Scraping the deep blue African sky with 139 metres of stunningly stylish steel and glass, Portside claims a prime location in the heart of Cape Town's thriving Foreshore financial district. Directly adjacent, as its name suggests, to the continent's most popular working seaport and waterfront complex, this state-of-the-art structure will boast 52 500 m2 of prime office space. The project is a joint initiative between Old Mutual and FirstRand Bank. Old Mutual will offer 25 000m2 of prime space for leasing to corporate and retail tenants. The building will also become the provincial headquarters for the 3 divisions of FirstRand Bank, namely FNB, RMB and Wesbank.

In addition, it is close to the Cape Town International Convention Centre, boasts excellent access to major highways, bus and train terminals, and is a mere 20 minutes away from Cape Town International Airport.

This is a change from the older scheme designed by Louis Karol Architects. DHK Architects are now at the helm, with Louis Karol assisting them. The tower is still under design, with the final renders to be released mid-December 2011.

The architects have released a preliminary render giving an idea of the shape of the tower.

Apparently they're going for a "flush glazed, fully unitized aluminium glazing system" in some sort of pin-strip pattern for the façade.

Upon completion, Portside will be the tallest building in the city.

Good progress is being made overall.

They have reached the “final excavation level” over the tower block section and core base. The big hole in picture (just off-centre to the right) is actually the hole for the massive main core base which is going to be approximately 700m3 of concrete. The lateral support is progressing well and they seem to be on programme for a mid-November handover to the main contractor.

The main challenge ahead is to blast, excavate and install the lateral support to the left side of the site, which isn’t as critical but still needs to be complete by early Jan 2012 but judging by their progress this shouldn’t be a problem. There has been very little water encountered, much less than expected at the tender stage, which has helped, and the rock has not been overly difficult to blast and excavate.

The base of the tower seems to be more in the middle of the site, and not more towards the Buitengacht corner. Hopefully the new renders (when it finally arrives) will confirm this.
