As far as I know, they haven't exactly said yet. However, their timeframe is completion in 2011, so would imagine the initial earthworks will begin within months.

Lehman Brothers is not going to build a skyscraper in Cape Town. If the LB Building thread in this subforum is still on then it would have to be backed by someone other than the bankrupt American securities firm otherwise they have no chance in getting to square one.

![]() R1.2bn building will tower over CBD September 15, 2008 Edition 2 By LINDSAY DENTLINGER Metro Writer A R1.2 billion office and hotel development, set to become the tallest building in the city centre and the biggest development since the V&A Waterfront, has been given the green light by the city council's spatial planning, environment and land use management committee. At more than double the official height restriction, the 150m structure is to be built for the Old Mutual Property Group. To be known as Portside, it will be situated on what is known as the Malgas site along Buitengracht Street, between Hans Strijdom Avenue and Mechau Streets. It is to be completed by 2011. The development will comprise 33 000m2 of office space on 24 floors, a 10-storey hotel, 2 500m2 of retail space and parking on five basement and eight above-ground levels. Said mayoral committee member for economic development Simon Grindrod: "This is a significant show of confidence in Cape Town's CBD on the part of South Africa's largest financial services company." The 3 500m2 property on which the building is to be erected was sold by the city to the Old Mutual Property Group in May last year for about R90m. The council's spatial planning committee has now granted the height waiver needed to allow the property to go ahead. The height restriction in the CBD is currently 60m. A new protocol has been drawn up by the city's planning department to determine criteria for departing from this limit. Brent Wiltshire, property development executive of Old Mutual Investment Group Property Investments, said the development would be benchmarked according to the Green Building Council of South Africa's green star rating system. "Tall buildings play an important role in green architecture and its role is three-fold: to promote sustainability, reduce energy use and develop innovative technologies." The city's executive director for economic, social development and tourism Mansoor Mohamed said the project was of particular significance because it included social and economic benefits. One of the conditions of sale is that Old Mutual should prioritise the building of 564 residential units and a retail and commercial development of about 6 000m2 on a 10-hectare property in Khayelitsha. "This is an example of how the city will use strategic parcels of land to stimulate economic growth in areas where it is most needed," said Mohamed. |

I think it is so funny how stupid the media is. Metlife IS the tallest building in Cape Town, not Portside. It is awesome that we knew about it before it appeared in the papers!

NIMBYs don't have our info! I wish we could force Cape Times to print a retraction to state "Portside is similar in height to the current tallest buildings in Cape Town's CBD, matching the size of the MetLife Centre when the mast is included." Then, I think we'll lessen any impact or delay associated with Oh my God, giant Cape Town building is going to block my view detractors.

Old Mutual, whose holding company Triangle and OMGPI are developing Portside say they have almost no capital exposure or equity in Lehman Brothers and will not be negatively affected by their meltdown.

I still have login and editing rights for Cape Town, Port Elizabeth, Bloemfontein, Kimberley, East London and Umhlanga.... but as I said before, some dickheads have posted super low-rise buildings in Stellenbosch with completely the wrong pictures (of high-rise buildings). Emporis's standards have gone to the dogs...
