it was never a rumor that hes close to signing a deal..the rumor was that he already had..either way he will soon

I'd say they are not false, but I think that Larry Silverstein and his people are busy selling their almost complete 4th tower before they will go to market the 3rd. It is just a more prudent business strategy to lease at least 65% of the existing tower before moving to the next one which is nowhere ready for anything. In our day and age with all this uncertainty on the market and economy, no one is rushing into new commitments without ironclad profits at hand.

"The National Average Terms of office and industrial leases signed in the second quarter of 2009 were the shortest of the decade at 52.3 months for office leases and 43.4 months for industrial leases. Of course, it may be a completely different matter for leasing multiple floors of Grade A space in new skyscapers in NYC. And I assume the term "anchor tenant" refers to special agreements not only regarding square footage but also the length of the lease. But it would be nowhere near 99 years I'm sure.

The building isn't growing but there is still interior work going on in the podium. According to Larry's plan the podium will be normally completed even without a tenant

Thanks man, your always good at providing help. One more question though cause I dont think I put it across well. What is happening with the site? Will the other buildings go up or they delaying them or having design issues? And is it over a number of different sites unlike the old WTC?

Well, 1WTC, 4WTC and the transportation hub will be built without any obstacles. However unless anchor tenants are found 3WTC will be built only as a podium and 2 WTC will be built only to street level. 2WTC already has reached street level and is on hold now. They want to lease at least 400 000 square feet of towers 2 and 3 before they are willing to let them continue rising. At first they will put tenants into 3WTC, 2 WTC comes after it

As to the site, it is the same site of the old WTC but the buildings are not on the same spot where the Twin Towers were. Here is a diagram of the site:

The reality of the situation here is as it should have been from the start, in my opinion. That is, the towers are being built sequentially. If they had told everyone from the start that this is how it would go down, there would be less negative press surrounding 2 & 3WTC. But I don't think even Larry thought it would have taken this long. Keep in mind the whole shabang was designed well before the global financial crisis.
