Ambady's Green Meadows gets a 6 star rating





CARE Ratings has initiated star ratings for real estate projects across India.
Arihant Adita, Jodhpur (4-star) and Ambady’s Green Meadows-Phase (I), Kochi (6-star) were ranked by CARE Ratings according to the individual project track record.

Christened as ‘CARE Real Estate Project Star Ratings’, the ranking will be city-specific and will range from ‘7-Star’ to ‘1-Star’, with ‘7-star’ being the highest rating.

The ratings would be based on the critical aspects, such as construction quality of the projects, legal aspects related to clear title of the land, approvals and sale agreements, financial prudence, sponsor track record and competition of the project.

Kochi is aiming to become the first city in the country to have waste processing units installed in all its apartment complexes.

Of the 197 flats in the city, 111 have become self-reliant with waste management system and efforts are on to persuade others to follow the practice, said T.K. Ashraf, chairman of the Health Standing Committee of the Kochi corporation.

The civic body initiated the campaign of making all the flat and apartment complexes set up waste management systems some time back with the support of Confederation of Real Estate Developers Association India (CREDAI), Kerala unit.

The agency had also launched the campaign, Clean Kochi Movement, involving its members.

Kochi Corporation is planning to convene a meeting of the caretakers of the flats that have not established the waste treatment facility.

The representatives of the apartments that introduced the system will also be invited to the meeting to share their experience and good practices in waste management, said Mr. Asharaf. The decentralised processing of waste would drastically reduce the quantity of waste that reaches the street for processing, it was pointed out.

CREADI has introduced Bio-bins for flat complexes and pots for individual villas for processing the biodegradable refuses from the households, said Jose Joseph Moonjely, the Executive Director of the Movement.

One bio-bin unit can process up to 40 kg waste a day, which would be sufficient for 40 to 50 families.

It is estimated that 28,000 individual housing units in the flats have been covered by the project.

To cost Rs. 48,000

The waste is converted into bio manure in these units. Each unit would cost Rs. 48,000, Mr. Moonjely said.

Plastic waste from households shall be collected to be shredded and used for road making, he said.

In district

When it comes to the district, the movement has succeeded in bringing 286 building complexes under the project.

The success of the Kochi movement has inspired such initiatives in many other districts of the State, he said.

The State government has announced incentives for individual households for introducing decentralised waste processing units.

75 per cent subsidy

The government has also indicated that it will provide 75 per cent subsidy for the households for scheme.

The expense for setting up individual units will be fixed shortly for finalising the subsidy rates, he said.

The government had also issued a directive recently making solid waste treatment units mandatory in all upcoming apartment complexes, he said.

The much hyped SRK Skywings Township project in Kakkanad, which got freezed due to recession and other issues, is now all set to return back in full swing.

SRK Group said it is resuming its Skywing township project in Kochi, Kerala in partnership with Fern Valley Group of Bangalore to complete the first two towers.

The Pune-based SRK Group has completed s projects outside Kerala, especially in Bengaluru, but its biggest township project in Kochi has been marred by delays and the financial crisis that hit overseas Indian investors.

Confidence in the real estate and construction sector was hit severely after promoters of Apple a Day Property, a construction company, was accused of duping several investors.

Speaking to Emirates 24|7, K R Malik, chairman and managing director of SRK Group, said hundreds of builders in Kerala have been hit by a crisis of confidence and delay in projects caused recently, but his group is reviving the stalled projects.

“We could not complete the projects as per the original schedule because of various reasons including payment delays by investors. About 250 expat investors have booked flats and 150 have cancelled their contracts with the company, putting us under tremendous pressure. In addition, construction costs have escalated.”

He said all expat investors who cancelled their bookings for flats in the SRK Group projects have been paid back 90 per cent of their investment and a team from the company has met investors in the UAE and other Gulf countries to regain their confidence.

Paul Fernandez, CEO of Fern Valley, said the group is investing in the Skywing project because its viability had improved now, especially after work on the Smart City project in Kochi restarted.

“Now there is a labour shortage in Kochi, because 5,000 construction labourers are employed on the Smart City project, jointly promoted by the Kerala government and Tecom, Dubai.

“Once the Smart City project is completed in the next two to three years, the landscape of Kochi will see a total facelift. Projections say the Smart City would create 60,000 white collar jobs, creating corresponding demand for housing units in the area. Only 8,000 new housing units will be added there and SRK’s housing projects are located only 2 km from the Smart City. While the per square feet price for flats in the Skywing project was only around Rs 2,000, we will be selling the same at Rs 4,000 per square feet now,” he said.

A few hundred construction companies from Kerala have been hard hit by the Apple a Day Property scandal, prompting an investigation by the state government into abandoned and incomplete projects sold to investors.

The SRK Group chairman said it tried to address customers’ grievances by selling its land and assets in other Indian cities and by roping in new investors and partners for the projects.

“We have taken a severe beating because of project delay. The company suffered big losses because of construction cost escalation. However, we have managed to restore customer confidence and work has resumed at our construction site,” Malik added.

“We will be updating investors every three months on progress of construction. Customers who have booked flats owe us a lot of money,” he added.
