Why would 2WTC be worked on before 3WTC? I don't get it... Explain?

3 wtc's foundation was laid first.also,im the one who started the uproar about 2 wtc.and can you make a podium glass rendering for 1 and 3 wtc?

Unlike Tower 3, 2 is not getting its podium's mechanical floors, so it was needed to install all of these fans all over the footprint. Mobile crane came to manage extra equipment installation for fans.

Again, HVAC related for the hub. Port Authority asked permission to Silverstein Properties to work on the temporary fans at T2 for the hub.

Do not get excited until you see Silverstein folks working on site, which won't happen during an undefined time.

He doesn't actually.. tower 2 isn't even being thought about until 3 wtc, your acting like they will be canceled, worse case senario we have to wait longer, either way we have to wait for 2 wtc

back in 2011,he made a deal with the PA: he has until dec 2013 to find tenants for 2 and 3wtc or he will be forced to cap both of them but we still have time>

Let's end this.

Silverstein has until the end of the year to find tenants, if he doesn't, the buildings will be put offically on hold.

That doesn't mean the building will capped forever, it just temporary until a tenant is found.

n March, the Port, the city and Silverstein Properties reached an agreement on the development plan, ending a dispute that had dragged on for more than a year. The approved development plan calls for the construction of Tower 2 and Tower 3 to start immediately, although certain conditions must be met for completion. Among them: If Silverstein meets certain private market triggers, which include a 400,000-square-foot pre-lease condition and the raising of $300 million in equity, the Port Authority will provide a backstop so the construction of Tower 3 can continue. Tower 2 will be built to street level with flexibility to start construction of the office tower based on market demand.

There is also a cash trap, which ensures that the public stakeholders get paid back before Silverstein collects profits from net cash flows from Tower 3 and Tower 4; the latter is currently being built and will be completed in 2014.

The capital capacity impact of the plan is now projected to be $1.1 billion, instead of $1.3 billion, through 2016. The higher amount is based on a “worst-case” assumption that the entire $200 million Port Authority Tower 3 backstop would be drawn down should that tower be built above the podium level, according to the Port Authority.

"The cash trap is for the purposes of making sure Mr. Silverstein is not prematurely benefiting from the buildings as they start to perform," said Port Authority Executive Director Chris Ward during the meeting.

That deadline is meant for the amount of time that Larry has to get companies to lease floor space in Tower 3. That deadline has nothing to do with Tower 2 being cancelled... it will just be put temporarily on hold until a company leases a certain amount of space in Tower 3 so then the lease space will move to Tower 2. This Tower is in no way being cancelled though, so why would we be screwed?

but whenever I see the new renders, 3wtc is a podium and 2wtc is missing

That's because it's basically the same elevation as the rest of the plaza and will remain such until it starts rising. There has been no discussion anywhere by anyone about canceling 2 WTC!!

Tower 2 isn't going to be cancelled. We just need to be a little more patient. Larry will get a tenant, but I wouldn't expect Tower 2 to rise anytime soon, we need a major tenant for Tower 3. So can we stop the immature nonsense?

Silverstein has interested parties for Tower 3 but those negotiations can be difficult, considering all the parties involved and in the present environment, there's no rush for office tennants to sign. Tower 2 is up against all the empty space across the street at Brookfield Place (formerly WFC). When construction on new retail wraps up there, I expect numerous leases to be signed. Remember that the entire area is a huge *inconvenient* construction site. Tennants don't like having their employees navigate noisy, barrier laden streets to get to work. Unlike residential developments where buyers pay well ahead of completion, office tennants prefer to sign at, after or near completion unless it's built to suit them. The original WTC went that way 40 years ago, these towers will be no different. The other issue for Tower 2 is the timeframe for delivery. An anchor tennant whose current lease expires in 2018 or after may be inclined to make the jump. That gives them and Silverstein several years to hammer out the details. That also makes 2013 too premature in what is already a very sluggish market overall.
