The fourth World Trade Center (WTC) tower is once again rising on the east side of the site. The 80-story 3 WTC, where excavation began in 2008, is now funded and is expected to open in 2017. Developer Silverstein Properties announced the project's continuation on December 23rd, stating that GroupM -- a major media-investment management group -- signed a 20-year lease for approximately 516,000 square feet office space. The firm will occupy nine floors at the base of the 1,170-foot-tall tower, located at 175 Greenwich Street, between the restored Dey Street and the new Cortlandt Way.

With the lease, Silverstein was able to fulfill its commitment to sign a major tenant in the building, and secure financing to complete the project. GroupM becomes the first tenant to lease space in 3 WTC, and plans to consolidate its 2,400 employees from several Midtown locations. Award-winning architect Richard Rogers of firm Rogers Stirk Harbour and Partners designed the gleaming new 3 WTC, which features floor-to-ceiling glass, and column-free interior corners to create an open workspace environment. The tower also is expected to earn LEED-certified gold status for its sustainable design, construction, operation, and other building features.

The initial phase of 3 WTC construction brought its lower "podium" up to seven stories in late 2012, with crews from Tishman Construction installing mechanical, electrical, and plumbing systems since then, as well as installing its glass curtain wall.

The tower consists of a reinforced concrete core with steel structure outside the core, and is clad in an external structural-steel frame. Once completed, it will house 2.5 million square feet of high-tech office space spread over 58 office floors, as well as 183,000 square feet of retail, and tie into the WTC Transportation Hub complex that leads to 11 subway lines and the PATH WTC station.

The north and east sides still need to be done. Oddly enough, those needed repainting more than the two they just completed.

It will have three terraces. The one on the podium roof, and the two on each setback. But i donīt know how they will use this open space.

Also, the materials on this building seem to be top notch judged by those late pictures above. The real thing will surely trump itīs renders.

I can't believe we're one step closer to seeing the whole complex completed...

The day 2 WTC gets the final go will truly be one of the most joyous in SSC history. At least for the NY/USA contingent.

At least we know now that 2WTC will be the final tower to rise.

Saving the best to last in my opinion. Not just individually but within the scope of the whole WTC site. 2WTC ties the whole thing together, the towers, the museum, the memorial. It's the cornerstone of the whole masterplan and I'm glad 3WTC is going up sooner. So every tower gets its moment to shine.

I think 3WTC is a sleeper on this site just like 4WTC was. Last time I was down there I took a good look at the base and its cladding and I couldn't help but think how amazing this thing is gonna look when it's finished. The dark panels along with those metal frames reaching all the way to the top on all 4 corners is gonna look amazing; it's my second favorite after 2WTC.

First time I've ever heard of a Richard Rogers building described as a "sleeper". Usually it's a show-stopper.
