this one is not my favorite. i feel like its an inefficient and even ugly design. and i feel like it should have at least one of those (efficiency or aesthetically pleasing)

This design won't be built. The Port Authority always waits until the absolute peak of every business cycle to select a developer and a design, then the market crashes and the project is abandoned. Hopefully, during the next upturn they'll act sooner and select a better design.

At the Port Authority's Tuesday board meeting, Vornado, in a partnership with Lawrence Ruben, was given another extension on its exclusive development agreement with the Port Authority, bringing the next expiration date to August 2011.

The Port Authority first gave Vornado an extension in 2008 on the 1.3 million-square-foot tower, a time by which the agency had hoped to be moving forward on the projcet, which was to bring it $500 million.

But the lack of a tenant and any real prospect of developing the building pushed the deal off. At one point, the Port Authority had hoped to get Vornado to agree to invest in the retail at the terminal, but that apparently did not come to fruition. In the deal announced Tuesday, Vornado would manage the retail for a fee. In exchange, the agency said, it would extend Vornado's development option.

From the language of the resolution approved Tuesday by the board:

In exchange for 20X Square's participation as the retail manager, the Port Authority would extend the North Wing exclusivity period for the development of an office tower. Since the execution of the Exclusivity Agreement, 20X Square has developed a familiarity with the PABT and its operations, and would therefore need less time to move forward with the air rights development project when the real estate market recovers.

The building planned for the site was to be a Richard Rogers-designed slender office tower, with a skylobby over the bus terminal and elevators on the exterior of the building, not in the center (Mr. Roth has said this would provide the benefit of a large open floorplate).

i don't like the current design at all if you ask me. "fortunately" this tower is still in the proposal stage, things can change.

the design itself makes my face hurt to this day. And it Time Sq where every skyscraper is of a crazy design. This just isn't cutting it for me

But the deal has been called off at least once and postponed at least once because of economic conditions. The last extension was granted in 2010, and it is unclear if the Port would be willing to grant another. A Port Authority spokesman didn’t have an immediate comment.

A Vornado spokeswoman declined to comment, and the name of the Chinese investor couldn’t be learned.

Vornado was certainly not the only developer to postpone projects in the recession. Boston Properties shelved two office buildings in recent years. However, sources say it will resume building the tower on West 55th Street if the deal it reached with law firm Morrison & Foerster to serve as an anchor tenant becomes final.

Yet, building a tower without an anchor is a risky move, especially since a tenant looking for brand new space near the bus terminal could move into 11 Times Square, which is more than half empty. Law firm Proskauer Rose has leased 400,000 square feet in the 1.1 million-square-foot tower. Moreover, there would still be room in Boston Properties’ building if it went ahead, and at least two new office buildings are rising on the World Trade Center site.

Well it's okay it's not as bad as it could have been but also could have been a lot better. It looks like it could be good in real life. But thats big "IF" at least.

I never saw this tower from the south facade. It's quite nice and complements the mechanical-type facade of the NY Times Tower.



The bottom rendering by the masterful STR omitted the south elevator bank that runs vertically down the south facade.

It's funny, with it's facade the NY Times building looks taller than it is. I hate fake roofs.

Looks ike he developers have a 1 month deadline to lock down a deal that requires additional funding from the Port Authority so it could be a cliff-hanger!

This will be a great addition to the NY skyline. The building up of the west side has really helped the midtown skyline a lot.

Their render doesn't show much of a spire. Of course they could add a beefier one and surpass the NYT Tower...




btw, the new video screen around the base is pretty cool!

Your making it real hard to look past your comments. Tell me what is a fake roof? The Times Tower was meant to look incomplete at the top. The way the curtain wall extends the way it does.

I still think they should redesign this building.
