True. I was watching the news last night, and there was an employer of some manufacturing plant that wasn't hiring because he didn't know how much he would end up having to pay in taxes, all going back to the curring bickering in congress over who will pay for what. Heck I'll be suprised if that reduction in intrest rates for college loans goes through somehow.

You also can't discount the fact that most major companies prefer to be in Midtown because it has better transit, Penn Station and Grand Central, in addition to what was already mentioned.

The law firm Chadbourne & Park had a preliminary deal with the Port Authority to take about 300,000 sf at 1 WTC but their board vetoed the deal because they wanted to stay in Midtown.

Isn't the station that is part of the WTC development going to greatly improve transit in downtown?

It will, but the new WTC Transit Hall will still only serve NYC Subway lines and the Path. While Penn Station has access to the Subway, the Path, Amtrak, LIRR, NJT, etc. Plus Grand Central has access to the Subway, LIRR, MetroNorth, etc.

Why 3WTC can't be residential? This question can't be easier.

People work -> people get dirty -> people need to take a shower -> people need bathroom for taking a shower -> residential building -> a lot of bathrooms -> pipes -> office buildings don't have built in pipes for hundreds of bathrooms and kitchens.
