East Raya Gareden Promo! (june-july)

Hi,

I just want to inform everyone that 10-10-80 payment term promo is now extended and will run for the entire 3rd quarter.

10% payable in 3 mos (no interest!!!)
10% payable in 9 mos (no interest!!!)
80% bank financing up to 10years

Payment term is applicable only for Amanusa, Senja, Rama and Samaya Buildings.

Ask ko lang if transferable to other DMCI projects ang reservation ng unit. I reserved a 2nd floor back unit in Cedar Crest kasi but I'm rethinking about moving to East Raya instead.

Or kung may gusto magcedar crest jan, , swap tayo!

DMCI allow transferring of unit on the same project lang, I don't know why..
why do you think about moving in east raya?
you have to think about it before your down payment start..

Kasi po nagdadalawang isip ako sa cedar crest dahil traffic daw lagi sa c5, mahirap icommute at binaha ang taguig during ondoy. Tama po ba?

Thanks po. Pero itutuloy ko na po, I personally know 2 brokers who live in a unit in rosewood and also another broker I know said it's going to be a good investment. There's a good plan laid for the site that will increase its value over the years.

Buy ka na din ng parking slot habang available pa. Mahirap magsisi sa huli. Limited pa naman ang parking slots at magiging mahal mag-rent.

Oonga eh I wouldn't really want to let go of 207 palmetto but as I've done my calculations, it'll be a very tight budget

Are you paying the closing fees at RFO? It should be much more manageable if you were. Another option would be to wait for a reopening at MALLOW which should be cheaper. You do have the option to transfer 3 times within 6 months. You can wait for the other buildings to be released and hopefully if their turnover is later than April 2012, your re-computation for monthly amortization would be cheaper.

The easiest monthly should look like this for your unit. Maybe this should help others who may be interested with it

1. kung bayaaran agad yung closing fees magkano matitipid? Thanks!
2. do we have to pay the assoc dues even if we haven't moved in?
3. how much is RPT charged upon turnover?
4. approx how much is condo dues?
5. assuming i loan from the bank, and after a short while, i want to pay the balance na.. how much of my total contributions goes to the principal?

it seems my expenses will baloon once the unit is delivered.. c",?)

1. if you pay it right away, Closing Fees - 90,934.00 (3.6%)
2. Assoc dues would start on unit turnover
3. It would be based on the fair market value of the unit 2 years from now.. so assuming it's 2.7M, Real Prop tax would be 2.7M x (20%) x (.02) - P10,800/year.
4. This can't be determined yet until the association is already set up.. but expect it to be between 35 to 45 pesos per sqm (Total area including service area and parking)
5. All of your paid up contributions minus interest will go into principal. The interest then goes to bank.

You also have to consider turnover fees on unit turnover which would be roughly 35k-40k but a portion of this may be refunded back to you so it would likely end up around 30k
