GroupM Considers Huge Lease to Anchor 3 WTC

"GroupM, the large advertising and media company, is in preliminary negotiations to anchor Three World Trade Center in a deal that would allow construction to begin on the planned 80-story office tower.

The potential lease, which is in early talks several sources said, appears to be the closest yet developer Silverstein Properties has come to realizing construction of the hulking 2.8 million-square-foot tower designed by the Pritzker-winning architect Richard Rodgers.

The lease would be about 550,000 square feet in size, several sources say, a large enough commitment to qualify the project for up to $600 million in public benefits in the form of a mix of equity and loan guarantees from the city, state and Port Authority. That agreement for public financial backing was struck in a 2010 deal between Silverstein and the Port Authority and requires Silverstein to contribute $300 million in equity into the tower, pre-lease at least 400,000 square feet of its space and repay the building’s government backers before extracting any profits.

Silverstein has already moved forward with Four World Trade Center, a roughly two million-square foot-office tower next door that also received a public backstop from the Port Authority as well as hundreds of thousands of square feet of leasing commitments from both the authority and the city – commitments that allowed the building to receive construction financing and proceed with construction..."

My personal favorite WTC tower now has a legitmate shot at getting built to full height. Great news not only for 3WTC but for the eventual re-starting of 2WTC since this future lease signing will bring more attention to other businesses to the WTC site.

Not only this, 2 WTC needs tower 3 to be leased until it has a chance to grow So good news for both towers. And I really hope that the situation improves steadily when the site is looking less like a construction site with more and more parts finished.

2 WTC won't start construction until the Transit Hub is finished and 3WTC is fully leased.

Only then will other companies be enticed to move to 2 WTC. 3 WTC will be completed by 2016.

I say a 2016 start date for construction of 2 WTC and finishing by 2020.

Agree, that's quite pessimistic. For me this would be just the worst case. A start in 2013-2014 is more realistic i would say.

Yeah, thats why I said a 2016 start date for 2 WTC construction.

Hudson Yards is cheaper and its midtown. So the great selling point for 2 WTC will be the Transit Hub. And that will only become a reality when the Transit Hub is completed.

Well, isn't there a "push" to get it all done before 2018 (considering the timing of the new re-zoning around mid-town)? Seems to me they didn't pick that date arbitrarily. They obviously think most of the projects in the Hudson Yards/World Trade Center would be nearing completion by then.

The Transit Hub is not that great of a selling point. It's a plus, for sure, but compared to Penn and Grand Central, this hub will see a lot less commuters (like hundreds of thousands less), so it will benefit a relatively small group (mainly those coming from NJ)

Everything is going great with skyscrapers in new york
sad part is that a good enough number of new yorkers are rude enough to where my parents might not be taking me to new york for some time
last time and only time I visitied new york was the end of august 2012
but back on topic, I wanna see some october update pics
