Thanks for helping to keep us up to date with all the developments in the CBD. It does get a bit ridiculous with all thats planned and happening and staying up to date with all of it! Not so easy to get R30 billion + worth of developments into the projects section.

Die nuwe Pepper Club-ontwikkeling van sowat R300 miljoen, op die hoek van Pepper- en Langstraat, gaan die herlewing van Kaapstad se sakekern verder aanwakker.
Volgens mnr. Richard Boxford, direkteur van die Kaapstadse afdeling van die Britse eiendomsmaatskappy Life Residential, het die ontwikkelaars, Solomon Brothers Development, ná ’n aansoekproses van vier jaar uiteindelik toestemming gekry om die gebou van 20 verdiepings op te rig.

Boxford meen dat dit waarskynlik die laaste groot nuwe gebou in sy soort in die sakekern sal wees aangesien daar nie veel meer oop ruimte beskikbaar is nie.

Die ontwikkeling bestaan uit 275 residensiële wooneenhede en het kleinhandel- en kantoorspasie op die grondvloer.

Parkeerplek is op die laer vloere beskikbaar teen sowat R70 000 elk.

“Ons het al lank voorspel dat al hoe meer mense gaan verkies om in die sakekern te kom woon om naby hul werk te wees en sodoende verkeersknope en die stygende petrolprys die hoof te bied.”

Ten einde kopers tegemoet te kom, bied die ontwikkelaars finansiering teen 5% onder die prima koers en hulle waarborg dit vir twee jaar.

Eienaars het ook die opsie om hul eenhede as deel van die ontwikkeling se hotel-bedrywighede te verhuur.

“Sulke hotel-verhuringsopsies is ’n tendens wat veral die afgelope jaar al hoe gewilder begin raak het.

“Die groot voordeel daarvan is die aanpasbaarheid wat dit bied, want eienaars kan hul eenhede in die verhuringspoel plaas en weer daaruit verwyder soos dit hulle pas,” sê Boxford.

Hy glo die tydsberekening van die bekendstelling van die ontwikkeling is goed, want dit sal teen laat 2009 voltooi wees, betyds vir die 2009-’10-somerseisoen, gevolg deur die Wêreldbeker-sokkertoernooi 2010 en dan nog ’n somerseisoen van 2010-’11.

“Die ontwikkeling is in ’n baie lewendige deel van die sakekern en dis boonop vyf minute se ry van Clifton se strande en die V&A Waterfront.”

Pryse begin by R899 000 vir eenmanwoonstelle wat wissel van 34 m² tot 44 m².

In pas met die toenemende gewildheid van eenman- en eenslaapkamer-woonstelle, is die meeste van die wooneenhede in die Pepper Club eenmanwoonstelle.

Eenslaapkamer-woonstelle van sowat 60 m² is te koop teen R1,5 miljoen en tweeslaapkamer-woonstelle van 75 m² begin by R2 miljoen.

Van die 17de vloer af is daar dupleks-woonstelle met pryse van tot R4 miljoen.

“Dink net aan die asemrowende uitsig wat die woonstelle oor die berge en die see gaan hê. Die ontwikkelaars het ook ag geslaan op ons raad dat mense graag ’n balkonnetjie wil hê,” sê hy.

Van die geriewe in die gebou is ’n swembad, ’n gimnasium, restaurante en selfs ’n intieme klein bioskoop.

“Die ontwikkeling bied beslis baie toegevoegde waarde en Life Residential bemark dit ook sterk via ons kantoor in Londen,” sê Boxford.

I think Mr Boxford is talking out of his bum.... 5 minutes' drive to Clifton's beaches? I'd like to see that! And he's saying this is probably the last large building of its kind going up in Cape Town, as we are now basically out of space... Don't quite know what to make of that...

what a mook....loop street is what?? no 5 min drive anywhere in CT traffic exp in summer hols...never mid rain.. and crime free in building...problem is how to get in and out of it safely!! oh...and last point....World Cup 2010? Is that a fact?

MORON! Cape Town has numerous much-larger developments in the CBD in the pipeline, he obviously doesn't know about the Cape Town Partnership!

PS, what on earth does that "quip" mean about "South Africa 2010?"

what a mook....loop street is what?? no 5 min drive anywhere in CT traffic exp in summer hols...never mid rain.. and crime free in building...problem is how to get in and out of it safely!! oh...and last point....World Cup 2010? Is that a fact?
