Those who comfortably survived last year's global economic shakeup with their millions still sitting idle in various bank accounts now have a new temptation to look at. If property is on their shopping list,
the posh St Regis development on Ratchadamri Road is due to be formally launched in mid-March.

The luxury high-rise residence is being developed by Minor International Plc, the country's largest hotel and restaurant company, which has built well-received luxury residences in Chiang Mai and Samui.

While the show unit is not due to open for a few weeks, four duplex penthouses have already been sold, said Minor International vice-president Caroline Murphy.

Altogether there are 53 residences for sale in the building, which also contains a hotel. The four penthouses that have been taken are as large as 920 square metres each. Surprisingly, Thais were among the four buyers.

"If [Thai buyers] want this location they know they have to take a 30-year lease because there is no freehold option in this top area of Ratchadamri," said Ms Murphy.

"And the Thai buyers who bought with us - and again we are attracting people who want to live with us, this is their home - they want to be in this location.

"They love this location, they love the prestige, the convenience of the location, so a 30-year lease is okay with them."

With price tags between 186,000 baht-220,000 baht a square metre depending on the unit, these 920 sq m duplex penthouses cost 193 million baht each.

While this seems a huge amount of money to splurge on a property, Ms Murphy said the prices do not come as a shock to affluent buyers used to property prices in Singapore, Hong Kong, China and capitals in Europe.

"For the foreign buyer it's not expensive at all, it's actually good value and I think we are priced competitively for the quality and location we offer."

Although the residences are part of the hotel, they have their own entrance and concierge. The whole of the 24th floor is for residents, who have their own swimming pool, lounge, multi-purpose room and gym.

"So it's the most exclusive club in Bangkok and this appeals to this type of buyer. For them, money is not the key thing, it's the lifestyle they want."

The smallest unit is 320 sq m, which Ms Murphy says is another selling point because many buyers want to be in a building where everyone has a large unit.

Such buyers tend to shun busy buildings with lots of units of different sizes.

The St Regis brand from New York has an interesting history.

"It was started by John Jacob Astor in 1904 when the Astor family, whose wealth came originally from the fur trade, was one of the richest and most prestigious families in the United States.

"John Jacob Astor's mother Caroline was the most well-known socialite and hostess in New York society. She created the concept of the top 200 couples in New York, so the Forbes 400 comes from Caroline Astor.

"They decided to build a hotel and John Jacob Astor was an inventor so the hotel they built on 55th Street in New York was most forward-thinking at the time.

Every room had air-conditioning and a telephone - these were things that did not exist in early 20th century it was the talk of the town from the day it opened."

Ms Murphy says the signature feature of the St Regis Hotel is the butler service with every room having a butler to serve guests 24 hours.

For this reason these rooms do not have coffee-making machines because the butler brings the coffee whenever it is required.

Minor International first ventured into the real estate market about 15 years ago with the development of The Four Seasons in Chiang Mai where it had 24 branded residences for sale.

"That has been well-received in the market and owners live there, they spend a lot of time there, some people live there permanently.

"And there are owners who put their residences into the rental pool and they are happy with the revenue they receive."

Earlier this month, Minor celebrated the first 15 years of Four Seasons and used the occasion to announce the extension of the hotel with 12 new pool villas and five new residences for sale.

At the end of 2007, Minor completed The Estates, which is part of The Four Seasons Resort on Koh Samui.

Here there are 14 villas for sale and half have been purchased.

"It's a lifestyle-driven purchase, not purely an investment purchase," says Ms Murphy. "One client said to me, 'If I have $5 million in the bank, it's zeroes on a piece of paper, but if I buy a house that is worth $5 million,
the amount of enjoyment it gives you cannot quantify.'

"That's the type of buyer, that's the type of mindset that this real estate appeals to."

Minor also has the Anantara and JW Marriott resorts in Phuket but it has divested itself of the Marriott Vacation Club.

Ms Murphy does not see political turbulence affecting the luxury end of the market, especially in light of the buyers which Minor's developments are attracting.

They are familiar with this country, having travelled here frequently and done business here. They have a level of comfort and they understand that Thailand is still a attractive destination and a attractive place to live.

She expects the whole property market to perform better this year because there are encouraging signs with the government forecasting 4.7% economic growth.

Her advice to real estate buyers is to look at the quality of the developer. If he is good, so should the product be decent.

They should also look at the quality of the management team, especially if it is a condominium because a building can deteriorate quickly if it is not run properly.

Whether they should be close to BTS or the subway really depends on how important mass transit is to them, and that can be as individual as the buyer. "Frankly, it's not important to me but for some people it is.

"I don't go on the BTS, I am lazy, I just sit in a car so I don't care if I am not beside the BTS. But for somebody else they may say that is really the most crucial thing for them, so I think you have to look at your lifestyle and decide what is important to you."
