Hi,
I am planning to buy a flat in cyber palms silver. I am trying to decide between the B, plan and F plan. http://sfshomes.com/silver/floorplans_a.html.
F's balconies face the sea. Is it possible that the view would be obstructed by other future developments. My other option is B plan. which faces east. Again, I was not sure if these could be obstructed by. I am not in Kerala at the moment, so I am trying to piece together a picture from the photos on the web. When you bought your property in the already built plans, what was your consideration, and are you happy with your choices in terms of the orientation your flat. Best regards

Silver's at the back right? There is a chance that your view could be obscured if a project comes up on the plot behind Cyber Palms. Views to the east would be restricted by the other CP buildings as well as by Condor Cyber Gardens. The best bet is a westward facing apartment like mine.

Sea Facing would be better, looking at sea is different from the undulating greens we are used to.

You will get constant breeze during night. But prepared of getting direct sun rays too in the afternoon.

A building would be obstructive only if it is close. There is a road also on the western side. I dont think any tall structure will immediate on that side.

Same applies for the other 'B' side. Its the MGM school side so very much unlikely of a tall structure. That side the ground level rises up considerably to the NH and then even up. So I feel the flow of wind would be less. Advantage of B is cross ventilation, being a side unit, with two sides open.

Anyway my personal choice would be F with the sea view. Better to choose a level upwards of 15th floor.

thank you Ajay and Sudheesh for your replies. It is very helpful. F , with sea facing would have been perfect, but family worried about the afternoon sun in the balconies. Higher floors are expensive for our budget (about 40k as we go up by one floor). We might have to settle for B. Best regards.

Hello everyone, i have been following the tvm ssc forum for many years now. Appreciate the effort and interest each of you show towards the development of our dear city. I live in Mumbai but probably know more about the developments in tvm than atleast some of my friends staying at tvm, thanks to your efforts. About myself, i was born and brought up in tvm. Moved out of the city about 10 years ago for my job.

Do you know what is the carpet area they are offering? Are they quoting the rates on super built up?

Iam about to buy an apt at infocity. The super built up is 1917 sq ft. I couldnt find any threads discussing that one. Sudheesh/Ajay, any inputs that you can help me with?

Industry norm is to charge for 'Super built up' area; with proportionate share of comman areas added up. It can be anywhere between 20%-30% extra from carpet area or built up/plinth area.

Thanks for pointing this out. I was not aware that the total square feet in the plans included the total built up area. For instance, for a plan B , when I added up all the 13 small rectangle areas(see http://www.sfshomes.com/silverebook.pdf) , it adds up to 1082 sq ft only. The total area written in the brochure and charged for is 1581 sqft. So the carpet area is 68.44% only(31.56% - around the 30% Sudheesh alluded to) . I gather from Sudheesh's posting that adding the super built up area is the norm there in India. But it was a shock to me, as the condos here in US are not advertised like that. I learned something new, thanks and Best

Btw if Super built up area is not considered, then per sft price would be more. Anyway, everything is being built on a cost, right?

And there is no point in taking the carpet area alone, minus the walls. In the case of independant houses also, it is the plinth area which is considered, even by the sanctioning authorities also.

Did I say terrace area?

Plinth area can be roughly said as the foot print of the building, wall thickess included.

ok. if all the apartment projects use roughly the same yardstick there, and it is well known, it is fine.

Is there any website like zillow.com in India where I can research the past sales history of properties. Do these past sales history come under the purview of right to information act(a few things I picked up from newspapers there). I am guessing the local land registration department has this info. no? (I know in my vilage in Kerala, because of the land registration tax, the registered values are declared much below the market prices, and could be off), but I was checking if there are any such datapoints I could look at, to research.
