this is all very well.. however, i have heard via the grapevine that staff were paid late this month and have been told that there is no guarantee of cash flow for the next couple of months??

and in the news it says that they are donating money to charity.. how does that work?

The property owners at Nurai have the option to rent out the units, said Zaal, adding that service charges per unit are currently Dh180,000 a year.

As well, there will be a hotel project on Nurai comprising 45 villas, work on which will begin in September, said Zaal.

The entire Nurai project will be managed by Zaya Retreats.

Nurai, located four kilometres from Saadiyat Island off Abu Dhabi, can either be reached by boat or helicopter.

Zaal said the Nurai project in terms of development area is 300 million square feet and the project is being financed by a consortium of banks. Nurai, when complete, will have the latest recreational facilities including spas, tennis courts and movie theatre.

Zaal said Nurai is a luxury property that will be known for its privacy and exclusivity, adding that the company is relatively less affected by the global financial crunch than some of the other developers due to its having a niche clientele.

"I think, we are better positioned and relatively, much less affected."

Zaal said Zaya is in negotiations for acquiring land banks in Abu Dhabi, Dubai, Qatar, Oman and India for future developmental projects.

nice. but of course only for the super rich. its a elegant project that fits with Abu Dhabi as an expensive and exlusive city. but i rather save money for night at al arab then this.

is nauri dead?

I have not heard anything in the press for a long time about nauri; is the project still alive and are they paying their contractors?

judging from the website it looks that the project is going on

wow, what a project that it. Some emirates hills villas are going for similar prices to those...no comparison, this is 10 times superior, just amazing, well done to all.

progress statement are you paid to do their marketing

dubsolos1, by the way you talk about the project, you must be on the inside, so what is the real story, there are rumours arond the golf course of; leaks in slab, unhappy clients and unpaid contractors and consultants and that they are going to be rebranding under a new name.

So tell us dubsolos1, what is the real story behind the project?

Each waterfront residence at Nurai has its own private beach. Handovers of villas will begin in June 2011, according to Zaya.

A few years ago, the UAE was famous for its extravagant, futuristic projects. The global downturn then separated the realistic from the non-realistic and the result was a much more reasonable selection. But for those who still crave a project that oozes opulence from its location to its design, Nurai is the place to buy. Developed by Zaya, an Abu Dhabi-based real estate developer, this is one of the few properties holding up the luxury end of the property spectrum.

In a remote corner of a secluded island just off Saadiyat Island in Abu Dhabi you'll find Nurai. In true James Bond style, the villas are only accessible via private yacht (which is 25 minutes from the mainland), speedboat (five minutes) or helicopter (15 minutes from Abu Dhabi airport). Once you've hopped off your chosen mode of private transport, a golf cart shuttles you to the entrance of your six-bedroom beachfront villa. Giving something back is always a little heart-warming, especially when you choose to live it up in such luxury. The island is completely carless and the only form of transport are the electric buggies which run on solar power.

The houses take full advantage of the light pouring in through large window panels on the front side of the house giving the interiors an ethereal feel. The name of the development takes its name from the Arabic word for ‘light' something it definitely achieves and a lot of.

The roofs of the villas slope with the contour of the land and are covered with grass, making them almost invisible from the air. Their classy, sleek design caters to those who like things simple and comfortable and avoids the kitsch seen in some of the more high-end properties in the UAE.

Your spacious back garden includes an infinity pool, outdoor shower, barasti area for midday lounging, entertainment and al fresco dining area and of course your own strip of private beach. The living rooms sprawls along the bottom floor, spacious ceilings and large windows allow you to have the best of both worlds - the UAE's constant sunlight in the comfort of your air-conditioning. A ‘show' kitchen and a chef's working kitchen lie side by side making it the perfect setting for large dinner parties of both home-cooked and catered feasts and your friends on the mainland will definitely be impressed with the restaurant sized dining area.

Upstairs comes with more inspiring views to send you off to sleep. The bedrooms face outwards toward the sea with the beds positioned in such as a way that you can enjoy the lapping of the waves as you doze off and get woken up by the morning sunrise. With no neighbours in sight you're ensured total privacy. The master bedroom comes with a bathroom that can be opened up so you're able to enjoy the view while in the bath as well.

Your rich and famous neighbours will be scattered around the 49 residences on the island including 28 water villas which upon completion will be homes suspended on both land and water and beachfront villas.

A slowdown in demand has meant the project has been scaled down and prices have been reduced, which means you can save a few millions in your purchase - the beachfront villas will now set you back a cool Dh45 million. The project is due to be finished by December 2011 so you'll be able to hang your stockings and put up your Christmas tree this time next year in your new beachside mansion.

If you get bored wallowing in all your private luxury, there's always a selection of restaurants and spas to head down to in the nearby hotels that will grace the other shoreline. Or you can just kick back and relax to the beats of Café del Mar. Other basic amenities on the island will ensure your every need is taken care of. The only problem I can foresee in living in your own slice of paradise is the hard bump of reality once you get back to the mainland!

Nurai island - a Dh3-billion ultra luxury project in Abu Dhabi – was launched in 2008 with projected completion in December 2010. The project comprised 31 high-end beachfront estates and 36 water villas.

Nadia Zaal, chief executive officer of Zaya, said First Phase will complete by December 2011. This includes 60 per cent residential, marina, all-day dining restaurants, sunset bar and main pool. The handover of units will begin from the second quarter of this year.

“We start handing over at the end of Q2 with a few units being handed over each month,” Zaal said.

“When we launched in 2008, our project was 70 per cent sold within the first month. Since the crisis hit, we reduced the number of homes on Nurai as we realised that it was far better to reduce the size and finish the project,” she said. “When the financial crises hit Dubai starting last quarter of 2008, some of our buyers were forced to default on their units – with the predominant defaults occurring at the end of the second quarter of 2009. The overall project is approximately 50 per cent sold, with infrastructure in place and construction under way on half of the villas,” she added.

Zaal said all the major construction contracts have been awarded and “stand by our earlier affirmations that we are progressing aggressively on construction. Our priority is making sure the sold units are delivered on time.”

The CEO told 'Emirates 24l7' that company didn’t slash prices as credit crisis had lesser impact on Zaya compared to its peers.

“Thankfully, the downturn has not affected Zaya as much as other developers due to the type of offering that Nurai represents. Our prices have remained intact and we have ensured that residents are always receiving value-adds at all times.

“We firmly believe that the turmoil of the international financial markets actually represents an opportunity for Zaya, as the very affluent are looking to invest in exclusive developments such as Nurai. They know that ultra exclusive properties hold their premium value well in market downturns.”

She point out that The boutique retreat on the island is expected to open in the fourth quarter of 2012 and will be managed by Per Aquum – a specialist resort spa and residence management and development company supplying the ultimate in luxury retreats in some of the world’s most desirable destinations in the world including the Maldives and Sri Lanka.

Zaya has no plan to replicate Nurai concept in any other country but will launch a new project in the next quarter, Zaal added.

They have to be the ugliest houses ever. They look like industrial storage boxes fom above and have nothing individual about them. Charmless for people with too much money and no personality.
