Dubai, June 10th 2008

Nakheel, a Dubai World company and one of the world's largest and most innovative real estate developers, has signed a contract with an Al Habtoor / Murray & Roberts joint venture for the construction of the Trump International Hotel & Tower on Palm Jumeirah.

The contract valued at AED 2.9 billion has been awarded for the construction of the eagerly awaited 62-storey structure, which is set to become a focal point of the Palm Jumeirah. The 270 metre design, which has a total gross built-up area in excess of 250,000 square metres, will feature two towers that rise above the Palm Monorail and central park, merging as one towards the sky. The development comprises a unit mix of 378 hotel rooms and suites, 385 condominiums, 12 exclusive townhouses, and 45,000 square feet of retail and 60,000 square feet of office space.

Trump Tower delay in Dubai signals failure

The cranes on top of skyscrapers that once symbolised the city's stunning development will now emphasise how things have changed.

They promised it would not happen, but it did. Dubai has put one of its most high-profile building projects on hold.

The construction contract for the Trump International Hotel and Tower on the Palm Jumeirah has been terminated and the developer, Nakheel, now plans to put a concrete slab where one of the emirate's landmark buildings was supposed to be built.

The decision is shocking, even for a market where over the past three months, dreams of multi-billion-dollar projects have turned to a nightmare of slowdowns and rescheduling.

The directive to stop work on the tower is significant because it is the first committed project to be publicly put on hold. Until now, the only schemes affected by the credit crunch were those in the early stages, with such long delivery schedules that few people were committed to them, so they could afford to be slowed down.

The Trump development is different. On the sales front, investors have bought apartments and Nakheel and The Trump Organisation have held VIP parties in Los Angeles to launch the scheme.

On the construction side, designs were commissioned, contractors appointed, workers recruited, and equipment purchased. Scores of people and dozens of companies and sub-contractors were committed to the project, and their future, like the 500 Nakheel employees who were laid off last week, is now uncertain.

For Dubai, the forest of tower cranes perched on top of rapidly rising skyscrapers that used to symbolise the city's stunning development will now only emphasise how things have changed.

If it fails to finish these towers, they will become a painful sign of the promises that the emirate has failed to deliver.
