The 42-month contract has an estimated value to Hill of approximately SR 45.8 million ($12.3 million). The Andalusia Square Towers development is anticipated to further shape Jeddah's city skyline and will cover a total built-up area of more than 268,000 square meters (2,883,680 square feet). The project is planned as an integrated mixed use development including offices of up to 124,000 square meters (1,334,240 square feet), residential apartments of 70,000 square meters (753,200 square feet), a 5-star hotel of 35,000 square meters (376,600 square feet), high-end retail of approximately 39,000 square meters (419,640 square feet) and parking for 4,000 cars. The project is located close to Jeddah's Central Business District and strategically situated at the intersection of King Abdullah Road and Al Andalus Street. The project is designed by Nikken Sekkei Ltd., a world-renowned architectural firm, and is planned to be completed in early 2011. ![]() Jan 8,2008 i feel sad when i seen them demolishing panda super market i have alot of nice memories in my childhood i bought a lot's of Animes (not only me loool)it have been built in early 80's by al waild bin talal and was first super market in jeddah (Sarawat super markets opened next in Al Barom Center maybe in same year!) i remember it was called Family Market before panda,as i know it is sold to another investor (Savola Group) in 90''s. final design not selected yet that why it not showing in jeddah real estate exhibition,diffiently these project will be icon of business zone!

big lot... i wonder how high could those "towers" be. Some of the developers abuse the word tower and call any 5+F building a tower!

i see the render in magazine at jarer bookstore,it was damn small picture,for first imprison i don't like it,there was two high tower but poor designs,i will phone Kinan tomorrow to get more infos inshallah!

Two renders I found recently
![]() ![]() This mixed use urban development, conceived to revitalise the centre of Jeddah is an extremely forward thinking endeavor. The clients brief was to capitalise on the new unlimited height, special project status given to various parts of the city by the Municipal planning authorities. Rather than simply provide another iconic Middle East tower, the development of the design philosophy was to fulfil the need for an urban complex of local and unique character, that could become synonymous with the Jeddah skyline. In other words, a tower that belonged only to Jeddah. The futuristic tower has a "fulcrum" role, addressing the Andalusia Circle, CBD and Jeddah harbour, in front of the property; and the residential, new city areas "behind" it, fusing together its prominent cusp location in the city. The side views of the tower provide a profile to the larger city and the corniche beach esplanade area. The tower is ultra modern, adopting a minimalist approach, while utilising local idioms of "mushrabiya" screens and air capturing terraces as "elements in the sky". Traditional timber screens and old decorative components are reworked in glass and stainless steel finishes. Maximum use of photovoltaic cells is made to form the "crown" of the building, emphasising the importance of the sun in this ancient desert city. The commercial tower sits proudly above the circle and provides drama at the front of the site, above a two level retail podium. This podium also supports a boutique hotel and residential tower with terraces interacting with the mall below. The linearity of the site is used to maximum effect to distribute activity along its length and to the extremes of the site. Pedestrians are able to access the circulation spine off four street entrances, while parking is neatly arranged below the full length of the circulation spine and adjacent to the commercial tower. The complex becomes a 24/7 environment and a true internalised urban space, opening up to the sky with roof terraces and a retractable skylight to enjoy alfresco shopping and dining in good weather. The modern environment will house specialised and boutique retail and become a series of "urban rooms" where residents, workers and shoppers interact in an open, lively atmosphere. |

Five firms pre qualified for Andalusia Square Towers project
MEED reported that five local companies have been pre qualified for the main construction contract on the USD 560 million Andalusia Square Towers project in Jeddah. The companies are 1) Saudi Binladin Group 2) Saudi Oger 3) El Seif Engineering & Contracting 4) Saudi Freyssinet 5) Al Mabani Tender documents are being drawn up for the work and are expected to be finalized by July 2008. Andalusia Square Towers is a 268,000 square meter mixed use development, at the intersection of King Abdullah and Andalus streets. It will include offices, residences, a five-star hotel and retail outlets. Kinan International Real Estate Development Company is the developer. Japan's Nikken Sekkei is the consultant and the US' Hill International is the project manager. The project duration is about 3 years. |
