KUALA LUMPUR, July 30 (Bernama) -- Kuwait Finance House (KFH) foresees Medini Iskandar Malaysia achieving a total development value exceeding RM21.3 billion in 15 to 20 years.

Its international real estate manager Ali Al-Ghannam said in a statement Thursday that the project will link and pave way for integration of business and service activities between Singapore and Malaysia.

Medini Iskandar which is located on the periphery of the Straits of Johor, providing easy access to major Asian cities and the world's rapidly booming economies like India and China, via road, rail, air and sea connectivity.

Al-Ghannam said the group was committed towards playing a vital role in the development of real estate projects in the Asia Pacific region and innovative Islamic financial products.

The group recently bagged two awards at the London Sukuk Summit Islamic Finance Award 2009, of which one was for its role in developing the Medini Iskandar Malaysia project.

JOHOR BARU: Central Malaysia Properties Sdn Bhd (CMP) will start developing Lido Boulevard, its multi-billion ringgit integrated waterfront development project, this year.

Managing director Datuk Chan Tien Ghee said land reclamation work along Lido Beach would start soon and would take 24 months to complete.

“The project has a gross development cost of RM2.7bil and a gross development value estimated at RM4bil,’’ he told StarBizWeek.

Located on 49.37ha, the project will be developed in phases stretching 2.4km along the Tebrau Straits from the now the defunct Lot I shopping complex to the Harbour Master’s office.

The flagship project by CMP, a company linked to business tycoon Tan Sri Vincent Tan Chee Yioun, is a joint-venture between CMP and Johor State Secretary Inc as the land owner.

“The project will be fully funded by CMP,’’ said Chan.

He said four dredging companies had bid for the reclamation work and the winning tender would be announced by end of the month.

They are Dredging International and Jan De Nul from Belgium, and the Netherlands-based Boskalis and Van Oord.

The notable projects undertaken by them include the Penny’s Bay for the Hong Kong Disney World Park, Dubai Palm Jumeirah, Singapore’s Jurong Island, Pulau Indah Marina and Watervillage in Klang and Palm Cove Canal in the United Arab Emirates.

About 6.8 million cu m of sand sourced from Teluk Rumania on the east coast of Johor is required for reclamation works.

The sand will be transported by a dredger anchored at Stulang Laut near the Causeway; then pumped to the site via a 2-km floating and sunken pipeline.

To facilitate this, two culverts under the Causeway were cleaned; one will be used to transport the sand and the other to ensure continuous flow of water.

“This was the first cleaning exercise conducted on the Johor side since the road section of the Causeway was completed in 1923,’’ said Chan.

He said the continuous flow of water from Stulang Laut to Lido Beach and vice versa would improve the water quality at Lido Beach.

“The project is expected to take shape by 2016 and it will completely rehabilitate Lido Beach and give Johor Baru a facelift,’’ said Chan.

The project comprises four main components – luxury condominiums, waterfront office suites, a hotel and a shopping mall.

Eight condominium blocks of between 18 and 26 floors each will offer 914 units on a 10.60-ha site.

Eight office blocks between six and eight floors each, a 296-room hotel-cum-serviced residences and a three-storey dual-frontage retail complex are also in the plan.

Incorporated in the mall will be an international-sized ice skating rink and 32-lane bowling alley and one of the main attractions will be the 4,645.15 sq m Indoor Snow Park with activities like ice sliders and tobogganing.

Chan said RM150mil would be spent to upgrade Jalan Abu Bakar, including widening it and building pedestrian bridges. CMP would also allocate RM46mil for landscaping to include water features like wading and splash pools as well as pocket parks along the 10m wide boardwalk.
Construction Work On Rm2.7 Bln Lido Boulevard Begins In September

JOHOR BAHARU, Aug 5 (Bernama) -- Construction work on the RM2.7 billion Lido Boulevard development project along the Johor Straits is expected to start in September after obtaining the approval for the Environment Impact Assessment (EIA) Report.

Johor Menteri Besar Datuk Abdul Ghani Othman said construction of the real estate development project by Central Malaysian Properties Sdn Bhd (CMP) would begin with land reclamation works.

"The project, when fully completed in 2016, will become a landmark for Johor Baharu city especially along the coast of the Johor Straits," he said at a ceremony to hand over a cheque for RM750,000 to the Southern Region Fishermen's Association, here today.

The Fishermen's Association is the trustee for 300 fishermen from Kampung Teluk Serdang, Kampung Sungai Danga, Kampung Sungai Melayu and Kampung Skudai Kini located along the Johor Straits.

Meanwhile, CMP managing director Datuk Chan Tien Ghee said, the company would ensure the construction of the Lido Boulevard would not affect the livelihoods of coastal villagers or harm the marine environment along Lido beach.

According to him, about 6.3 million cubic meter of sand sourced from Teluk Ramunia located on the east coast of Johor will be used for the reclamation works.

The sand would be transported by a dredger anchored at Stulang Laut near the Causeway and pumped to the construction site via a 2 km-long floating and sunken pipeline, said Ghee.

"To facilitate this, CMP has cleared and cleaned two culverts under the Causeway. One will be used to transport the sand, while the other to ensure a continuous flow of water, which is imperative to improve the quality of water at Lido beach," he said.

The development of Lido Boulevard will feature the construction of eight blocks of high-end condominiums, eight blocks of waterfront office suites, a 296-room-hotel-cum-serviced apartment and three-storey shopping complex.

In addition, the project will also have a Snow Park, an Arts and Cultural Centre as well as a 24-acre man-made lagoon for water-based activities, said Ghee.

ISKANDAR Malaysia in Johor is likely to recover from the economic slowdown much faster than other parts of the country.

Despite the downturn, foundation infrastructure work has begun, and there is clear political will to make the economic corridor a success, a senior valuer said.

Chartered valuation surveyor Samuel Tan said Iskandar Malaysia's proximity to Singapore and the multi-million-ringgit allocation from the federal government are also factors which will help Johor pick itself up better than others.

"A lot of overseas interest was generated when Iskandar Malaysia was launched in 2006. Johor Baru, which had been in a property slump for the past decade, is now seen as a place with good investment potential.

"Malaysians are sceptical (of Iskandar Malaysia's success) because of how the past years went, but I would remind them that it's a 25-year plan. Things will not change overnight," he said.

Tan, who is also executive director of KGV-Lambert Smith Hampton in Johor Baru, added that a statutory body like the Iskandar Regional Development Authority (Irda) also helps to convince foreign investors of the groundwork which the government has set up.

And while much still needs to be done on projects such as EduCity and the Newcastle University of Medicine Malaysia, important foundation work has begun.

"I can give examples of the Eastern Dispersal Link, Jalan Yahya Awal interchange, Southern Link and Senai-Desaru Expressway - all these facilitate traffic flow. "I believe that by the time these roads are ready, Johor Baru will have recovered from the slump and be ready to move forward."

Tan was cautious when asked to comment on reports of soaring property prices, following the Iskandar Malaysia development.

"It's true that following extensive promotion, Iskandar Malaysia captured a lot of foreign interest and things started looking up.

"Unfortunately, the present slowdown set in soon after that. So recovery has been derailed a bit."

House prices in Johor fell nearly 25 per cent following the 1997-98 economic crisis.

A two-storey house in Perling, Johor Baru, which sold for RM280,000 in 1997 will fetch about RM180,000 today.

Tan said although this trend was likely to continue next year, there could be some light at the end of the tunnel next year.

"For instance, about four years ago, a company bought 12ha of commercial land at RM30psf for a large department store in Johor Baru. More recently, they bought another plot of land but this time at RM65psf.

"Even in these uncertain times this company was willing to pay twice the price for this new piece of land. This is a sign that we're slowly moving towards better times, most probably in 2011 or 2012."

The next two years, Tan said, will be a time for Iskandar Malaysia to build up its foundation and strengthen ties with new and prospective investors.

He suggested that Iskandar Malaysia stop depending on foreign investments for the next couple of years.

"I've heard local investors claim that they're not given a level playing field. For the next two years, make it easier for local investors to set up in Iskandar Malaysia. Why not offer incentives for local companies to come in.

"The reason I'm suggesting this is because foreign investors first need to get their own house in order before they can invest overseas whereas Iskandar Malaysia cannot wait, it has to continue.

"And in the meantime, where else do we get investors from, but from our own shores," he said.

Despite the uncertainties surrounding the current business climate, Tan was hopeful about the property market in Johor.

"We're at the stage of building a foundation for Iskandar Malaysia, which is made easier with the close collaboration of the federal and state governments and the private sector.

"With that in mind, we can work towards recovery, which I believe we can expect to see in 2012," he said.

MALACCA: The state’s newly opened RM20mil Planetarium Melaka is set to become an attraction for both tourists and researchers keen to uncover more of the wonders and mysteries of the universe.

Built on Malacca International Trade Centre’s (MITC) 4ha main roundabout, the planetarium’s main theatre houses a 15m internal dome with a 250 seating capacity.

Chief Minister Datuk Seri Mohd Ali Rustam said the planetarium-cum-science centre was expected to attract not only casual visitors but also researchers from higher institutions of learning.

“The planetarium is one of the most high-tech in the country, with digital equipment amounting to RM2.4mil.

“I am confident that the centre will become a big attraction in the state while encouraging interest in astronomy,” he told reporters this after launching the planetarium recently.

There are currently three planetariums located in Peninsular Malaysia, namely the National Planetarium in Damansara, Kuala Lumpur, Terengganu Planetarium located at the foothill of Bukit Besar and the Al-Khawarizmi Astronomy Complex in Tanjung Bidara, Malacca.

Entrance charges are fixed at RM15 for adults while children are charged RM8.

However, a 50% discount will be given to those visiting the planetarium before Aug 31.
