whaoo

Definitely my favourite skyscraper in NY.

but just one question..

What is expecting to happen to the red building near it ?

I saw some balcony so the residents will see the wall ? They are gonna get the perfect view on the private life 56 LS residents ?

In NYC (don't know about other cities), when a building goes up adjacent to another one, and the existing building has windows that are going to be blocked, these are considered so-called "lot line" windows and they have to be sealed with bricks (at the expense of the windows' owner...)

I assume the same is gonna happen with these balconies, either by sealing the door, or by creating an 'extra' mini-room on each floor. They could transform 'em into bathrooms

The red building isn't residential, and those aren't balconies.

This is the best looking design currently going up in NYC in my opinion. Now all we need in a morphosis super tall

99 units under contract: http://streeteasy.com/nyc/building/5...et-new_york%22

This tower could be sold out before its completion!

This is looking amazing. It would be outstanding if all of the apartments were purchased before completion!

I'm glad to see that there is financial incentive for good architecture. Maybe this will prompt some more Herzog de Meuron, or Morphosis. Maybe NY can get a Hadid.

NY almost did, at 425 Park, and I'm still bummed we're not getting her design. I'd love to see Hadid's take on a tower of similar dimensions -- such a thing would really complement 56 Leonard, Gehry's tower and 30 Park Place.

I think there's a good chance that she, along with plenty of other starchitects, will have the opportunity to make their mark on NYC before this ultralux residential boom is over.

As for the building selling out before it's finished, well, let's just say I don't want to be the one in charge of getting all those people moved in.

I'd prefer designs from SOM, Atkins, Studio Gang, MAD, Pelli Clark Pelli, and KPF.

This building will be an icon. It's insane the amount of really expensive luxury real estate being churned out in NY right now. The world consensus is that it's the place to be, I guess. I suspect a large bubble, but it's fun to watch the architectural race.

The New York condo market for new towers aimed at the ultrarich has been especially hot, with contracts flying out the door at new projects, and at prices well above 2007 peak levels. That comes even as the rest of the New York market has been slower to see a rebound. The rise in planned new towers has been driven in part by a rush of foreign buyers who see the apartments as stable investments. Numerous slim, tall towers aimed to price above $3,000 per square foot are planned.

"The upper end of the upper end is where you're seeing this froth," said Jonathan Miller, chief executive of appraisal firm Miller Samuel Inc. "In many ways, it's become a new housing category."

The developers of 432 Park Ave., a 1,396-foot tower under construction, say they have signed a contract to sell a $95 million unit, which would be a record sales price for a New York apartment.

In lower Manhattan, an 820-foot tower in TriBeCa under construction has already seen contracts signed for more than 80% of its units.

"We never dreamed it would sell as quickly as it did," said Daniel Neidich, chief executive of Dune Real Estate Partners, one of the builders of the tower, named 56 Leonard.

What has it to do with early selling?
