God save Adyarites and people who rely on LB road to connect to T'myur and beyond. I find it difficult to leave my car for service in Cars India (which is just adjacent to it) and take it during even Saturdays. I am not sure if there is a connect from behind (Sastri nagar / padmanabhan st??)

Grand Venus Mall - Perambur

Grand Venus Mall

  • The mall will set the benchmark in planning – with ample car parking, open spaces and driveways set amidst natural surroundings, fountains and landscaping
  • A multiscreen theatre operated by one of the top names in the field Fame Cinemas
  • food court that will have counters by leading restaurant chains
  • Sophisticated children’s play area
  • A shopper’s paradise with lifestyle products and international brands
  • Construction already underway, for the first mall in this chain –coming up over 4 acres of prime property in Perumbur

http://www.gangafoundations.com/projects.html

Though the name of the mall chain is spectrum, it is coming under the name,"Grand Venus Mall".Construction is going on for more than a year albeit at a slower pace. Visible improvements can be seen with the pace of development. Will try to post the U/C pics soon.

God this is looking awesome. Mount Road will regain its lost charm again. Lots of projects coming up. Express Estates, Forum Mall, ITC's Grand Chola, Grand Hyatt etc etc. They should now have a plan to strenghten the infrastruture there...couple of fly overs especially at Teynampet Junction and one at Nandanam will be required..

I read some where in media (dont remember exactly) that authorities are not planning flyovers in Mount road for the near future as metro rail lines will be going through mount road.

Thats true and they r giving de same excuse for flyovers at thirumangalam jn, vadapalani jn & for halda jn. They r actively trying 2 find some other excuses for delays in construction of flyovers at Thiruvanmiyur jn, Madya kailash jn.

Oops i forgot they already came up with one. Waiting for report on chennai traffic pattern to b submitted by wilbur smith

The office tower on the left looks like it'll be 12-13 floors tall so I think that might be visible from near Spencers on Mount Road..

Though Chennai needs good quality Malls & Multiplexes at least 4 or 5, the occupation level in the upcoming malls seems a huge bother.

Rentals are going down and many cancellataions also.

It will be another 2 to 3 yeras for us to enjoy the same. Lets all pray that the Melt Down is reversed soon and all the M & Ms are filled up.

This looks like dog and stone story. Till now its being said that we have huge demand but supply is not there, now the case is reversed. Hope market recovers soon :-)

It will certainly take another two/three years minimum for these projects to get completed by that time the meltdown phase will taper and business start picking up.Chennai was very conservative during the late sixties up to even the eighties when hardly a soul stirs out after 9.00 P.M.Despite pessimism about low patronage on account of rigid lifestyles and frugal living among the even well to do chennaites many chains of consumer durable stores and hotels came up in the seventies and thereafter doing roaring business. The present day chennai has undergone lot of change and is like anyother metro of this country with huge potential for business growth what with so many industries coming up.Demand and supply of space are cyclic and so are the rentals. This should not give room for pessimism.

Wow, quite a change by you Ranga. Formerly you criticized mall creation and its "wasteful" spending, now you a firm believer it could do meaningful business in the coming years.

On Malls: if you look at modern day malls, they are really modern, clean well lit places replacing the old bazaar of years gone by. Of course the shops have now become chains offering uniformity in products/service. Indian malls can adapt accordingly. One way for all the "mom and pop" shops to thrive is to band together and create a mall like atmosphere, i.e. a large enclosed area that is clean and well lit with broad walkways. Investing in this infra pays back, since people want a 1 stop shopping experience. Rents become higher. If most of them become like "Spencers" then the playing field is evened out and now it becomes a question of products/services and its price.
