Though the cooling towers on the buildings are way too small in your vid. In reality they should be large and reach to the tip of the parapet

Fantastic render!

Here's a cameo shot of 2 WTC from yesterday... as you can see, no progress recently (it's the stump at the very bottom of the picture). Very sad as this is my favorite, but hopefully construction will continue shortly...

Honestly, you all need to realize, that until they find a tenant, it won't get built. So if that means that they find a tenant in 2090 when you, me, Silverstine, etc are dead, it will be built then. Imagine building a tower with nobody in it. Nobody to open it for?
Like getting a car, without driving it.

2090? That's assuming a tenant for any highrise couldn't be found for another 80 years. I have a strong suspicion that more towers will be built in Manhattan in that time, including this one. It's going up sooner or later.

There are no other major office buildings planned for Lower Manhattan. And many existing buildings have been or are being converted to residential. WTC is the only game in this area for new build office space.

Mmm. Good point. I neglected to acknowledge that lower Manhattan isn't exactly in a building boom as far as commercial office space is concerned.

Too bad if you ask me.2 WTC is by far my favorite design of this cluster. I sure do hope it reaches completion.

My opinion is that there is a lot of money spent in the foundations and completed basement levels. This will generate ZERO income as it stands and they know this well. The people involved are only thinking now of how much money they can make in the future, so: The sooner they build it and can have rental income, it is better than throwing all those millions at the project with no chance of making some money. They only need that initial big tennant to continue. Anyone running one of the big firms needing office space should jump on this, when looking at the gap in the skyline, and the fact that contributing to a finished WTC is very patriotic. With all that said, it's time to move this back to the proposed section....sad

And additionaly, 2WTC and 3WTC have something which the WFC and other LM office competitors don't have and that are trading floors. Also, with the new transportation hub, transportation to and from the WTC will be very well developed from what I know. Together with the prestige of the WTC name I think these buildings are a natural choice for large firms. I'd say they're just waiting to see if the prices won't drop a bit

True, but I don't think patriotism will be a factor when there is a significant price difference between WTC and Hudson Yards for example.
It may when the prices were more or less similar.

Patriotism is one 'advertising' that a company could use to get business. "Hey did you hear that XXXXXX Company is the reason they are going to build 2WTC!" Which can lead to word of mouth business and MY business....

June architectural billings figures were released yesterday; the numbers were down significantly. The index is a leading indicator for commercial real estate projects, anticipating forward activity by some twelve to eighteen months. It suggests that - at least nationally - CRE prospects are not good. I don't have access to a breakout of NYC.

Nonetheless, a reversal of that index would encourage easier financial support for these towers and motivate prospective tenants to sign. Something to watch, then, for signs and portents.

That's really not surprising for a national index like that be disappointing. The NY market is so different from the rest of the country though, it's hard to apply that as an indicator for NY. I expect things to be relatively slow between now and the election anyway.

And it's not so much patriotism, as it is the prestige of a WTC address. The WTC is a world renowned address, synonymous with NY, and was well before 9/11. When you say to someone, our offices are at the World Trade Center in NY, everyone knows where that is, vs someone saying we're at One Hudson Yards or something. There's a reason why a majority of the Twin Towers space was leased to international companies. They loved having that address and having the buildings they occupied be synonymous with NY.
