What a rubbish layout. The commercial and residential use the same lifts and the 'dual key' apartments are obviously going to become a defacto hotel ( probably the Oaks group).

It will be for short term rentals mainly for people attending confrences etc. at the RNA grounds.

Some good height though and it will be interesting to see if it gets up!

They need far greater separation of the commercial, hotel and residential uses. I'd hate to have to share a floor with a noisy defacto hotel. Really poor separation of uses.

Well these guys are officially wasting their money. This site falls into the Bowen Hills Urban Development Area, so no need to worry about the BCC anymore, well thats my understanding of the rules anyway*. And they can't lodge with them at the moment because the Interim Land Use Plan doesn't cover their site with a usage so they are stuck in balance waiting for the Development Scheme to be developed and implemented.

* I will say that the rules might not cover existing applications going through councils, so therefore they are still dealing with BCC but I think not.

I'm always conserned about developments in this area as they do impact on what can be done in the showgrounds. Over the last decade residential developments around the Tivoli have rendered the venue completely useless for live music and dance events after midnight. I don't want a development like this putting any risk to events at the ekka showgrounds. Brisbane doesn't have enough live music venues capable of holding several thousand people near the inner city.

Its OK though - will add some density.

looks like the DA was lodged before the bowen hills UDA was declared, so they are doing the best they can do.. probably a good idea too, nobody has receieved approval from the ULDA yet so the process is a big unknown

The conference facilities are located on the Ground Floor and the 1st floor (essentially a mezzanine)

The rest of the floors are for Hotel apartment uses.

I don't really see too many issues with this. It'd be just like any other hotel in the CBD with conference facilities (I've often shared an elevator with hotel guests.)

An 18-storey office and unit complex is to be built in Bowen Hills - the suburb's first official high-rise.

The building, on the corner of Brooke Street and St Paul's Terrace will include a convention centre, office, shop and restaurant, but will mostly provide accommodation for the fringe of Brisbane's central city.

It will feature 197 serviced apartments, three residential units and includes 203 car parking spaces in five below ground levels and will be built close to the RNA Showgrounds on St Paul's Terrace and one block from Brisbane City Council's Green Square office complex.

The council's planning committee approved the new high-rise this morning and the application is expected to be ratified at next Tuesday's full council meeting.

In planning parlance, any building taller than 10 storeys is considered a high rise.

Neighbourhood Planning and Assessment chair Cr Amanda Cooper said the development offered opportunities for the local area.

"This first for Bowen Hills provides the local area with much needed short-term accommodation, along with the added benefits of conference rooms, restaurant and shop and office space," Cr Cooper said.

The development - including 13,863 square-metres in of floor area - falls within the State Government's Urban Land Development Area, making it a priority planning spot.

However, the committee decided the design of the building met the development principles of the the government's proposed Bowen Hills planning scheme.

It also includes a large outdoor terrace which opens out to both St Paul's Terrace and to Brooke Street.

Cr David Hinchliffe, a member of the neighbourhood assessment committee and former planning committee chairman, said Labor supported the application because it provided short-term accommodation.

"It is clear that Bowen Hills is the next development hot spot," Cr Hinchliffe said.

"There is a need for short-term accommodation in Brisbane and it will provide this much-needed result for Brisbane."

Pretty ordinary for a building that is going to standout substantially. Hardly adding anything positive to the area.

i work nearby and i saw what looked suspiciously like site works yesterday.

heaps of construction going on in this area. one further up st pauls close to the jubilee hotel and one next to green square too.
