Booming within city limits

The real estate sector in Thiruvananthapuram is still concentrating on the heart of the city as people prefer the busy places rather than the periphery.

Now, the trend of investment has changed to real buyers who want to stay in an apartment. The builders are also redesigning apartments by reducing the floor ratio to provide them at an affordable price to the middle-income group.

The demand and supply in Thiruvananthapuram is steady, which provides a steady growth in real estate sector, says Ravichandran, State secretary general, the Confederation of Real Estate Developers’ Association of India (Credai). Over the years, the price was not skyrocketing, but there has been a slight increase, helping the growth of business.

Builders have started identifying growth centres in the district to start new projects. The places identified are Balaramapuram, Neyyatinkara, Kovalam, Kazhakkoottam, Nedumangad, Attingal, Peroorkada and Vattiyoorkavu.

As Thiruvananthapuram is one of the most cleanest cities and all basic facilities are available, this is the most preferred place for retirement life.

MVD to extend e-payment facility to all its offices in Thiruvananthapuram

The Motor Vehicles Department(MVD) will expand the e-payment facility to all its offices in the capital district from Monday. The facility, which was on a trial-run at the Regional Transport Office and sub-RTO, Kazhakoottam, will now be available at the sub-RTOs at Nedumangad, Neyyattinkara, Parassala and Attingal. Transport Minister Aryadan Mohammed will launch the facility at Trans Towers here on Monday at 11 a.m.

Those having SBI or SBT accounts can login to the department website www.keralamvd.gov.in to avail of a host of services related to driving licence and registration of new vehicles.

A highlight of the new service would be the facility to know the status of e-applications filed. The automobile dealers in the district have been given special code to login to remit the registration fees for new vehicles online.

The tax and registration fees of the new vehicles can also be paid through the facility. The online printout of registration details and tax receipts should be submitted during the physical examination of new vehicles by the Assistant Motor Vehicle Inspector. The registration certificate and tax token would later be sent to the owner through a registered post. Various services related to driving licence are also available online. Applying for licence, duplicate licence and duplicate RC, address change, and licence renewal are available. “The online service will help to avoid middlemen in the sector,” said Transport Commissioner K S Balasubramaniam. The department is also working towards expanding the facility statewide.

A peep at city’s first flat

Flat culture existed in the city almost 52 years ago. Surprised? One of the oldest flats, arguably the State’s first, stands tall adjacent to the Kerala Hindi Prachar Sabha in Vazhuthacaud. Now functioning as a one-day home, the apartment has an eventful story to tell.

When Vattappara-based S Sadasivan decided to invest money he earned from Malaysia on an apartment, everyone discouraged him. “Then, everyone was skeptical about the concept of several families living together in a single building. But he constructed the three-storeyed apartment with 12 houses. It was then known as ‘Bombay flat.’ I was just four then,” said 56-year-old D S Sathish, the managing trustee of Prakash School for Children in Need for Special Care Trust, which is managing the building now.

However, the first apartment had the fate to go for a legal battle with its inmates over the ownership deal. “The flats were given on rental basis. However, later, they refused to vacate. There was a 22-year-long legal battle with the residents in High Court. Finally, my uncle won the case,” said Sathish, nephew of Sadasivan. Sadasivan died four years ago at the age of 90.

The building now functions as a one-day home. One to four persons can stay in the two-bedroom flat for just ` 590 per day. In addition to two bedrooms, there is a hall and a kitchen, cable TV, telephone etc. Kitchen facility will be provided for an additional ` 150. For AC flats, the tariff is ` 1,885.

“The apartment is now run by Prakash School Trust, Vattappara. The money from the apartment is used to run the Prakash special school in Vencode, Vattappara, established in memory of Sadasivan’s elder son, a mentally-challenged boy who died at the age of 17,” said Sathish.

Avery good point. Need to request our MP to act upon that. Won't be a big problem as financial aspects are minimal.

കൊല്ലത്തു വളര്ന്നു തിരുവനന്തപുരത്ത് താമസിക്കുന്നുവെങ്കിലും ആലപ്പുഴ സ്റ്റയില് കറികളാണ് അമ്മ ശീലിപ്പിച്ചത്. ആ രുചിയാണ് ഇന്നും പ്രിയം. അല്പം കുഴഞ്ഞ അവിയല്. തിരുവനന്തപുരം അവിയല് തോരന്പോലെയാണ്. മോരു ചേര്ത്ത പുളിശേരി. ചമ്മന്തി, കടുകുമാങ്ങ... ഒക്കെ ഇഷ്ടം.

മോര് ചേര്ത്തല്ലേ പുളിശേരി?

അല്ലാതെയാണ് തെക്കന്കേരളത്തിലെ പുളിശേരി. അരപ്പുണ്ടാക്കി അതില് മോരിനു പകരം വെള്ളം ചേര്ത്തുള്ളതാണ് ഈ പുളിശേരി. എന്നാല് തിരുവനന്തപുരം വിട്ടൊരു ജീവിതം എനിക്കു പറ്റില്ല.

‘’The Railways and Akshaya have to sign an agreement (for opening the ticket reservation counter). The Railways has submitted a sample agreement to the Government. It has been forwarded to the Law Department for scrutiny,’’ Chandy said, while replying to a question by Mons Joseph.

Looking at the enormous amount of television my fifth grader son has experienced already, it amuses me to think that my generation had not even seen a TV set before we were 11. Radio was our first memory of information and entertainment from the skies. The slow fading out of radio from our lives reminds me of that hit song ‘Video Killed the Radio Star’ by music band The Buggles in the ‘70s. The lament for the demise of pure musicians as opposed to entertainers was MTV’s first music video. All India Radio (AIR) also known as Akashavani was an integral part of our growing years. Vividh Bharati was its entertainment channel. Even in our initial TV years the mornings were reserved for radio since stuff came on in telly only in the evenings. How many mornings have we woken to the spiritually elevating chant of Venkatesa Suprabhatham by M.S. Subbalakshmi or the inimitable Jnanappana recital of P. Leela! The most famous Malayali that ever took breath, K. J. Yesudas, owes his fame largely to radio even if the silver screen is where his playback lent life to the exploits of the smooth-chinned Nazirs and Mammoottys. What happened in the outside world was something we read about and heard about and very rarely saw. I remember newsreels preceding feature films in theatres showing black and white footage of Indira Gandhi calling on Leonid Brezhnev in Moscow, India playing Pakistan in a Test, the agricultural revolution, family planning (‘We Two, Ours Two’), etc. FM (Frequency Modulation) radio was not popular in the 80’s and it was all SW (Short Wave). The importance of radio can be gauged from the ‘radio mantapam’ in the premises of the Thiruvananthapuram Museum where the public flocked on evenings for the broadcast blaring out of loud speakers. Interesting it was intended as a classical European style bandstand by the Travancore kings who built it.

ആഗ്രഹം കൊള്ളാം.. പക്ഷേ കൊല്ലം വികസിക്കുന്നെങ്കില്* അത് തിരുവനന്തപുരത്തിന്*റെ ചുവടു പിടിച്ചു മാത്രമേ ഉള്ളു ..ആരു എന്തൊക്കെ പറഞ്ഞാലും അതാണ്* സത്യം .. Kollam never going to have an Internationl Airport like Trivandrum, Kollam will never have a port like Vizhinjam, Kollam will never have an IT park like Technopark, Kollam will never have an international stadium like Karyavattom stadium..

But if Vizhinjam port comes it will beneficial for Kollam Port, if the Technopark expands towards Attingal it will be beneficial for Techies in Kollam, In future if a greenfield Airport comes towards Northern part of Trivandrum Kollam will have benefits..The list continues..So accept the reality and then dream..

As Rajesh said "Kollam- Trivandrum are twin cities.We don't need any competition."..

Illegal parking chokes the Thiruvananthapuram

At a given time, about 600 vehicles are parked on either sides of this stretch especially on busy days including weekends and evenings.

“Roads are not meant for parking. This stretch was developed by us under City Road Improvement Project (CRIP).

We widened it into a six lane to ensure smooth traffic flow. It is illegal to park on the road and I think people should learn to respect law.

Strict enforcement is the only way to prevent such blatant violations,” Vice-president Anil Pandala, Trivandrum Road Development Company Ltd (TRDCL).

Lack of government owned parking lots is also one main reason for unauthorized parking. The parking lots owned by City Corporation at Thampanoor, East Fort and Palayam are the space available in the city.

But, these parking lots can accommodate only limited numbers of vehicles. “Let the authorities ban parking on roads after providing sufficient space for parking our vehicles,” said Mukesh Kumar, a common man.

Meanwhile, authorities are having a hard time managing traffic. “We are trying our best to decongest the stretch.

The problem is persisting and now we have deployed more officials to take strict action against vehicles interrupting normal flow of vehicles.

We are booking a minimum of thirty vehicles daily for double lane parking. Most shops here do not have sufficient parking space for their customers,” said Assistant Commissioner (Traffic) P Mohanan.
It is easy to say that legal action should be taken for parking on the road side. But what action should be taken against the authorities for showing a blind eye to the construction of shopping malls, restaurants etc without providing proper parking space. Also the concerned authorities seem to have no concrete plan to have parking towers at designated places so that public do not have to park on the road side .Once good provision for parking is provided then we can talk about enforcing the rules against road side parking. We should also respect the public's plight for convenient parking so that the road side facilities like the malls can be used.

Hope that this article will goad the authorities to accelerate the process in the above lines.

Dam sites to be beautified

Open-air auditoriums, viewing plazas and walkways will now woo tourists to the beauty of Aruvikkara and Peppara. The heart of the water supply schemes for Thiruvananthapuram, the premises of the dams here are set to be beautified in a bid to boost tourism.

A high-level meeting convened by Assembly Speaker and Aruvikkara MLA G Karthikeyan has decided to speed up the beautification works at the sites of the two dams. A ` 1.84-crore, Centrally-funded scheme has been sanctioned for the project, the Government said in a statement.

The Kerala Water Authority (KWA) is the implementing agency. The following facilities are planned at Aruvikkara: An open-air auditorium and toilets. At Peppara, the Government is planning to set up a walkway at the dam site and a viewing plaza. All works are expected to be tendered in a month’s time. And to address other problems at the dam sites, a committee consisting of the Water Resources Secretary, KWA managing director and the KWA chief engineer will be constituted.

Water Resources Minister P J Joseph, Tourism Minister A P Anil Kumar, Water Resources Secretary P H Kurien, KWA managing director Ashok Kumar Singh, chief engineer Krishnakumar, Tourism Secretary Suman Billa and Director Rani George also were present at the meeting.
