The quicker WTC3 rises, the better the prospect WTC2 gets built out relatively near term. It's a shame we have to wait because it really anchors the complex, I think along with the underrated WTC3... when it all gets built out the result will be iconic and really mark renewal and resolve for New York that will have a tremendous impact on the skyline.

THIS is the WTC tower I really am eager to see built. It's the most unique and the coolest of the site.

Gah, I always get my hopes up whenever this thread pops up but I'm always disappointed.

I do think it will be built eventually. More tenants are signing onto the other WTC complex so that's a positive sign.

If, as it appears, the PA's financing deal for 3 WTC falls apart, 2 WTC could rise before 3. The PA agreed to back 3 and that's why it was planned to rise first. If Larry is forced to finance both in the private markets, he'll have to wait until he gets a substantial tenant commitment (e.g., more than WPP's 500 sf). If a tenant like News Corp., for example, is interested in 2 WTC, rather than 3, that will rise first, assuming that the PA deal is muerto.

I highly doubt that's going to happen. 3WTC is much further along. Silverstein/PA have put far more money already into Tower 3 vs 2.

I doubt T2 is even on his radar until T4 and T3 are substantially filled.

I disagree. If News Corp expresses an interest in 2, it would rise first, the PA financing deal folds.

exactly! Should there be a tenant that prefers tower 2 over 3 and will be leasing enough space to trigger traditional financing then tower 2 rises first w/o a doubt. It would be asinine on the part of Silverstein to turn it down just because it's not getting help with the PA like Tower 3.

Since interest is picking up at the complex there could always be a possibility of both towers rising at the same time.

I'd say that has a 0.1% chance of happening. But I'd probably do cart wheels if it did happen.

I could imagine 3WTC finishing up and 2WTC restarting about the same time. But I just don't see a tenant forcing T2 over T3.

Saving 2WTC for last works out nicely since it is more isolated from the rest of the WTC site. I'd rather see everything else finished before work resuming on this one.

The fact that 2WTC is in the far NE corner was one of the reasons Silverstein wanted to do this tower after 7WTC while the rest of the site was still largely a hole in the ground. But Pataki wanted 1WTC opened before 2WTC.

I'm just curious... why would a tenant prefer 2WTC over 3WTC? Is it because of its beauty and architecture? Because I remember last year when potential 2WTC tenants picked some other building over Tower 2 that was short and ugly, according to some outraged forumers.

Could it be because of square footage or pricing? I'm pretty sure 2WTC has more square footage than 3WTC, but I'm not sure about pricing per square foot. And of course no single tenant can lease the whole building, right?

Hudson11 is right that there is an amount of publicity that goes into having your headquarters in an iconic tower, but the primary consideration will usually be a practical one.

If I recall correctly, the floorplates in the base of the tower are the largest in the WTC complex, and would be ideal for big trading floors. Can't speak as much to the specifics of the upper floors, but every company has its configuration needs (think about Google's open floorplan, for instance.) I'm certain one tower is better for certain types of layouts than the other.

The only progress here is installation of Transit Hub mechanical infrastructure. Nothing much to see.

This is an iconic tower. To be honest, sadly, although the other resi towers like Verre, Steinway, Equinox are nice, they are not blatantly iconic like this one in terms of how the average joe would see it. I hope this is built because it is a real design statement.
