TORONTO | Emerald Park Condos | 143m | 40 fl | 114m | 30 fl | T/O

There is a new 2-tower development in north Toronto, which, although not officially approved by the city, is going into sales July 10th...developer is Bazis International, the same folks who are doing 1 Bloor E, and the location for this one is near Yonge St. and Sheppard Ave. in the Toronto suburb of North York...official heights and floor counts have not been released by the city yet, but the taller tower appears to be about 57 storeys...here are some renders from the just-released sales brochure, as posted by Mongo over at urbantoronto.ca....

Wow, although the tower itself looks a bit hokey, the other renderings look AMAZING. Nicest looking suburban tower in Toronto by far.

Nice building. WRONG location. This should be in the heart of the Central Business District, not out in suburbia.

I wouldn't say it's entirely suburban. It will be in a high density area serviced by two subway lines.

No way. Doesn't blend at all with the more dignified towers or the CBD, or even with some of the more extravagant, funky designs just outside of it, nor would the poor street frontage work in a highly urban area.

NYCC is far from "suburbia". If you want "suburbia", drive up to Aurora.

It doesn't take too long to get from Yonge/Sheppard to Yonge/Eglington.

This is a better photo showing how close NYCC really is to downtown. I'm pretty sure you posted this before Skybean.

I wouldn't classify North York City Centre as suburban either based on the strict definition of increased density. Even by the broader European definition that also takes into account land usage, NYCC qualifies. This area does manage to feel suburban despite this though. I'd argue that it has to do with the road network. It is very car focused with a massive amount of the land devoted to road. To some people this is associated with suburbia, rather than what one would typically associate with urbanity.

In that sense, almost all of Los Angeles is suburban. It's urban by the strict definition, but just doesn't have that same urbanity that many come to expect. I accept that places like NYCC are classified as urban, but I never think of them in that way. That stretch of Yonge might as well be a highway.
