46 Blackfriars Road | Southwark | ~55m | 14 fl | Complete

A planning application for an 80m 20Fl Hotel/Office building should be going in for planning soon for the site next door to the awful BT building at 43-46 Blackfriars Rd. Designed HKR Architects.

Hmm... the previous design by Lifschutz Davidson was a million times better.

This just seems like yet another stumpy, bland, boring lump of glass. Yawn.

Does't look too bad to me, I would like to see more renderings though. If this and the the towers up road get approved (fairly likely now after Doon Street) there will be a nice step up from Palestra, to this to 20 Blackfriars Road to Beetham. I assume the top floors are residential due to the different cladding. Columbo House (the awful BT building) is indeed horrendous.

Yeah, it's f**king desperate isn't it, I have a visceral hatred of 80s post-modernism. Blackfrairs road is toss.

I do too , well this sort of building anyway, there are some good examples of Pomo in London, charing cross comes to mind.
The road really needs some improvement in the public realm, like most roads in London its too busy the pavements narrow and this road has no trees to soften the landscape and for that matter hide some of those tatty buildings. I think though the new buildings along here are really going to lift this area out of the 1970's knightmare it is at the moment.

they' start demolishing 80s legoland when they are finished with the brutalists.

where is this on the map exactly and how does it relate to the other projects in the area?

Happened to cycle past all this yesterday. This proposal is to replace a reasonably attractive brick building, isn't it? No terrible loss, but it's certainly the BT/post office thing next door that really needs to go - hope it's next. I quite like the odd bit of 80s PoMo, but the Blackfriars Rd thing is admittedly hardly a shining example.

HKR did this pretty ordinary looking block on Alfred St in the City.



They are also doing the low-rise buildings in the Leaf development over in Ealing. Pretty run-of-the-mill stuff.
This won't be anything to get excited about I'm sure;

it has perpendicular panels as with beetham tower manchester.
also has the same style facade pattern, which i wish would go away now. i just can't believe it's turned into a whole architectural movement.

It looks like a really weird mix of Allies & Morrison's HQ, a bit of Bankside 1 and No. 1 The Gateway.

Totally agree mate, this asymmetrical cladding is going to date faster than a pair of purple 70's loon pants.

Yeah I was having a look when I walked past on Friday, s'alright but looking pretty tired and certainly not worthy of retention imo, although as you rightly say compared to the rest of the dross on Blackfriars Road it looks like a masterpiece!

Finally went in for planning as a 14 storey hotel.

Interesting design evolution over a number of years (shows how long proposals can take before a planning app materialises).







Initial plans for 30fl was gradually reduced as Southwark planners decided that taller buildings should decrease in height from the top of Blackfriars road before finally wanting the building to be the same height as the Wedge house proposal next door.

Oh dear.....what happened? same height as the shit building next door? great idea Southwark planners, like thats a benchmark of great design down that road.

The 'white sheet of death' has gone around the building on this site, hoarding have gone up and the car park is now closed.

Work resumed a few weeks ago, looking at the developers site, this is likely to be another blackfriars eyesore..... interesting development on the horison though...



I happen to have a good vantage point from that shit 80's building next door Will post when it begins to rise.
