Wow yun ERG clubhouse and pool area is much better than the other Raya version. I think DMCI is getting better everytime they put up a new condo project

Hi Neighbors. I'm glad my brother found this forum. My wife and I bought a unit at Senja, 314 and my brother bought one at Lovina

I hope that when we are all living there we can have some time to get to know each other. Ika nga "A Happy Community Is A Healthy Community".

Btw, is a there a BBQ facility? Forgot to ask my agent about this.

Welcome Randy! Yes, I hope we could meet in person when all our buildings are turned over. Sana wala tayong pasaway na neighbors so we could maintain the beauty of this property. hehehe.. And sana maayos ang PMO natin sa ERG.

Yes, you're right emacademia1! PMO is Property Management Office who respond to residents needs and to maintain all properties, facilities, and amenities in the area. Because i read a few negative feedbacks from other thread about their PMO not handling the residents needs properly. Kaya wish natin na we'll have an effective PMO at ERG para happy tayo forever... hehehe..

I totally agree for a project and the community to have a really nice living experience, the PMO plays a really big role in the upkeep and caring of the whole place.

I wish they could have the same kind of PMO in ER Paranaque here in ERG. Security, and maintenance of that project is highly commendable.

Hi CondoDweller! Hope to run into you one day and the rest of you guys also.

Sana nga fully committed ang PMO to "police" the neighborhood kasi mahirap kung madali silang ma-bu-bully ng rowdy residents. Uso din ba ang homeowners association sa ganitong community?

Guys were you informed of the color of the laminated flooring? My agent said that it's light brown to yellowish. Is this true? The color that we saw at Rosewood is darker. Hopefully its the latter.

I am not an agent but perhaps i can give you a ballpark figure, based on the price list given to me in Senja.

3-bedroom end unit with service area 88 sq.m facing amenities is PhP3980200; if not facing amenities, it is 3753300

2-bedroom inner unit with service area 56.50 sq.m. facing amenities 2799309; if not facing amenities, it is 2275500;

there's a little difference when the floor gets higher.

dmci has flexible terms. they have 10-10-80.
if you want to go into bank financing, you might have to pay 20% spread accross the remaining months before turn-over.

the contract price is gross pa. they have discounts.

Hi everyone i also purchased a 2 bedroom inner unit at LOVINA building turn over date is December 2010. im deciding kung sa 1st floor or sa 3rd floor ang kukunin ko, the first floor has a bigger balcony area, halos 22 square meters na pwede ko lagyan ng garden set. so im still deciding kung sa first or 3rd floor.

btw im attending this saturday's opening of the clubhouse

Hi,

I recommend to take the first floor area. In your day to day living you won't feel your living in a bldg. coz 1st floor is just like a bungallow feeling. In addition to this you will seldom to use elevator except going your laundry sa roofdeck and first floor is a few minute walk either to your basement parking or street park. Hope this help you...decide
