The reason you cannot take photos in the showrooms (Golden Tower 42 + Camko City) is because the developers themselves don't want you to copy their designs.

"The Kingdom of Dreams" is being developed as an Entertainment Resort and Angkor themed water park with hotels, a shopping area, and large screen movie theater featuring a specially produced film Angkor: The Kingdom of Dreams. The project will also include five standard movie theaters. The first phase will be a shopping plaza, the Kingdom of Dreams theater, and five standard movie theaters.

Developers want to encourage more people to visit their showrooms --> create more sales opportunities !!

Instead of looking at the pictures online, paying a visit to the showroom allows the potential buyers purchasing their units with all the exaggerated pursuance from the salespersons

Foreign developers anticipate home run

DEVELOPERS have tipped a sub-decree allowing foreigners to own up to 70 percent of a condominium complex to boost Cambodia’s real-estate and construction sectors, despite a mellowing of the proposal from an initial draft.

Approved by the Council of Ministers on Friday, the sub-decree provides a 70 percent cap on the proportion of a housing development a foreigner can own.

The figure has fallen from an 80 percent limit set out in a draft presented by the Ministry of Land Management, Urban Planning and Construction last month, but remains far higher than the 49 percent earmarked in early versions of the foreign ownership law last year.

“The decision ... was to grant a greater percentage share to Cambodians and not make foreign ownership too dominant,” Nonn Pheany, spokesperson for the Land Ministry, said yesterday.

Despite the change, she billed the sub-decree as a starting point in encouraging foreign investors to push development forward.

Land and house prices in Cambodia have dropped between 40 to 60 percent from those recorded at the peak of the housing boom in early 2008.

Bretton Sciaroni, senior partner of Sciaroni & Associates and legal adviser to the government, said yesterday that the sub-decree had opened up
Cambodia’s economy to new opportunities.

“It would help Cambodia in a number of ways, not just to generate more long-term businesses but also to attract new outside investors,” he said.

He hinted that the move would help make Cambodia an attractive regional proposition, as the sub-decree is more “open” than housing laws in neighbouring countries.

In Thailand, foreigners are allowed own just 49 percent of a building.

Developers at Phnom Penh’s satellite cities also welcomed the government’s move yesterday, expressing hope that it will develop the market by boosting sales – as the number of investors able to buy into property increases.

“We expect that through the provision, more foreigners will consider Cambodia,” said Touch Samnang, project manager at the capital’s Diamond Island complex, yesterday.

Sung Bonna, president and CEO of Bonna Realty Group, also felt the sub-decree would make Cambodia a more attractive proposition to foreign investors.

But he warned that the sub-decree alone was not enough to secure FDI for the Kingdom's economy.

“Cambodia needs to grant more incentives to investors in various sectors,” he said.

Rents plunge as demand dries up

APARTMENT rental prices fell up to 25 percent in the second quarter of 2010, compared to the first quarter, after the number of home seekers declined and new vacancies increased.

Keuk Narin, general manager of Bonna Realty Group and Secretary of the National Valuers Association of Cambodia, said yesterday prices in Phnom Penh have fallen between 15 and 25 percent in the second quarter.

“Demand is slipping because of the ongoing impact of the global financial crisis,” he said.

“In my view, I think the price might continue to drop because there will be increasing supply in third and fourth quarter this year.”

The cost of renting an apartment increased 25 percent to 35 percent from 2005 to mid-2008, according to NVAC statistics. But it has since dropped about 5 to 15 percent from mid-2008, the onset of the financial crisis, until the first quarter of 2010.

Figures released by NVAC yesterday show rentals are continuing to fall in the second quarter.

Average rent on a three-bedroom A-grade apartment in central Phnom Penh was US$2,500 to $2,800 per month on average in the first quarter. This dropped to $2,200 to $2,300 per month in the second quarter.

Compared to the second quarter last year, two-bedroom apartments are now $1,200 to $1,500, down from $1,700 to $1,800 last year.

Meanwhile, one-bedroom class-A units are $400 to $1,000, down from $500 to $1,300.

Mang Sovandara, property manager of Cambodia Property Ltd Co, with some 70 apartments and 500 villas for rent in the capital, said he expects the falling price trend to continue.

“Our company research shows the price for residential rent continuing to fall in the second quarter, and I think that it will continue to drop next year,” he said.

He said that the asking price across all grades of apartment – A, B and C – had dropped by $200 to $300 per unit, compared to the second quarter last year.

Ouk Vanna, the owner of a three-bedroom furnished apartment in Boeung Keng Kang II, said the world economic crisis had hit every business and likewise drove him to decrease his rental price.

I be a member in this forum because I want to see any new project build up and change our city skyline, But If number of new project is slow down or no movement.. I don't know how long time that I can stay here,,...!!

I'm very concern about our country economic, Easpecially real estate sector Cambodia just depend on foriegner investor 97% , without them we are sleeping..!

Why??? What???? When?????

The number of population in Cambodia still poor, How can they have money to buy a condo, townhouse, villas or other realestate.

The point is government should effort to improve country infrastructure, electricy, human resource, economic and political stability, business law reform and other to attrack more FDI into country than when Cambodia have a lots of companies or industries, so that it will establish a lot of jobs for Cambodians than people will have a lots money include with the society change, they will change their thinking, want to have a better life or modern life, so that people will decite to buy oun condo, villas or townhouse. if that Phnom Penh will have a lot of skyscraper...

Sound pity Cambodia! I think we need more time to make the situation better. But how? Our government uses the frog step strategies while our neighbour country is running ahead. We need to think much on poverty n unemployed. If people hav work hav money so they can pay on things. Then the economic will run n the investor will feel more confident to invest in our country.. If no civil war, Everything would not like this.. :-( but just we proud of our country that can get up from dark life till now.
