Does anyone know when steel will arrive to build the actual podium? I'm confident they are going to go all the way with this one though, hopefully Larry pulls through for us! One building(2WTC) being on hold is better then two! Although it would obviously be nice to have the, all up=]

Despite the recent news of Chadbourne falling through at 1WTC, 7WTC has just inked some new deals. Now 100% leased. Good news for the rest of the towers.


2 new tenants bring 7 WTC to full


One tech firm that had aimed for midtown south and a nonprofit whose lease nearby was nearly up will take a total of 12,400 square feet on the 46th floor.

All the WTC's have relatively conservative designs with an immense amount of area on every floor, and their location is ridiculously convenient, why aren't people inking contracts?

Podium steel is scheduled to be delivered in May.

Because it's all still one big construction zone. And will be for the foreseeable future. Remember 7WTC didn't sign its first lease till six months after its completion. I'm optimistic T3 will get an anchor tenant this year or next, but it and 4WTC likely won't fill up for many years to come.

And you hate to think or admit it, but this is a site that's been attacked twice. Plenty of companies have looked past that point and moved to the WTC (just looked at 7WTC), but it's certainly keeping some companies away. Whether they'll admit it or not.

The leasing environment has been really poor this year in NYC. Morgan Stanley finally converted their 800,000 sq ft sublet at 1 New York Plaza to a proper lease with an option for 300k sq ft more. That's 1.1 million sq ft that won't be taken at WTC. Another big obstacle is Brookfield's World Financial Center which is in renovations and has tons of available office space for a major tennant. Elsewhere, few leases of size have been signed. It's because the banks and financials have cut back on staffs and European banks are pulling back to preserve capital. Unless and until the financial sector begins to expand, you can expect sluggish activity at WTC.

Steel for the Hub's oculus will be above ground. More of the memorial plaza finished. The VSC/Liberty park steel work should be done. The site will look much more attractive to tenants. By late 2013 even more areas will be finished.

2012 could be a slow year, but as long as the work continues, that's the important thing.

The biggest reason the WTC is having trouble leasing out space is because Related is offering cheaper rents at the Hudson Yards.

Plenty of demand from non financial firms. You can add Chadbourne and Park and their 300K, and Milbank for 250K to the list too, but take off Morgan Stanley.

Are there any renders for T3 & T2 with them showing the buildings completed (stumps) before they become supertalls? I haven't seen any. Just wondering.

Fantastic building, this 3WTC. Sorry if it has been mentioned before (not a regular NY thread visitor): seems final height of the tower has been amended several times. So final height (according to thread) is now 383m? What will that be to the roof?
