I agree, the facade needs to be restored or cleaned as well. Also, the location is not great and I doubt the renovated hotel would be anything other than a mid priced tourist targeted hotel.

RW, or anyone for that matter, do you happen to know how much of the 2.5M sf of air rights were transferred from the Manhattan Mall site, if any?

I don't know, but now that you raise it, Vornado owns the mall, and it's adjacent to the Hotel Penn. therefore, the air rights can be transferred since it's contiguous.

I agree. It was designed by the fabled firm of McKim Mead & White, and its multistory columns were meant to evoke those of the old Penn Station.

Apart from the base there's really nothing special. Even the townhouses look much better than this one and the current interior is just embarrassing.

Nobody walks away from a development opportunity this huge forever but Vornado is obviously more engaged with other near-term activities while they focus here on redeveloping the hotel to generate much-needed cash flow. So this thread is going into the archive until either Vornado changes their plans or sells the site to a developer who can actually build something.

Depends on the design which must be different without Merrill Lynch. The potential with 3 million square feet is more exciting than any old hotel getting renovated.

ive been in the pennsylvania hotel. to renovate it would probably cost more than this tower does everything is already falling apart and it seems no one in charge cares...

Yep, maybe if the Pennsylvania had been taken care of infrastructure wise over the years I'd oppose its demolition but if a lot of money has to be spent anyway, better yet to move things into the 21st century and build over. One caveat.... it CAN'T look as uninspired as the previous design. Okay is not good enough for New York City and for the location. Hope though the Roosevelt Hotel in the new Vanderbilt district gets saved though, some great structures of the golden age of architecture should survive in Midtown.
