Silverstein is leasing Tower 3, the best part comes at the end.

You explain why T3 can't be converted into apartments, but let me offer another significant reason why we aren't getting housing built on the WTC site.

The reason these towers aren't apartments is because NYC didn't lose residential buildings when the Twin Towers were destroyed. We lost OFFICE buildings. Office buildings are significantly more valuable than apartment or condo buildings. Office buildings provide jobs, commerce, industry, and economic production. A city like NY will always build new housing. But what separates it from others is its 400 million square feet of office stock. Even with the completion of a few new office buildings since 9/11 NYC still hasn't recouped its losses.

We're building office buildings on the WTC site because it is about rebuilding our economic base.

I see, well, thank you for the info. I'm not very experienced in details on how the real estate market works

The Port Authority isn't having any residential at WTC. Even the vastly altered and reduced 5WTC site will be offices. Silverstein may begin building 99 Church St. sometime in the next 2 years which is residential and close to the site. He has no interest in cannibalizing his own projects!

I have heard that this building shorted up to 100 feet. Is that true?
Why then? Demand?, costs?

WTC shops set to open in 2015

Quote:
The first retail stores at the World Trade Center site could open for business by March 2015, Australian mall operator Westfield announced yesterday. Westfield, which has a 50 percent stake in the WTC site’s retail space, said the first retailers will be announced in the first half of next year. The openings would come more than 13 years after the destruction of the World Trade Center towers.

Peter Lowy, Westfield’s co-chief executive, said he expects a collection of upscale food shops, U.S. and international retailers and a “very good” supermarket to become tenants. Westfield unveiled images of what the new retail spaces may look like at the ICSC retail conference in Las Vegas.

There will be 352,000 square feet of above-ground retail spread across three floors, and two underground levels. The above-ground retail will be housed in 4 World Trade Center, which is under construction, and inside 3 World Trade Center, which is still in the planning stage. Most of the retail will be inside the Transportation Hub, a central stop for several train lines.
I'm wondering what will be done at 2WTC. That's a significant base for retailers.

I doubt anything above ground. But there maybe room for shops to open in the below grade floors.
