I LOVE Kansas City, MO KC,KS is just sad. It reminds me of the image of East Berlin and West Berlin. A well kept city on one side and a dilapidated city on the other side, all that is missing is a wall.

I love P&L Building but its pretty obvious after 7 or more decades they aren't going to build the other half. It's so hidious looking at it from the west. A mural of some sort would help or windows even. Though I'm not sure if the structure would even be able to accommodate windows on that side.

Most American cities today do not have as much pedestrian activity as say Italian cities, but that isn’t to say American cities are deserted, just different.
Though, as downtowns get revitalized, more and more pedestrians are coming to our cities.

KCMO is very nice. Downtown, Crown Center, and the Plaza are all very 'urban.' And to be honest, the Plaza is one of the nicest areas of any city I've ever visited. What the KC really needs--and it seems that they are working on this--is more residential activity downtown. The worst part of the urban core, in my opinion, is the Crossroads area, which you can see in this picture:



The low-rise brick buildings are ugly, and it's a terrible area to drive through. They need to look at a serious redevelopment of that area.

KCK is quite a sad city, though the Village West development has been hugely successful. I think they've brought in about $2 billion in investment there through STAR bonds. And then there is Johnson County on the Kansas side as well, where nearly 600,000 people reside in one of the wealthiest counties in the country. It'd be nice if more of that money made it way into the urban core.

I like the crossroads area, the ghetto east of that area is where the redevelpment is seriously needed.

You're right. It scares me just to drive in that area.

I think the convention hotel proposal is nice and would certainly add to the skyline. It looks like it'd be slightly taller than 1201 Walnut.

Kansas city has a very nice skyline for it's size in my opinion. It would be better though if the power and light building didn't have that huge wall of nothingness (I'm assuming that's where the elevators are). It's kind of like a black hole in the night time skyline.

For the buildings themselves, that can be subjective as they are a good remnant of pre-Depression architecture. It is interesting seeing some of them up close to examine artifacts left behind from old advertisements on the exterior walls. Rather than destroying outright, it is best to refurbish the structures, as has been done. Also, since that area has been designated as an art district, any new development will tend not to be high rise (10 stories max).
However, all of those parking lots could definitely be filled in with development (at least condense a couple lots into garages), and the sidewalks should be improved to accommodate pedestrians more, especially for First Fridays.
Fortunately that picture is slightly out of date, as the Kaufman Center for the Performing Arts is nearing completion.

That was a product of the Depression. Originally, the P&L Building was to be built with twin spires, but since money ran out, they had to make due with the east half of the building. That could easily be remedied with another building at the side or a creative piece of artwork along the wall.

I'm not sure if you are looking at the same picture I had responded to. Theres currently a parking lot to the west of P&L tower and the proposed hotel will be built on the lot. So yea... I'd say thats infill, if it were 5 stories or 50 stories.. infill
