MANGALORE: The tallest building of Mangalore |is expected to be located near the Kadri Park and will be ready by 2014. To be called “Planet SKS”, it will be a luxury residential building. This 35-storeyed 375-foot building will have 484 three-bedroom and four-bedroom units. This is expected to be city's first building to have rooftop helipad.

This Rs. 150-crore building was coming up on 4.25 acres of land off the National Highway No. 17. At present, the tallest building in the city is the 23-storeyed “K2” in Falnir, which is 200-ft tall. Mangalore City Corporation Town Planning Officer Balakrishna Gowda confirmed this to The Hindu. He said the SKS Planet was the tallest proposed.

The first 25 floors of the Planet SKS will have three-bedroom flats, while the 26 {+t} {+h} to 35th floors will have four-bedroom flats with each of the floors having a ‘lap' pool. The three-bedroom flats are 3,300 square feet each while the four-bedroom flats are 6,600 square feet, said Shashi Kiran Shetty, Chairman and Managing Director of the SKS Netgate Pvt. Ltd., which is constructing the building.

The feature of this building, Mr. Shetty said, would be the greenery and availability of natural light.

While the three wings of the building would come up on the 7 lakh square feet of land, about three acres of land had been earmarked for landscaping.

It would have four-floored covered car park area which would accommodate about 450 cars, including 30 vehicles of visitors. There would be a 30-foot waterfall using recycled water.

The building would have a separate sewerage treatment plant and there would be use of LED lights. The building would go in for rainwater harvesting.

“We are adopting features that will help us get the silver rating from the Indian Green Building Council,” said Mr. Shetty.

Booking

Mr. Shashi Kiran Shetty said the company had commenced booking for the project. It was charging Rs. 4,000 a sq. ft. “About 30 per cent of the flats have already been booked,” Mr. Shetty said. Apart from the Mangalroeans, the company is eyeing people from Mumbai, Bangalore and the Non-Resident Indians.
35 floors 484 apartments, each floor 10+ apartments??

virtual tour i saw private pools are half above floor level and half below, so each floor height remains same. the one above floor's swimming pool comes down from ceiling..

35 floors 484 apartments, each floor 10+ apartments??
It has 184 apartments but 412 closed car parking units.484 is a mistake.

Amazing swimming pool and that too with a balcony Mangalore is really setting the trend for other tier two cities. Ajay if you remember guys commented about Mangalore having not so good buildings in comparison to its counterparts elsewhere(first page of mangalore projects theard),the same guys must now have a look at SKS planet,Raheja waterfront,Godrej avalon,Inland windsors etc etc they will be stunned.Mangalore has answered them befittingly.Mangalore has seen entry of national builders which is a great sign for an emerging mini metro,within 5 years we saw Int airport,huge apartments,biggest malls,concrete roads,industries etc etc,I wish those guys who commented stumble upon these lovely projects sometime now.

those guys who had commented on first page , had not been to mangalore and since it was the first page not many buildings wer displayed , mangalore then and now has some of the most beautiful buildings , mangaloreans mostly giv importance to beauty be it building or other things.

Total no. of floors in PLANET SKS

I was looking at the threads of other cities. Almost all of them are counting the basement ,Ground and other floors to determine the total number of floors in the building. Is that the norm?

In that case SKS PLANET IS A 40 STORIED STRUCTURE as it has 4 basements ,one ground and 35 floors above it.

Whether honeymoon suite is available on top?

whether planet sks has service apartments? imagin having honeymoon @ such a h8 wid swimpingool & al & sceneic surounding. can d city center mall movie hall b used for wedding? imagin marrying a m'lore mal @a malamal mall & then having honeymoon on d top of a building touching moon wid d honey.

This meant the built up area could not exceed the figure arrived after multiplying the total land available for development by 2.5.

The proposed building is planned on a 16,000 square foot of land. According to the corporation's calculation, the project could not have more than 25 floors given the FAR of 2.5.

The official said any further construction of the floors would be permitted only when the developer goes for the premium FAR. The Zoning Regulations defines premium FAR as the additional FAR permitted after collecting additional fees. “The developer is yet to pay for the premium FAR fees,” the official said. The corporation has thus limited the total floors to 25.

This Rs. 150-crore building will be coming up on 4.25 acres of land off National Highway No. 17 and close to the Kadari Park. The developer has announced plans to build 35-storeyed 375-foot building that would have 484 three-bedroom and four-bedroom units. The first 25 floors of the Planet SKS would bet the three-bedroom flats, while the 26th to 35th floors would be four-bedroom flats with each of the floors having a ‘lap' pool. The developer has planned for a rooftop helipad.

‘Approved'

Spokesperson for the developer, who did not want to be named, said they had obtained permission to build 35 floors. With regard to corporation's stipulation, the spokesperson said they were awaiting clarification from the Urban Development Department about various aspects mentioned in the revised Zonal Regulations, including about the premium FAR.

“These clarifications are likely to come shortly. We will go ahead as per our original plan,” the spokesperson said.


The project is almost fully booked!
Which one is the best option premium FAR or purchasing more land? I think enough vacant land is available surrounding this site.

I count number of floors on this scale model
I counted 37 in the orange line stretch.... there must be atleast 2 floors in blue line.... So, it becomes close to 40 floors!!
Need experts advice here to clarify my doubts.

Wow 40 floors,this highrise is going to be awesome,just imagine what will be the view from the top most floor of this highrise
Mangalore already started attracting highrises upto 40 floors,and raheja group planning for 45 floors and i bet within a year from now one of the top group builders will plan 60 floors highrise in mangalore
