Skadden, Arps, Slate, Meagher & Flom, which shares the Durst Organization‚€™s game-changing 4 Times Square with Condť Nast, has its eye on newer pastures when its lease expires in 2020.

It sounds like a long way off ‚€” but planning takes that long when a company is weighing a move to new towers that won‚€™t be finished for several years.
Skadden Arps, we‚€™re told, has sent out a request for proposals for around 450,000 square feet to Larry Silverstein and Brookfield Properties, among others.

Silverstein, of course, is developing three World Trade Center towers, including the completed 4 WTC, which is still seeking its first private-sector tenant.
Brookfield is itching to start building at Manhattan West, its five-acre site between Ninth and Tenth avenues in the West 30s.

An exit by Skadden Arps would mark a turning of the page in its neighborhood‚€™s commercial history.

Although 4 Times Square is often called the ‚€œCondť Nast building,‚€ it‚€™s been as much the ‚€œSkadden Arps building‚€ since Douglas Durst in 1999 opened the tower, which first established the ‚€œnew Times Square‚€ as a prime office district.
Of course, Skadden Arps, which also has space at 1440 Broadway, might well be using the RFP to wrest more favorable renewal terms from Durst.
The powerful corporate law firm will soon be 4 Times Square‚€™s only office tenant, once Condť Nast moves to the Port Authority‚€™s and Durst‚€™s 1 WTC early next year.

Asked to comment on Skadden‚€™s RFP, Durst rep Jordan Barowitz said, ‚€œThey are doing their due diligence, and if they are interested in new construction they have to begin that process now.‚€

Reps for both Brookfield and Silverstein declined to comment.
Skadden Arps‚€™ broker, Jones Lang LaSalle New York president Peter Riguardi, was traveling and could not be reached by press time.

Skadden Arps is probably the most prestigious corporate law firm in NYC. They will definitely be looking for classy digs.

Well, they're one of a few. Wachtell is undoubtedly and incontrovertibly the most prestigious law firm in NYC, and Skadden is about on par in prestige with Cravath, Sullivan & Cromwell, Davis Polk and Simpson Thacher, at least. But they are huge, larger attorney headcount I think than any of those other firms in NYC and much larger presence outside of NYC.

More importantly, Conde Nast is divorcing them and moving to 1 WTC (they currently share a building and all of its plush amenities), so it's no surprise Skadden is looking elsewhere.

Contracts has already been giving out for landscape work around WTC2 a while ago. They still want this area to look good until WTC2 will restart construction which might be a very long time.

They're very likely to move, but primarily in order to reduce their footprint. White & Case's lawyer headcount in NYC is far down from what it was in 2007, and at one point anyway they had entire floors that were literally completely dark and shuttered but they were unable to sublease them because the commercial market was weak. They had the largest layoffs in the legal industry during the downturn.

Why? I can't think of a more evil company in the world than Newscorp. With any luck the entire company will collapse and be forgotten by time.

How about a positive force for good anchors 2WTC, instead of literally Sauron.

No? Not Gazprom, Halliburton, or maybe any number of arms makers that actually profit off of destruction and death? I have worked for Twentieth Television for several years and found it to be one of the best employers around. News Corp. is a vast and diverse family of companies -- Fox News and the phone-hacking publications make up a small part of it.

They're one of a handful of companies best poised to anchor this great tower in the coming years and allow it to resume construction (which we all want). To categorize the whole corporation as "evil" and somehow not deserving of the privilege is narrow-minded and irrational.

Yes, actually. Sowers of discord occupy a lower, more painful circle of hell than murderers and opportunists, and it's for a reason. The organization is rotten to the core, and it's terrible that you've been led to believe otherwise.
