Second Hyatt hotel to be built near Galleria

The owners of the Galleria Place development along Sage Road between Westheimer and West Alabama, are building a second hotel on the property, which by the end of next year will have close to 500 new hotel rooms – all under the Hyatt brand.

The new hotel, a Hyatt Place, will join a 325-room Hyatt Regency that broke ground earlier this year.

Both projects are expected to open in the fourth quarter of 2015, according Atlanta-based Songy HighRoads, which is developing Galleria Place with The Carlyle Group.

The new Hyatt Place will have 157 rooms and its entrance will face West Alabama Street. It will offer fewer amenities than the full-service Hyatt Regency next door.

The Songy/Carlyle partnership purchased the former Galleria Plaza in March 2013. The property included two office buildings, a multitenant retail building and two standalone retail properties totaling 425,000 square feet. The 7.6-acre site is directly across Sage from the Galleria mall.

In addition to the new hotels, the partnership is renovating the office buildings at 5251 and 5333 Westheimer. They should be completed by the first quarter of next year.

AmREIT reveals new Uptown Park development

These renderings show the new project AmREIT is proposing for a site in Uptown Park, the sprawling shopping center spread over 17 acres along the West Loop at Post Oak Boulevard.

AmREIT recently had a deal with Patrinely Group to build a high-rise at the site, but the company decided to go in a different direction when it was able to negotiate development rights for the Champps restaurant and bar parking lot.

“We were able to return to our original vision of developing a lower profile residential project by expanding the building’s footprint,” the company said in a statement.

The new project, which is being called The Palazzi at Uptown, is set to have 200 high-end apartments and 40,000 square feet of retail space. The project cost is estimated at around $80 million. Construction could begin next year.

Greater Houston Partnership Building to go up next to downtown convention center

A 10-story Greater Houston Partnership Building and a parking garage behind it will be built directly north of the George R. Brown Convention Center.

The office building’s tenants will include the Greater Houston Partnership, Houston First Corp., the Greater Houston Convention and Visitors Bureau and the Center for Houston’s Future, said Ric Campo, Houston First’s chairman. Plans for future tenants include the Harris County-Houston Sports Authority and the Hotel & Lodging Association of Greater Houston, he said.

The parking garage will hold 1,900 spaces.

Both the office building and parking garage will have street-level retail, likely restaurants, Campo said.

The building’s iconic feature will be a 2,000-square-foot terrace offering a panoramic look at Discovery Green park, several hotels, a soon-to-be-renovated convention center facade, landscaped pedestrian walkways and sidewalk cafes as well as a dramatic view of the skyline, said Bob Harvey, president and CEO of the GHP.

Houston First owns the property and is developing the office/parking garage project which will cost about $76 million, Campo said.

The GHP will have the top two floors, which include the terrace.

The foundation of the office building was designed to allow it to support a future boutique hotel that would be built on top of it, Campo said.

CityCentre expansion to include offices, retail and apartments

The developer of west Houston's CityCentre has acquired more than 6 adjacent acres for a major expansion that will bring the northern boundary of the high-end mixed-use complex all the way to Interstate 10 for the first time.

"This is pretty big in the sense that we'll create a gateway entrance from I-10," said Shon Link, executive vice president of development for Midway, which built CityCentre at the old site of Town & Country Mall near the south-east corner of the Katy Freeway and Beltway 8.

The expansion will include a 13-story apartment building and two 16-story office towers, along with additional retail space and 1 acre of open green space.

The office towers will add 740,000 square feet of upscale commercial space, putting Midway in similar ranks with some of the larger office developers active in the nearby Energy Corridor west of Beltway 8.

Link said Midway will go after a much larger office tenant than what is typically found in the existing CityCentre buildings.
