 2014.

The plots occupy a prime location along the eastern waterfront within the first phase of Sowwah Island's development, which includes the Island's key infrastructure, road network, several bridges and the flagship commercial development, Sowwah Square, home to the new headquarters of the Abu Dhabi Securities Exchange. Also included in this phase are the Cleveland Clinic Abu Dhabi, the Four Seasons Hotel Abu Dhabi at Sowwah Island, and Rosewood Abu Dhabi. This first phase of the Island is at an advanced stage of development with the commercial towers and the Abu Dhabi Securities Exchange scheduled to be open and operational by mid 2011.

"Farglory is an internationally-renowned development and investment company and we are delighted to have them as a key partner in the development of Sowwah Island," said Peter Wilding, Executive Director of MREH.

"Sowwah Island is a key destination for international real estate investors and developers who share a long term vision and commitment to this development and to Abu Dhabi."

Farglory Group chairman Teng-Hsiung Chao said, "Abu Dhabi in the Middle East is the top priority market in Farglory's globalization plan. Farglory will bring the world's best construction design teams together for the Sowwah Island Development Project," and added, "the Sowwah Island Development Project is just a beginning of Farglory's cooperation with Mubadala Development Company. Both sides will establish an even closer partnership."

Established in 1969, Farglory is an international land development and construction company that operates in Taiwan, China, the United States, and France. MREH is responsible for the development of the 114-hectare Sowwah Island, which is strategically located at the junction of Reem Island, Mina Zayed, and the existing downtown of Abu Dhabi Island.

to me - sowwah island has the strongest investment potential of any of the island developments in abu dhabi.

i think al reef villas is probably the strongest main land development open for foreigners and locals.

Abu Dhabi's Mubadala Partners with Gulf Related in Sowwah Island Mixed-Use Development

Posted by Alma Kadragic 01/27/11 10:24 AM EST

(ABU DHABI, UAE) -- Mubadala Real Estate & Hospitality (MREH) announced this week it has formed a joint venture with Gulf Related, a regional real estate development company. The new JV was created to develop, lease, and operate The Galleria at Sowwah Square, a 33,000 square meter retail and dining concept in Sowwah Square, the commercial real estate development located at the heart of Abu Dhabi's new Central Business District on Sowwah Island.

Scheduled to open late next year, The Galleria at Sowwah Square will be a shopping and dining destination with a range of luxury to mid-market international stores and internationally branded food and beverage outlets. A sculptural atrium roof will be the highlight of the design, providing an iconic image for the new center with spectacular views of Abu Dhabi's skyline.

Access to all project components will reflect a mixed-use strategy with the same level of service offered to the blue chip tenants of the four Sowwah Square commercial towers. The Galleria at Sowwah Square conveniently integrates shopping, dining, hotels, parking, cafes, and public spaces and is directly accessible from all four towers.

Sowwah Square

Peter Wilding, Executive Director MREH, said, "Sowwah Square is rapidly establishing itself within the region and internationally as the heart of Abu Dhabi's new Central Business District and Gulf Related's best-in-class expertise and brand relationships will ensure that the office and hotel community, Sowwah Island's residents and visitors will have the opportunity to enjoy a dynamic atmosphere within a unique retail and F&B destination at Sowwah Square."

Gulf Related, formed in 2009, is a partnership between Gulf Capital, one of the Middle East's leading alternative asset management firms, and Related Companies, one of the largest private real estate development and investment firms in the United States, developers of New York's landmark Time Warner Center and West Palm Beach's dynamic City Place.

Kenneth A. Himmel, Co-Managing Partner of Gulf Related and President and CEO of Related Urban, said, "Related Companies has created some of the most recognizable and celebrated mixed-use developments in the United States. We are excited to bring our expertise to Abu Dhabi through our partnership with Mubadala, leverage our strong European and U.S. retail, restaurant, and entertainment relationships, and to be a part of such a prestigious and promising development."

The Galleria at Sowwah Square

The Galleria at Sowwah Square will capitalize on the adjacent five-star Four Seasons Hotel Abu Dhabi at Sowwah Square and Rosewood Abu Dhabi Hotel; the region's foremost healthcare facility, Cleveland Clinic Abu Dhabi; and approximately 183,000 leasable square meters of Grade-A office space with accommodation for over 10,000 occupants.

Dr. Karim El Solh, Co-Managing Partner of Gulf Related and CEO of Gulf Capital, said, "We have been intensely studying regional development opportunities for the last year and have singled out this development as one of the most promising and commercially viable projects in the current environment. We look forward to continuing and expanding our successful working relationship with Mubadala on this and other projects."

Sowwah Island is a 114 hectare mixed-use development in the heart of Abu Dhabi, the capital of the United Arab Emirates (UAE) and has been designated by the emirate's Urban Planning Council to be home to the capital's new Central Business District for its strategic position at the focal point of the city's business, cultural and residential areas.

The Galleria Sowwah Square Waterfront Promenade

When complete, Sowwah Island will be a high-density residential, retail, leisure, hotel, and commercial district with a working population of 75,000 and home to 30,000 residents, living an urban lifestyle enlivened by everything the modern city dweller demands in a contemporary cityscape.

Mubadala Development Company is a catalyst for the economic diversification of Abu Dhabi. Established and owned by the Government of Abu Dhabi, the company's strategy is built on the management of partnerships and long-term, capital-intensive investments that deliver strong financial returns and tangible social benefits for the Emirate of Abu Dhabi, and contribute to the growth and diversification of its economy.

MREH is a business unit of Mubadala focused on domestic and international projects in the real estate and hospitality sectors. With a mandate to drive Abu Dhabi's long-term development and deliver key projects within Capital 2030: Urban Structure Framework Plan, MREH develops strategic, large scale commercial, residential and leisure districts to the best standards of quality, functionality and sustainability. Key Abu Dhabi projects include the development of Sowwah Island, Sowwah Square, Arzanah and Mina Zayed Waterfront.

Gulf Related is a regional real estate development venture primarily focused on residential and high-end mixed-use real estate destination developments in the MENA region. Related Companies and its principals pioneered the concept of mixed-use urban development beginning in the 1970s developing such destinations as Water Tower Place and 730 North Michigan in Chicago, Illinois, Copley Place in Boston, Massachusetts, and Reston Town Center in Reston, Virginia.

Anybody knows the current status of Al Sowwah Island Roads and Bridges project.

Is Al Naboodah completed the First phase (Bridges 1, 2, 12&13)???

I heard that the second phase is awarded to L&T (Bridges 3&4), I don’t know whether it’s true or not. When will be the project starting date of second phase?

If anybody knows please let me know details......

Lunch mystery over for Sowwah Island staff

Quote:
Gregor Hunter | July 8, 2011

As the towers sprouting up on Sowwah Island near completion and companies prepare to move in, one question has remained for employees of the financial services firms preparing for life in Abu Dhabi's new business hub: where shall we go for lunch?

The first workers will move in next month and aside from two large hotels, there will be few lunch spots available for them until the Galleria Mall opens in 2013.

But Jones the Grocer, the Australian chain, has come to their aid and will become the first upmarket eatery to cater to the luncheon needs of bankers and lawyers in the towers of Sowwah Square, the heart of the emirate's new business district.

"Initially, we'll have a Jones in the lobby of Tower 1 and a lounge on level 29 as well," said Peter Wilding, the associate director of Mubadala Real Estate and Hospitality.

"We're really spending time and effort to make sure that the retail and food and beverage offering is of a world standard."

The upmarket business district on Sowwah Island, modelled on London's Canary Wharf, is part of Abu Dhabi's Vision 2030 plan to develop its financial services industry.

The island will become home to the new Abu Dhabi Securities Exchange, alongside financial services firms including National Bank of Abu Dhabi and Al Hilal Bank, both of which have plots on the island.

Luxury hotels including the Four Seasons and Rosewood Hotel are also being constructed.

This week, Linklaters, part of the British "magic circle" of elite law firms, announced its intention to move into Sowwah Square.

Other restaurants have also scouted out locations on Sowwah Island as potential bases.

Zuma, the Japanese restaurant which has operated in the Dubai International Financial Centre since 2008, has indicated its desire to set up shop on the island.

Jones the Grocer, which recently established a branch in Abu Dhabi's Khalidiyah district, opened its first branch in Dubai this week.

Oh-hum design. Reminds me of the Zig Zag Tower's in Doha, Qatar. Better than a bunch of glass wrapped boxes I guess...
