The new "Laurel Commons" at a glance

Laurel Commons promises to completely revitalize the retail landscape. Shoppers will love its neighborhood feeling. They’ll find it convenient yet expansive, sophisticated yet comfortable. The total retail square footage of the mall is 664,589, and it houses three anchors, including Macy’s.

But the changes coming are extensive.

Exterior:

Removal of the US Route 1 parking structure, allowing greater mall visibility

I think it's a little strange how in the renderings of the new interior/streetscape of the mall, they don't have any black people...

Beltway Plaza is in even worse condition. I'd like to see the same thing happen there. But I guess they have to redevelop that apartment complex in the back first. It's another shopping center with a huge ugly parking deck in FRONT. Whoever thought of that design must've been on crack. At Beltway Plaza, it actually looks like you're entering in the back of the mall.

I don't think the designers get paid to be geographically accurate with racial makeups. All I care about is the design. Looks good. It's refreshing. Too bad I live closer to Beltway Plaza. Another mall with a deck in front that needs redone.

lol true, I guess they didn't really think to do a demographic analysis first.

But yeah, Beltway plaza is in need of some extreme help too. I go to the Giant there for my groceries and the Target if I need something random.

I remember when Laurel, Landover Malls, and Beltway Plaza were all vibrant.

Its disheartening to see what they have become.


I don't know how they're going to address traffic for the Laurel Mall as that part of Rt. 1 is a parking lot now on Saturdays.

Well, Landover Mall is becoming Woodmore Town Centre. I believe ground has already broke on that one. Laurel Mall is being converted into a town center as well. There was some talk about Beltway Plaza getting redone like Laurel Mall is about to. Both have the same basic design with the parking structure facing the main road. I recall even seeing some charettes. But I think it will not be redeveloped until Greenbelt Station gets going. I'm thinking 5 - 8 years from now before the first shovel hits the ground.

I just wonder how they can be sure that the factors that caused these malls to die won't affect these redeveloped town centers.

Bad retail mix. Plain and simple. There's nothing in those malls that will draw local residents to shop there. Burlington Coat Factory and Marshalls? Come on. Try Old Navy, Gap, something along the lines of Banana Republic and a good anchor like Nordstroms. Throw in a few local design stores and discount stores and now you have a place that people will drive to. There's something for everyone. But when you fill a mall with 50% tennis shoe stores, 30% discount, and the rest knick knacks, no one is going to come because those stores come a dime a dozen. Experience is important as well. In Laurel Mall, it's dark and dank and lots of unleased space. In Beltway Plaza, the glass enclosed basketball court is real cool. But the shopping selection is 100% discount. For people who want more choices, they go elsewhere and the mall suffers.

Guaranteed, Prince Georges County has the household income for a nice Macys (not a ghetto Macys with poor selection and 1980s displays and rugs) or even a Nordstroms somewhere.

I'd also add a well designed food court and movie multiplex with stadium seating really seems to be a must.

The Landover Mall site is not becoming Woodmore Towne Centre it's actually across the beltway from it. I think the project has potential and if it turns out as good looking as Annapolis Towne Centre we are in good shape, it/was the same developer/team/architect so we are in good hands.

What I don't understand is why the Landover mall site couldn't have been the Woodmore while leaving the undeveloped greenfield/forest alone and preserved, seems like huge inefficiency.

My bad. Wishful thinking I guess. But, it's a shame that all that prime space is not being developed yet. What I really want redeveloped is University BLYD from Adelphi Road up to Piney Branch. Oh the possibilities.

Government Center is composed of a single ‘L’ shaped 25-story office building less than 1,000 feet from the entrance to the New Carrollton MetroRail Station. The design offers an expansive amenities base housing convenience shops, a dry cleaner, full service cafeteria, on-site daycare center, fitness center and a credit union. The building also houses 1 million square feet of office space and 3,765 structured parking spaces.

The single building facility allows direct access to every employee by elevator without stepping outside. The personnel working at Government Center will benefit from a level of access to amenities that will positively impact their quality of life. Every amenity from necessity to convenience to luxury will be within their immediate reach.

Great project, I haven't seen that before...and if the GSA is building it, you know it won't be postponed! This will be a great addition to the area, and add the needed employment base to support further residential/retail development in the area.

This project is continuing the trend of building tall buildings (15 story+) along the Beltway. People passing through DC on 95 will get a pretty great impression of the city based upon the Beltway's growing skyline.
