These are still difficult times. It's definitelly better than a few years ago, but the office market is still a bit sleepy

Sooner or later a tenant will be found, however the government, which has agreed to give Larry several hundred million dollars for the tower has requested that he leases at least 400 000 square feet of the tower before he can get this aid. The reason for this was that the government wants to ensure that it will get its share of the profit this building will make soon enough

the price needs to be right.

there are cheaper alternatives available in better areas of the city, like midtown.

I can think of 1.5mm sqft of space that has topped out in the past 6 months outside of WTC.

Didn't it take many years for Empire State building to be fully occupied? I've heard it had the nickname "Empty State Building" clinging on to it for a long time.

Granted, the 30's wasn't the best decade in terms of economy, but ESB certainly repaid the investment later.

The new M1280 is huge! It looks like the boom can easily reach Tower Three's construction area. But it will not be helping out since only the base is being built, correct? And the fact that there are multiple cranes helping already adds to the matter?

Yup, it still is, however if by the time the podium is finished no tenant will be found it'll go on hold.

The current plan calls to hold construction for an indefinite period of time until the tower has gained enough tenants to allow construction of the rest of the tower to proceed. What you see here is as tall as tower 3 is going to get until we get that news. (Which we hope will happen soon - but who knows.)

So, they will finish this part of the podium, which is needed in order to get the transportation hub up and running. (Underground utilities, pedestrian connections, underground roads, retail spaces, etc.)

Any additional vertical progress is contingent on space being leased.
