Or that I like. Seriously, this building is far superior to 425 Park Avenue.

Its alikeness to towers in other world cities suits NYC well with being the world financial capital. While I'd like to see the Pennsylvania Hotel restored to to its former glory and this tower instead replace neighboring low-rises, the original plan might be an acceptable sacrifice in the end.

^Iv'e always had a hard time understanding why they can't just move where they build the tower over one lot. Is it because they don't own the adjacent land? I am somewhat torn on this one because a restored Penn Hotel would be awesome but so would this tower..

Part of the original project was improving Penn Station as it already is, but truly reconfiguring it again as a romantic entrance to the world's most magnificent city requires much more. Considering the subway entrances at the low-rise sites, this tower warrants absolute perfection to improve both conditions of transportation and aesthetics.

Vornado owns:

1. The black POS on the corner (ie, 484 8th Ave); and

2. The adjacent POS to the east with light blue stripes on the south facade (ie, 267 W 34th).

Moreover, as per Acris:

3. 265 W 34th, the POS just to the east of the blue-striped eyesore, was sold in 2003 to "265 W 34th St, LLC," which I hope is a Vornado LLC; and

4. The building adjacent to that, 261 W 34th (ie, the "Bag man" store) was just sold to an LLC, which hopefully is a Virnado entity.

5. A Mortgage Sat was just recorded for the little junk that houses Wendy's, 259 W 34th, and Wendy's lease was signed in 2000. Hopefully, it expires this year!

Vornado also owns 488 8th Ave., which is located north of the black POS on the corner of 34th and 8th. However, it seems that Virnado doesn't own the trashy, two story POS located at 486 8th.

Hopefully, these pieces of trash are redeveloped into a nice hotel/rental with retail at the base.

I walked by today and was elated to see that the sole tenant in 484 8th, the black POS on the corner, is closing! I hope that Vornado razes this entire stretch soon!!

Cool!

I know no one knows for sure but is what will be built here likely to be similar to the renderings we've seen? Or is it likely to change a lot... this is a great place for a supertall, ESB needs close company.

The eastern half of the block is very nice. There are two beautiful 1920s-era towers separated by a new hotel. It seems that in connection with this forlorn area's renewal, the west end will be resolved soon.

Given the fact that a lot of new office space is being built on the west side I doubt it is a good idea to demolish Penn hotel. Instead turn into a luxury living. which will be in demand soon enough.

things are progressing.

Quote:
Vornado Realty Trust, the dominant property owner in the area surrounding Manhattan's Pennsylvania Station, hired the Snohetta architecture firm to design a master plan for an overhaul of its real estate in the district.
[...]
Snohetta, the Oslo-based firm that designed the public plaza in Times Square, has been asked to create a "framework" for the redesign of Vornado's buildings and street-level spaces in Penn Plaza, Mr. Ricks said. The landlord also is planning to close off a portion of West 33rd Street and limit nearby vehicular traffic in an experiment that may lead to a permanent pedestrian area near Madison Square Garden.
[...]
Once Snohetta's master plan is complete, different architects may be engaged to redesign individual buildings and public spaces, Mr. Ricks said.
[...]
Starting around July 19, and extending to Oct. 11, West 33rd Street between Seventh Avenue and the Garden's loading dock will be completely closed, Mr. Ricks said. The street will be transformed into a pedestrian plaza, which could feature tables for dining, as well as musical performances, games and other forms of entertainment.
[...]
Thirty-Second Street would be limited to a single travel lane of vehicles, to open up more space for people to freely walk. The Vornado-owned Hotel Pennsylvania and Manhattan Mall make up the entire north side of that block.
[...]
Vornado has agreed to pay all costs associated with these efforts, Mr. Ricks said. He said the company plans to work "in close consultation" with the city and the 34th Street Partnership, which represents retailers in the area.
[...]
New York’s Department of Transportation is in support of the trial closures and is working closely with Vornado and its traffic consultants on the project, including data collection to measure before and after conditions, according to an e-mailed statement.

Gateway has provisions in the last eat transportation bill, 15 penn plaza may become a reality, Hudson yards is becoming more tangible with each passing day and 2023 is fast approaching sounds like a new Penn Station might happen after all.

Perhaps, but it is a good thing that this obstacle is out of the way.
How about financing and tenants?
