Never realised before that this would be expanding the downtown skyline further north. Next they should expand the midtown skyline south, until they meet.

Bonkers.

So an average of ~535 sq. feet of terrace space per floor. Any idea how that compares to other high end residential buildings? That seems insanely high, and is obviously by design. That's a lot of very valuable area -- a product of the offset nature of the floors, going to show that the crazy profile of this tower is not just for looks.

They might meet along the East River, especially after the 70 story 227 Cherry St., tower goes up.

That sure would be nice. I would never trade those areas in between downtown and midtown for some supertalls cause those are the most vibrant parts of the city, but some density by the rivers could work. I like the idea of 2 (soon 3) major clusters brought together by a slightly more dense skyline.
In fact the west side might have a leg up cause Hudson River Park will allow sale of air right to developers so we probably will be seeing some added density from TriBeCa all the way to HY, tho I doubt we'll be seeing any supertalls.
The east side needs much more of a make over than the west side so hopefully we'll see more developments like the one on Cherry Street.

I wonder if the design of this building will reduce the wind felt on some of the terraces. The off-set nature of the floors might break up some of the vertical flow. Of course, the higher up you go, the more windy it generally is (horizontal flow).
