NB: This is all to the best of my knowledge. Where there is no specific project thread, I've included a very quick synopsis of a project and also included an external URL hyperlink where possible. Many of the projects are not just high-rises but also new civil infrastructure that is of strategic importantance to the Mackay region. Would greatly appreciate any additional information being supplied by other forumers or visitors. Thanks.

Mackay CBD


Completed

1. Bluewater Lagoon Acqatic Centre - Completed in August 2008, the $12.7 million is a 3000 sqm three-tiered lagoon, the equivalent to Cairns' Esplanade Lagoon and the Airlie Beach lagoon.
2. Rivage (11 lv/Residential) www.rivage.com.au - Completed January 2008.
3. Lanai (12 lv/Residential) www.lanai.com.au - Completed December 2008.
4. Nelsons on the River (5 lv/Residential) - Completed 1998.
5. Quest Serviced Apartments (7lv/Hotel) - http://www.questmackay.com.au/. Fronting Nelson & Macalister St, 97 serviced apartments wtih retail/ restaurant emenities on ground level. Approved in 2006.
6. Mackay Convention & Exhibition Centre (covered in the Mackay Project thread).
  • $18 million
  • 1500 seat concert hall with break out function rooms
  • Seating capacity for dinner function 900 people
  • Completed in July 2009
7. Grand Mercure Mackay (8 lv - Hotel) www.grandmercuremackay.com.au - Completed 2007.
8. Sydney St Markets (includes a 3,200m2 new-format Coles supermarket, 21 speciality stores and 132 carparks). $26-million art deco-inspired shopping centre located on the former Mater Hospital site. The centre was fully leased within three months of completion.

Under Construction

1. Fusion (9 lv/Residential) www.fusionmackay.com.au
2. The Crown (11 lv/Residential) www.thecrown.com.au
3. Latitude (10/Residential) www.latitudeatmackay.com - Project currently stalled after bankruptcy of the builder, future currently uncertain.

Approved

1. Unknown 'major' development on Cnr Peel & Victoria St. Area recently fenced off, zoned for commerical use.
2. Un-named development fronting Peel St (7lv/ Mixed Use). 20m tall incorporating a "car stacker" mechanism, cafe and lap-pool on the first floor, meeting rooms and a gym on the second floor, then two floors of office space and three floors of units.
3. Corner of Wellington & River streets. 10 storey development, extends 2 blocks along River Street.
4. 6 - 6a Nelson St (9lv/Mixed Use). Pre-approved 49 unit development for 9 levels on 1,617 sqm block for sale.
5. 5 - 7 Nelson St (10lv/Residential). Pre-approved 38 unit development for 10 levels on 1,633 sqm. Block was on the market but has recently been withdrawn.
6. QM Mackay (2x11lv Residential/Hotel) - http://www.qmapartments.com.au/. Approved for 99 apartments in front towner, with a second hotel tower at rear consisting of 125 suites. Both towers will have a number of commercial/retail units at ground floor. Construction contract already assigned to same builder as The Crown.
7. Azucar (8 lv/Residential) www.azucar.com.au. Honeycombs Group have announced this project is delayed indefinently.
8. Mackay Convention Centre Hotel (11lv/35m/Hotel/Office/Retail) - Albert St byMassland Group. Approved in 2008 but site now up for sale. See http://www.propertyoptions.tv/markrolton.html
9. Mackay Central (6lv/Office) www.mackaycentral.com.au
10. 33 River st (8lv/Office). It features a car-stacker mechanism in the lower parking levels (80 spaces in total), and is designed to blend in with the neighbouring Mackay Customs House and Old Post Office heritage buildings. GFA of just over 5,000 sqm.
11. Leichhardt on River (10 lv/Residential) www.leichhardtonriver.com
12. Meridian (11 lv/Residential) www.meridianmackay.com.au. Recently reapproved to a new height of 11 stories. Beginning of construction is imminent.
13. 50 Carlyle Street. 173 Room Motel + Shops. Site put up for auction in April 2009.
14. The Pier Residences (8 lv & 5 lv/Residential) www.thepierresidences.com.au
15. Inspire CBD (6 towers, up to 8 levels) http://www.pointglen.com.au/dvps/GordonStreet/New.html - Preliminary plans approved by the MRC. $160 million development, which Pointglen hopes to start building within the next two years. Mixture of commercial, residential and hotel accomodation.

Proposed/ Rumored

1. Caneland Central Extension - $150 million upgrade to extend over River St. Will include Myer, other high-grade retail, new forecourt dining and compatable entertainment uses. Opening 2011.
2. Mackay Showgrounds potential redevelopment for the construction of 240 homes and apartment-style accomdation, along with retail and commercial amenities. Currently held up with potential EPA Heritage listing to occur.
3. Heritage listed Pioneer Shire Council chambers - MRC is seeking tenders from interested developers to revamp the Wood street site which would incorporate the existing heritage-listed Pioneer Shire Council building into a residential or mixed-use development. 14. Dodd's Site (Pxaton's Building) at 8 River st. Not much known about this development, assuming it is a hotel/resi proposal. 35.9m AHD
in height.

Civil Projects - This mainly concerns projects being undertaken by the Mackay Regional Council and the Qld Government, either recently completed or currently under development. 1. Riverside Carpark Redevelopment
  • Currently under study
  • Major waterfront mixed-use development
  • Including vertical urban village and major public parking facility
  • $80 million projected investment
2. MCC Multi-Storey Car Park
  • $10 million
  • Corner of Gordon and Gregory
  • Over 5 Levels - 380 spaces
3. Forgan Bridge duplication
  • $127.9 million
  • Duplication from 2 to 4 lanes
  • Old bridge to be demolished
  • Extensive upgrades to Sydney/ River Streets and along Barnes Rd to the northern Kooyong intersection.
4. Q150 Bluewater Quay (Town Square)
  • $9 million
  • Located along the waterfront east of Forgan Bridge. It runs from Sydney Street to Carlyle Street, a distance of almost 250 meters, and fills in the missing link between the Pioneer Promenade and new waterfront developments east of Paxton's Wharf
  • Construction commenced May 2008 with a projected completion of eary 2009

I've just added a number of new projects and proposed developments that I came across in my trip to Mackay last weekend. Also amended some of the ones I had under 'construction' as they have not yet commenced.

New ones include:
  • Unknown multi-storey development fronting Nelson & Macalister St, self-erecting crane on site.
  • Unknown 'major' development on Cnr Peel & Victoria St. Area recently fenced off, zoned for commerical use.
  • Mooted construction site for multiple mid-rise residential buildings. By the same developer as The Crown Apartments. No further information at this stage.
  • Riverside Carpark Redevelopment

Did a lot of tidying up today of the development map, and added all the information I have on the Mackay Marina/ Eastpoint precincts. Like all of Australia, there are now a lot of approved projects which are now on the market for sale, so their future is uncertain.

When I get time next I plan to get more information about the Northern Beaches projects (like Ramada etc) and might make a separate thread for The Beach Mackay when I get the chance too.

HURRY UP WITH IT

i spoke to canelands management yesterday, only to be dissapointed that, the project is still under study and they dont actually have council approval as of yet, but they have definately secured the land, so fingers crossed the designs are approved, because that shopping centre could easily fair well to triple in size, trust me i work there, and it is starting to get busy like it is around christmas time everyday!!
I would have to estimate they would get between 20000 -40000 people through there doors everyday , and about 50000 a day around christmas.
it is by far the busiest shopping centre ive ever been to on a day to day basis perspective.................and yes i work there lol.

Thanks for your insight Mick, its great to have a local from Mackay able to contribute some photos and news of latest development activity. Im currently in Italy, and may be in Europe for a few months with work so wont be able to contribute much then but will certainly continue to read with interest.

Oh btw rednut, see that big cleared dirt patch on bottom right of screen, used to be old rail yards and they are decontaminating the site, and from what i hear, it is going to be town houses and apartments ranging from 1-5 stories, hopefully they might go higher. also has anyone heared Rumor that mayor meng wants to increase height restrictions in certain zones, including cbd ? i heard 40 story limit might be being implied on the cbd WOOT WOOT!!!

40 Stories, I highly doubt it. 20-30 max, Dont think you'd be able to get a 40st in Adelaide let alone a developer who would be prepared to propose a 40st highrise in Mackay.

maybe not 40 stories, but possibly 30, we have nice beaches, and the reason height limits were introduced originally was to stop all the interested developers turning east point gold coast style in the 80s. so its quiet possible if restrictions were never implied that we could have had the tallest buildings in northern aus. haha hopefully some developers go bigger than 12 stories in the near future. at lest 20 st in the cbd would be good and some 30st at east point

I cant see it happening, Nor could I in Rockhampton. But Darwin is a small town and it has a 33st plus a 28st ugly highrise.

u cant bear to think that one day townsville might not have the tallest buildings haha. and btw Darwin is growing really fast, i can see it being alot bigger than tsv or cairns in 30 years. and having 50-70st buildings.

No its simple, Macaky has enforced height restrictions, its only coming from your mouth that "There changing" the height limits which I highly doubt, Secondly Macaky is yet to reach triple digit numbers therefore doesn't warrant 30st buildings. As for Darwin, you'd be kidding yourself to think Darwin would get 70st buildings, Brisbane, Sydney even Perth dont have Scrapers with that many floors. I'd rather have a sprawl of aesthetically pleasing 20st buildings, then some of the shit going up in Darwin at the moment. Townsville has 20st height restrictions.

Cairns could certainly sustain a high building such as 100m but it will never happen because of the airport so Cairns is out. Rockhampton by the sounds of it needs to fix their CBD such as upgrading roads to cope with congestion in order to cope with a 100m and I just don't think a developer would want to build a 100m building in Mackay for a few more years yet. Townsville has the best chance of getting a 100m building I believe.

yeah i said from wot i have heard about the height limits, but i cant see them being lifted, hopefully some applications will be subject to review and put past council succesfully. brisbane has 70st plus propoals. townsville needs more highrise sprawl, its weird they just build them randomly in mackay, mostly along water. BTW Townsville reminds me of brissy and mackay like goldcoast. like we have water ways they could turn into canal estates all over the place and shit loads of un developed beach front land. townsville just has little ross river ck which is like brisbanes dirty river.
