The BBVA complex at Post Oak is set to get two additional towers. The first will be a 36 story hotel/residential job from Gables as well as a roughly 30 story office tower. Both are to be called The Perennial.

It will retain the masonry walls since it's a historic building being redeveloped. The new Mariott Marquis going up by the convention center will be a sea of glass:

Houston Methodist's big expansion plans include Woodlands and new TMC tower

Houston Methodist has joined the building boom in The Woodlands with a new 193-bed, full-service community hospital to help accommodate the expected 10,000 employees moving to the 385-acre Exxon Mobil corporate campus there.

Hospital board members recently approved plans for the $328 million Houston Methodist The Woodlands, "giving that community close-to-home access to Houston Methodist’s unparalleled safety, quality, service and innovation," Dr. Marc L. Boom, president and chief executive officer of Houston Methodist, said in a statement.

Houston Methodist The Woodlands is to be located at the intersection of Interstate 45 and Texas Highway 242. Groundbreaking on the 470,000-square-foot hospital is expected early next year, with the opening in 2017. The Exxon Mobile mega-campus is expected to be complete sometime in 2015.

Houston Methodist's expansion plans also include a new 390-bed inpatient tower to be built on Bertner Avenue near John Freeman Boulevard at the Texas Medical Center campus. The $540 million tower will include 102 ICU beds and a dedicated cardiology floor. The 135,000-square-foot medical should open late next year.

A detention pond serves the site has been built and licensed by City of Houston.

More details emerge on new downtown office towers

Downtown Houston’s healthy office market has developers in a frenzy. There are seven new office buildings planned for downtown, but only two of them are underway. In fact, several Houston commercial real estate experts expressed doubt all the proposed buildings will be built. “No chance,” said Tim Relyea, executive vice chairman of Cushman & Wakefield of Texas Inc. “But a lot of them will, for sure.”

In addition to the new buildings, there are three other office renovations/redevelopments on the books, such as San Francisco-based Shorenstein Properties' renovation of 800 Bell that is expected to start next year. “I think that Hines, 800 Bell and Hilcorp Energy Co. (buildings) will be built. Maybe Crescent and Chevron,” said Charles Gordon, executive vice president of CBRE Group Inc.

The only other new building downtown that has started construction is Hines' 609 Main at Texas. The 48-story, 1.05 million-square-foot tower is expected to be complete in the fourth quarter of 2016. The tower was designed by New Haven, Connecticut-based Pickard Chilton Architects Inc. and is being built by D.E. Harvey Builders. Colvill Office Properties is in charge of finding the building tenants.

The other five planned new office buildings downtown are:

- Fort Worth-based Crescent Real Estate Holdings LLC's 6 Houston Center

- New York-based Brookfield Office Properties' (NYSE: BPO) 5 Allen Center

- Chevron Corp.’s (NYSE: CVX) third tower

- Dallas-based Stream Realty Partners LP and Houston-based Essex Commercial Properties' One Market Square

- Skanska USA Commercial Development's Capitol Tower
